Ask Cora Hey Cora: What can I do before the buyers inspector comes to my house? I mean, I am so glad the house is sold, but are there things that I can do to prepare for the inspector? Signed Inspectionphobia Dear Inspectionphobia: No need to fear at all. Below is a list of items that you can pre-check before that friendly inspector arrives. Biggest thing is, don’t try and hide anything! Best to get everything out there and then deal with it! This list was given to me by an inspector to help ease some of the anxiety of a seller…. here we go! General: Make sure that all utilities are turned on and access to clear to electrical panels, crawlspaces and attic spaces and garage walls. Remove or put pets in a secure area. It’s most likely that the buyers will come to the inspection, so have the house clean. Don’t leave dishes in the sink or pans in the oven. Unlock any doors to closets or rooms, especially those that house the mechanical systems – like furnace rooms or water heaters. Exterior: ❏ Make sure water drains away from the house by adding downspouts under gutters. ❏ Fix any loose shingles or nail pops on the roof ❏ Clean gutters and downspouts to prevent overflowing ❏ Check wood trim joints for softness and caulk ❏ Check all steps for loose bricks or wood and replace or secure as needed. ❏ Check all handrails for looseness and secure as needed ❏ If there is a deck, check for weathering wood ❏ Check for fallen insulation or wood debris lying on the ground under a deck or crawlspace. This creates a conductive environment for carpenter ants and rodents. (yuck) ❏ Check hose faucets to ensure they’re not loose or leaking. Garage: ❏ Check automatic reverse on garage doors. If it’s not working, get on line and see how to adjust for your make and model ❏ Move stored items away from the garage walls so that the inspector can view the foundation ❏ Check for damaged sheetrock adjoining the living space to ensure property fire rating. (and doors, pipes coming thru walls etc.) Interior ❏ Check all windows for opening, closing

Brought to you by and locking ❏ Check all windows for possible broken thermo seals/cracks. ❏ Check all outlets for loose, damaged or missing covers ❏ Check all doors for rubbing/sticking when opening and closing. Correct and adjust as needed. ❏ Check walls for holes from door handles etc. ❏ Check ceiling fans on all speeds for wobbling ❏ Check and replace all burned out light bulbs ❏ Consider getting carpets cleaned/restretched if needed. ❏ Check for and fix any holes/nail pops in walls/ceilings Kitchen and Bathrooms ❏ Fill all sink basins, drain them, then check for leaks. ❏ Check disposal and dishwasher for leaks ❏ Check cabinets for rubbing and ensure they are secure and they open and close properly ❏ Check that all burners and elements work on the stoves and oven, including self cleaning setting ❏ Check the counter/backsplash for any needed caulking ❏ Check for loose or cracked tiles, missing grout or missing tiles ❏ Check for cracks or loose/rocking toilets and tanks (they aren’t supposed to do that!) ❏ Check supply lines and toilet shut offs to ensure they flush properly ❏ Check faucets to ensure property hot and cold plumbing installation. (hot is left, cold is right) ❏ Check laundry connections for leaks ❏ Check water heater for leaks and corrosion ❏ Check for tripped or missing breakers. Heating ❏ Have your furnace, water heater and garage unit heater if applicable, serviced by a licensed heating contractor. Have any repairs made and keep your receipt? It’s also a good idea to have any regular service contracts written down so that you can give this information to the new buyer. They would also like any of the warranty and manuals that you have on the appliances and heating systems. Now see, that wasn’t so bad was it? Remember, if you’re thinking of buying or selling or know someone who is – have them give me a call! October 2019
