Ask Cora Hey Cora, I know it seems like we just did this, but there is a lot of new construction this year and I think I am ready to build something. What should I expect? Signed Ready for New Dear New: What can you expect: Well, expect higher prices this year than last. Covid has really been ugly with getting supplies here. Everything from lumber to refrigerators! Carpet to Sheetrock. It’s been a pain – which causes delays in construction. So a house that would take 4 months last year, will probably take 5 to 5 ½ months this year. Here are some questions to ask yourself to see if you are a candidate for new construction 1) Decision maker: Are you a decision maker? Sometimes, with new construction, you are asked to make quick decision about things. “Do you want lights going up the stairs, if so we have to do it today!” Your first question is “How much will it cost?” but then, you have to make the decision. Sometimes a spouse is better at decisions than you are. But if both of you have trouble making decision, new construction may not be for you. 2) Choices: Now, this kind of goes with decision making. Sometimes, spouses have the same tastes and ideas (actually this is very rare, but I wanted to sound positive!) and sometimes they don’t. You may want brushed nickel light fixtures and your spouse my want ‘rose gold!’ There are a ton of choices to make. Depending on what type of new construction you are going with, you could be choosing not only paint color, tile and cabinets, but faucets, exterior siding, trim depth, roof shingle and crown molding. So ‘are you good at decisions’ rears its ugly head again! Can you do it? 3) Visualizing: Are you good at visualizing, you know, can you look at something and flip it over in your head? Can you imagine how light will come through and how will the plan fit on the lot. Sometimes a plan will fit better on a lot if it’s flipped. I have found that if people have studied a plan for a while or if they have been inside a model home, if they decide to flip the plan, they have a hard time adjusting to that and may not like it when it’s all done. If you have to flip the plan, remember that it’s going to look different than what you have been envisioning. 4) Cost over runs: Well how can this happen, you ask, we have a contract. There are always things with new construction that have allowances. So let’s say that you have a lot that your grandfather left you and you want to have a contractor build a home on it for you. Great idea. The contractor does not really know that much about your lot. He can do test holes and make sure that it can accept a septic system and all but he has no way of knowing how deep that well is going to be. So he gives you a 100 foot well allowance. A well driller drills the well right past 100 feet and still no water. Now the well is costing you money right out of your pocket. At $40 per foot, this could add up quickly. Another 100 feet and water is flowing but you just spent an extra $4000 above the cost of the home. With new construction, its very difficult to go into contract with no money. You are going to want to have funds set aside for those kinds of extras and
Brought to you by overages. 5) Appliances: Not all appliances come with new construction. Washers, dryers, refrigerators (except built-in Sub-Zero type) are considered personal property! So lenders don’t like to have these items in the contract. These are things that you will have to purchase once you close on your house. 6) Financing Appliances and other things: So have you seen the price of refrigerators lately? I remember when that would by you a new car with a Landau roof, vinyl seating and power windows! Here are some things that you need to keep in mind with new construction: It’s a long process – 4 to 5 months! There are going to be things that you need during that time, however, you cannot do anything to your credit, don’t increase it! Don’t use it. Your long-term lending is based on your financial picture when you applied for the loan. Now, let’s say that you decide to order your appliances 3 months before the home is scheduled to be done because that’s how long they are taking right now, and you decide to use that wonderful ‘1 year no interest’ option and you open a new card! You just messed up your credit, you may not have done enough damage to kick you out of buying your new home, but my suggestion, don’t buy anything on credit without speaking with your loan office first. Nothing, nada…..don’t do it! 7) Scheduling: You all come to agreement on price, dates to finish, allowances, and a contract is written to build your new home. A couple weeks into the build and you notice that the foundation is in, but it has been weeks since it was finished – why aren’t the framers there? What happened? Why are they not working on my house! Well, scheduling is the bane of most builders’ existence, especially in Alaska. We have a labor shortage here; I should say a skilled labor shortage. Sometimes, the builder knows there is going to be a lag time. The concrete guys could have said, “hey I have an opening, I’ll get you in now” and the framers have to stick with their original date to start the work. Scheduling is a constant battle. You hired a builder to do it and work with it, let he or she do it! 8) Relationships: So, you meet the builder and you decide he’s an alright guy to work with (yes there are some wonderful female builders out there to, but I decided to use a guy for this example). Well on into the transaction you notice that this guy is kind of hot tempered with his subcontractors. He hasn’t taken anything out on you, and you are worried about talking to him about a potential problem. Well, that’s why you have a wonderful Realtor in your corner. Your Realtor will go to the builder and the builders Realtor and will professionally work out the problem for you. Using a Realtor can be very helpful when building a new home for many reasons, but I just ran out of room, so we will continue new construction next month!
