Ask Cora Hey Cora: I was wondering, how do Realtors get paid? I mean do you get a regular paycheck? Who gets the commission? Are you paid by the hour? By the house? How does this work? Signed, Just Curious Dear Curious: That’s a great question, and so many people don’t know how all this works. Let’s walk through this together. 1) The realtor has an agreement with their brokerage, ABC Realty, that states how much of the commission will go to the brokerage and how much will go to the Realtor. 2) The realtor meets with clients and lists a house. The sellers sign a contract with the realtor stating that seller will pay a percentage of the purchase price to the brokerage (not the realtor, but the brokerage). 3) The Realtor markets the property with advertising, professional photos, fliers, open houses, staging etc. The Realtors pay upfront for all these services to other vendors. Then 35 days later, gets an offer from another Realtor from XYZ Real Estate. 4) Realtors ABC and XYZ bring the deal together and work to get it closed. 5) Thirty to forty-five days after the offer was written, the property closes, and the commission is paid by the seller. The check goes to the Brokerage and then processes payment to the Realtor, this is when the realtor gets paid. Let’s say that the house that was sold for $350,000. The commission was 6%, this means that the total commission was $21,000. Sounds like a lot to me! Watch the disappearing act commence! The two brokerages agree to share or split the commission (this is decided in the Multiple Listing Service or MLS) ABC gets $11,500 and XYZ gets $11,500. ABC brokerage has an agreement with their Realtor to pay her 50% of the commission collected until she is able to pay the company $24,000 “cap” per year. XYZ has an agreement with their Realtor to pay him 100% of the commission, but the Realtor must write a check to the brokerage every month for $2,000.00 for a total of $24,000 per year. Now, once the property has closed and recorded, ABC Brokerage deducts their portion of the commission and writes the realtor a check for $5,750. She must also pay the brokerage for her monthly fees that aren’t included in that “cap” fee: postage, for mail outs and newsletters $100, real estate insurance called E and O insurance $95, copies from the copy machine $20, technology fee, internet etc. $20, franchise fees, ABC is a national company they must pay these fees too $230, Multiple Listing Service dues $25, Realtor dues $30 all for a total of $520. Then she must reimburse herself for the fees she already paid up front: photographer $275, stager $225, transaction coordinator $350, advertising $150 for a total of $1,000. Then there are the soft costs. (They are actually are hard, but they are things that you don’t really think about). Fuel for the car, business cards, car payments, cell phone, license renewal costs, continuing education to renew the state license, car
Brought to you by insurance, cost of an assistant, printed materials, computer or laptop – you get the picture. Let’s say that they pencil out to about $100 per closing. Our grand total to do business is $1,620.00 We take that $5,750 that she made, she deducts off the $1,620 in expense, that leaves little miss Realtor with $4,130.00 to feed and clothe her family. (do you see it disappearing – whoa!) But wait, there’s more…. she also has to pay taxes. Probably, depending on how many homes she sells this year, 25% would go to taxes. Once that is paid, it leaves her with right around $3,000 for that closing. Now if she sells 100 homes per year and that’s the average commission – then WOW! She is doing great! If she sells 10 homes per year, not so great. Of course these are hypothetical, if ABC Realtor could actually do 100 homes per year herself, she would need some pretty serious employees to help her, or she would have no life outside real estate at all and her husband would probably leave her and her kids wouldn’t know who she is was and her dog would bark at her when she comes home! So, there you go with more costs. It seems that everyone gets a piece of the pie! My reasons for explaining all this is not so that you will feel sorry for a Realtor, but to explain that Realtors are self-employed, even though they work for a brokerage. We work under a brokerage because it’s a requirement of the State, and we get benefit from working under them with the services that they provide, things like office space, a receptionist, copiers and other state of the art electronics, classes and general support and guidance. But we also pay for those services in our desk fees, and what we call “cap”. This means that we pay a certain amount to our brokerages every year and they provide the valuable service that we need. Once we have paid that certain amount, and this is negotiated with each realtor/broker, then we get to keep more of the commissions. Once the year is over, we start all over again! (Sad face). And most important, we don’t get to keep that 6% commission. It’s shared, and split and divided and whittled away, and stomped on and picked at. I know, I get it, it seems like $21,000 to pay for commission to sell your property is a huge hunk! I get that! Here is what you get for that: professional advice, marketing at no additional cost to you, advertising on hundreds of web sites all showcasing your home, professional documentation to insure your transaction is correct and legal, access to professional services needed for the transaction, negotiation skills and ideas to help you get the most for your investment, a network for sales people all showing and marketing your home, a brokerage behind the scenes monitoring and auditing to make sure your file is correct, legal and solid, office staff to be available for you and so much more. It’s a package deal, think of it like a happy meal on steroids and the plastic toy inside is actually a big fat check of the proceeds from selling your home!
