Hey Cora: So, I have heard that I should apply for FEMA for earthquake damage even though I don’t see any damage. Is that right? Signed Shaken, not stirred! Dear Shaken: Yes, you should. FEMA’s deadline is April 30th, but they may extend that because we can’t see some of the damage because of snow covering damage up! Go to this web site and you can apply on line: www.DisasterAssistance.gov, or you can call them at 1-800621-3362. We have been seeing an interesting phenomenon, pipes from the house to the septic tank breaking and backing up into the house. Now, these breaks were caused by the quake, but with the ground thawing and moving in breakup, it’s causing that break in the pipe to no longer “line up” and therefore, back-ups, Yuck! This application is very simple to do, so just do it! Even if you don’t think you have any damage, at least get on the list in case sometime comes up unexpectedly! Like that nasty earthquake! Hey Cora: How can I know what my house is worth? I mean, I can look at the Zestimate on Zillow, and I can see what’s on the Borough web site, but that doesn’t tell me the actual value does it? Equity Seeker Dear Seeker: A Zestimate on Zillow means “ZIP!” LOL, did you like how I did that? I am still laughing to myself about that one – let me say it again “ZIP, Nada, Nothing!” Alaska is tough to get this info because we are a closed information state. Meaning, we don’t post on any public website what the final negotiated price was on the sale of a home. So, our assessors have to actually go to the house, or take pictures from above to get dimension on the house so they can do a calculation. The best way to get the current value is to ask your friendly Realtor, Cora, to do a CMA or Comparative Market Analysis on your home. I will look and see what has sold recently, well in the last 6 months, and compare these findings to your house.

I know that several of them don’t have road access and you can only get to them by boat or ice road in the winter time and that’s okay with me. My friend said that I could not get insurance on these places if there was no road access because a fire truck could not get to the house. Is that correct? Signed Future Big-laker Dear Future: Well, the easy answer is yes and yes! Ha! Now I have you, you must keep reading! Yes, you can get insurance, there are carriers that do this kind of insurance. And Yes, it’s not cheap! There will be caveats to those two yeses, they may require that you transfer your current home owners policy over to them. They may ask for all your insurance to transfer to them. I mean it does depend on a lot of things, insurance isn’t simple! But if you have good credit and have been responsible insurance users, you can get a policy that would cover approx. $300,000, would cost about $2,400 per year! I know that sounds pretty icky, but that’s not bad actually. If you get stuck with insurance issues on those remote properties, call Barrett Insurance in Wasilla, I am sure they can help you.
