Ask Cora Hey Cora, I have lived in my house for about 10 years and I want to have a nice big shop built on it. How do I know that I will be able to sell this house after the shop is built and get my money back out of it. Signed, Man Cave Man! Dear Cave Man, well the truthful answer is, you don’t know! Here is the reality of it: It actually costs more to build the shop, than an appraiser will give you for its value. I know, I know, it’s hard to believe but it’s the same thing with airplane hangars. They cost much more to build, per square foot, than you can get for appraised value. You would think that just wouldn’t be right, but there is a price per square foot cost that they have to use for space that is not living space. Best thing to do? THE MATH! If you get a quote for someone to come and build you that wonderful shop and just to use round numbers, let’s say the shop is 30 x 50 that’s 1500 square feet, and let’s say it has those large overhead doors for big trucks and stuff. And this has space up and stairs up to it for storage. It has heat and is all finished inside. It costs $100,000 to build! But the most you can get for appraised value is $67,000! Schnikies Batman, that’s awful! But, are you going to live in the house for another 10 years? If so, you can get your value back out, you just have to wait. If you are going to sell in a year or two, you would most likely not get your money back out of it. Now, let’s take this a step further – let’s say you’re going to make an apartment upstairs in that shop! Ooh, now there’s an idea! This will get you some good value from that appraiser! Okay, so it has a living room, a little kitchen, a bedroom and a bathroom. All really nice and pretty. Great, I would stay there, it’s lovely! So here is how this works. Because this additional living space is not connected to the main part of your home, the price per square foot is calculated differently. And by differently I mean at a lower rate, bummer. But isn’t just about everyone looking for a great house, with a shop and a mother in law apartment? Yes, they are, really they are! But that doesn’t mean that you can sell your home with all that wonderfulness for what it cost you to create the loveliness and wonderfulness; The appraiser must be able to find the value! Yes, those wonderful appraisers, those Masters of the Market, Wranglers of Real Estate, just waiting to squash your home’s value! Well not really, first of all, you have to understand who the appraiser represents, we know it’s not the seller, and it’s not even the buyer, it’s the BANK! The bank or the mortgage company hires the appraiser to be their eyes and ears and even their nose! Bankers cannot see every property they loan on, but they have to be able to know the value so they don’t OVERLEND. This “third party”, the appraiser, has rules and guidelines that he/she must follow if the bank will accept their appraisal. It’s quite complex really. Appraisers must have years of education and experi-
Brought to you by ence to even become licensed, this is not a “wake up in the morning and decide to be an appraiser” kind of thing. Here is how this works, the appraiser must first find other homes that are near by and are similar in age and size and lot size to use for comparables. Usually at least 3. Then they give a value to the square footage, age of the house, size of the garage, lot size, location, amenities etc. The most weight of your value comes from square footage, then age. The older the house, the more price adjusting needs to be done. The other major factor is that appraisers MUST use homes that have sold and closed! They cannot be homes that are currently for sale or that are just currently under contract and have not actually closed yet. This means that appraisals are always a little behind the times. They can use these comparables from up to 12 months ago. Now most appraiser are very aware of a fast moving market, and when that happens, they try and use the most recent sales and may toss out some of the older sales, because they aren’t as relevant as the newer ones. This is a much more accurate way to see what the market is doing. The appraiser is also responsible for measuring the home. All the square footage of your home, upstairs and main floor, are all calculated at the same price, your garage, is calculated at a different price, not as living space, your mother in law apartment, is calculated at a different price per square foot from the garage and the main living space, because it’s not contiguous living space. Basements, unfinished and finished, different prices per square feet. Then they actually have to draw out your floor plan. Yup, that too is part of the appraisal. Once all these numbers all get shaken down, (I am not sure that is proper english) and the comparables or comps are all typed out nice and neat like, and all the photos are take of the “subject house”, the math is done, and you have yourself a number, an appraised value! This is all uploaded in a report to the bank and then the bank “approves” of the appraisers opinion! Even though the bank could be in FLORIDA and has no idea where our little MAT SU Valley even is, they still have to approve that the appraiser followed all the guidelines to come up with this price. It’s a process! That’s why it takes so long. Whew, how did I get off on that tangent! It’s like when I say to my dog “squirrel” and he runs off down a bunny trail - with me it’s “appraiser” and I run off on a tangent, but you have to know how these things work, or your investment might be at risk. Such a simple question; can I build a shop and get all my money back out of it? It depends, possibilities are good if you wait, don’t sell to quickly, just wait and enjoy that shop, you have a better change of getting your investment back.
