Hey Cora; Interest rates are bouncing all over the place and I am already qualified to $350,000. Exactly how much do rising rates really affect my ability to qualify for a loan? Worried about Interest Dear Worried: I can see where this would be a concern, because the rate REALLY does affect your ability to purchase. Especially if you are a little tight. Recently, I was speaking with Monica Barton of Academy Mortgage and she gave me some number to review on this very subject. Here is how the breakdown really works. Let’s say the interest rates is oscillating between 4.25 and 4.43 percent. Your payment (not including taxes and insurance) would be $1721.78. (By the time you add taxes and interest it would be more like $2005.00 per month) But if interest rises to 4.75 to 4.93 percent, your payment would increase approximately $100 per month, that’s just half of a percent. If it increases more to say 5.25 to 5.44 percent, you would be looking at an increase of about $210 per month. Jump up again to 5.75 or 5.95 percent and you an increase of over $320 bucks per month! Whooo, wheeee – that can kick you out. Basically, if rates increase by 2.5% it will increase your monthly payment by FIVE HUNDRED dollars per month. That’s a car payment or a nice vacation per year. Now, really, that’s a very high jump and we haven’t seen jumps like that for a very long time. But even if your payment goes up $100 per month, that’s $100 bucks that you aren’t spending on yourself or your family – you’re giving it to the bank – ouch! So, how do you fight that? Well you can’t, because the rates are attached to the bond market and, well, it’s not something we can change. But anytime there are changes in the bond market, mostly treasury bonds, there are going to be changes in the interest rates. When you hear on the news that the fed raised it rates, that’s not mortgage rates, that’s the rate that banks loan money to each other – Mortgage loans are mostly affected by treasury bonds. But you do have some control here. First of all, once you are qualified, you should start looking right away for a house and get that rate locked in. If the trend has been downward (which it has not been lately) you could wait, but just for a short time.

Here are some easy tips for you: 1) Once you have been prequalified, get on the ball and start looking. 2) When you find the right place and write the offer and have it accepted but the seller, talk with your lender, see what the trend looks like; if it’s wanting and waiting to rise, LOCK THE RATE! 3) Usually you can lock your rate for 45 to 60 days! 4) Remember, lenders don’t have a magic 8 ball to tell you what to do because, well, that just don’t work! Your lender won’t tell you what to do, but they can advise you. 5) If rates are fluctuating downward, it might be a good time to wait – but that’s risky. What about new construction? Yes, new construction is a little bit different, but you can still lock your loan. Because you are waiting for the house to be built, and it usually takes 4 to 5 months to build, you should have your lender run some scenarios for you on what your payment would look like if rates rise a point. That is a large jump for rates in a 6 month period, but who knows what will happen in an economy for the next 6 months. This way, you will be comfortable with a payment at a little higher interest rate if that were to happen. The bank will also let you pay to lock your rate longer. They do this because they are taking the risk for you. Sometimes it’s worth it – sometimes not. Again, watch the trends. This month, interest rates increased in early January, and then they dropped back down again, so they are kind of like earthquakes and aftershocks! You don’t know when they’re coming and when they do, they always catch you by surprise. I hope this helped.
