Ask Cora Hey Cora: I want to buy a house here in the near future and I was told that I must be at the home inspection and at the appraisal and at the final closing. I thought that’s why I had a realtor, to do all those things for me? Signed Absent Homeowner Dear Absent: Hmmm, interesting question, let’s take them one at a time, shall we? 1) Home Inspection. You do not have to be at the home inspection but let me tell you why you should be. Information! These home inspectors are a wealth of information. Not only do they tell you what may be wrong with the home, but they also tell you what is right with the home. They will show you where the shut off is for your water meter, where the breaker panel is and how to use it, how to change your furnace filters and where your furnace is located! Home inspectors prefer to have the new homeowner at the house because they can explain any issues they come across. I have read inspection reports before that sound, well, really scary, but the item called out was actually not a big deal. If you have gone through the house with the inspector, reading that report will be easy to understand and you can pick and choose the things that are most important to you in that inspection for the seller to fix and what you will take on. Another thing, the home inspector can tell you if something is code related, or just a preference. He or she (and there are many female home inspectors) can tell you the life span of certain key components in the house – like furnaces, roofs, water heaters etc. Knowing the age and life expectancy of these things can really help you determine if you are getting the value that you want. My vote... yes, be there for the home inspection. Now, if you cannot be there, make sure that your home inspector agrees to go over the inspection with you on the phone and review the report with him. This will help you understand what they are concerned about and what they’re not concerned about. You will have a much better understanding of the report if you talk with the inspector. You can ask your realtor to go to the home inspection for you, and sometimes they will agree to that. As Realtors, most of us don’t like to go to the inspection, because we may see something that could be no big deal to us but might be a big deal to you. Honestly, it’s best if these are kept between the home buyer and the home inspector. 2) Appraisal. You should not be there for the appraisal. Let’s make sure we understand who the appraiser works for. They don’t work for you, and they don’t work for the seller – so who is it? That’s right, you got it! They work for the Bank or Mortgage Company. We have talked about this before. If you are getting a loan for your home, an appraisal will be required and as the buyer, your lender will order this appraisal. Now, they do not call the appraiser and say, “Hey Jerry, this is Barb the lender, how are the kids? And can you appraise this house for me?” Nope, no way. They enter information into an appraiser database, and it randomly chooses an appraiser OR puts it out for bid and appraisers decide if they are going to take the job, what price, and how quickly can they get it back to the lender. Once an appraiser has been awarded the job, it’s their task to call the listing agent and ask for permission to view the property. They actually spend very little time at the property. They measure it, to get an accurate square footage,

Brought to you by and usually (depending on the loan program) they must have pictures of the attic and the crawl space. They need photos of all the rooms, and all four walls of the exterior. It takes about 20 minutes to get the whole thing done, sometimes, not even that long. Their work is not looking at the home, it’s part of it yes, but most of their work is research. Comparing homes that are similar that have sold in the last 6 to 12 months, comparing amenities, neighborhoods, age, square footage, and land sizes are also important. So, there is quite a bit of computer work that must be done. That’s where most of their time is spent. Also remember that the appraiser is there to protect the interest of the investor, meaning your lender, bank, or mortgage company. They are not there to represent you. It may feel like they are – but trust me, they are hired by the bank – and the bank is their client. My vote… neither buyer nor seller should be at the home when the appraiser comes. Should the realtor be there when the appraiser is there? Only if the appraiser requests that someone is there to unlock the door. 3) The Final Closing: You must sign your documents with an original signature to be able to record the sale at the state recorders’ office. Docusign, Digisign all of those online signing programs are not an option here. WET SIGNATURE IS A MUST! If the buyer is out of state, documents can be emailed to the buyer for them to print and sign (remember wet signature) in front of a notary public. Then all documents get shipped back via Fed Ex. OR, if you are on a sailboat in the South China Sea, you can have someone act as your Power of Attorney or POA. This needs to be done at least 7 to 10 days before scheduled closing. One more tip, if you already have an active POA, have the title company that’s being used to close your sale, review it to make sure it will satisfy the lender, there are may obnoxious little rules to POA’s. The person that is acting as your POA, needs to be over 18 and have valid government issued ID (driver’s license, Passport, Military ID etc). I, as your realtor, as much as I love you, cannot sign for you as a POA. It’s a conflict of interest in the eyes of the law. If you have no friends or relatives that can sign for you – well, you need to get some! But seriously, if you don’t, you can hire an attorney to sign for you. The word “Attorney” in Power of Attorney means that they are speaking (or in this case signing) on your behalf. The POA that you have sign for you: your friend, relative, or attorney, only works for this one sale. After this, it’s void. So, you don’t have to worry about your brother selling your four-wheeler out from under you. A power of attorney form must also be signed by you, again with wet signature and in front of a notary public. That means if you buy a house and then head off to sea in a sailboat, have the POA prepared by the title company and signed by you BEFORE you step foot on that boat, or your realtor will most likely hunt you down and put a whoopin` on you! Okay, enough nagging. Here are your answers, 1) nope, but it’s best if you do. 2) no, and it’s best if you don’t. 3) no, but you must have a POA or ability to print docs and fed ex back. Remember, call me if I can help you buy or sell and don’t forget, I have been a realtor longer than most of you have been able to legally drink alcohol! So, call me and we can get your home sold, or find that perfect place to start making memories!
