Ask Cora How much more can I afford to buy with these lower rates. Signed, Looking for Low Dear Low, well this is an interesting question because, first of all, yes when rates are down you can afford more house, but there are other factors involved in this too. Let’s pretend for a moment: Let’s say that you were qualified for a $250,000 home last year at this time, based on an interest rate of 4%. So, if your house payment would have been 1,195.00 principal and interest and your taxes around $281.25 per month at a mil rate of 13.5 and insurance about $55 per month, that would make your total payment $1531.25 per month. Okay, now put that on the sticky side of your brain for a moment, and we will move on to today. Today, you want to buy a $250,000 home and the interest rate is 2.75% because of your good credit (good job). Your principal and interest would be $1,021 (look at that, your payment is already $174 less!) and your taxes have increased. Now at a mil rate of 14.5, or $302.00, Schnikeys Batman, that’s a lot in just one year! Insurance went up a little bit too, but not much, $57.50. So, your total payment this year would be $1380.50. Still, you saved over $150 per month. Now you are thinking to yourself, “Aha! I am so smart because I waited and now, I am going to save all kinds of money – what an amazing person I am!” So, I will give you that, you are an amazing person, but there is a catch here – you cannot get the same house today for $250,000 that you could get last year. Meaning, home prices have increased, significantly. A $250,000 home last year would be a $267,500 house this year, maybe even more. Because of our lack of inventory – what happens? Come on people, this is economics 101….. supply and demand. If the supply is low and the demand is great... prices increase! There is another caveat to this as well. Builders have kind of had their hands tied because of materials not being available, thank you COVID 19! Lumber, sheetrock, plywood, appliances, roofing materials, it has all increased in pricing, again because of economics 101, and you wanted to skip that class. So, what do we do from here? We keep looking and you get educated on how to make your offer stand out in a crowd of offers. Homes in the $250,000 or less price ranges are in high demand right now, so if one comes on the market, you can bet your sweet bippie, (oh scheesh, I just showed my age!) that you aren’t the only one wanting that house. Here are a few tips to give yourself a better chance at being the one that gets the house in a multi offer. 1) Write a letter. Let the sellers know the plans for the house, what parts of it you love and how you intend to raise your family there – or create a wonderful environment for your

Now if you are going to tear it down because it’s ugly, and build a stunning monument unto yourself, I would skip the letter writing. 2) Keep it simple. If you have a bunch of “stuff ” in there, it gets complicated. I have one just recently that was in multi offer and the buyers had asked for too much on a bill of sale! It wasn’t even about the contract, it was about the bill of sale! So, keep it simple, don’t ask for too much, be “simple” on the home inspection, ask the sellers what they need to make this run smoother for them. Simple, simple. 3) Be reasonable on closing. I get it, I understand, you want to get into that new home asap. But people have to pack and say goodbye and then pack some more. And your loan has to be processed too and it takes time. Just slow the roll and allow the process to commence. Right now, it’s taking 45 to 60 days to close – yup, with all our modern technology, it still takes that long to close. There are two reasons for that, and I am sure you know what one is – COVID, and the other, is interest rates. Now, why do low rates mean that I cannot close my loan in 30 days you ask? Because of the demand. We only have so many appraisers, loan originators, and loan processors. There are only so many title officers and escrow agents. When we have super low rates like this, there are a flood of people that jump in the proverbial pool to take advantage of lowering their payments. This means that appraiser, title and banks and mortgage companies are all called upon to process these new loans. Even if you are not taking cash or equity out of your home, you still have to follow the process. So, what does COVID have to do with this? Well, many people are working from home, and that process isn’t always so smooth. Take it from me, when I work from home, my feline co-workers, Debbie and Linda, are a pain! They want to bathe on my keyboard and have slapping matches behind my monitor! It’s just different and sometimes, not as productive. So, what did we learn today, 1) you should not have skipped economics 2) your payments will be less, but you won’t get as much house for the same money 3) You will probably be in competing offers 4) Keep your offer simple 5) understand closing dates. Let’s not throw away anymore money renting, you can afford to buy something. Let’s do this!
