Hey Cora: I heard that there months that are better to sell your home than others? Is that true? Feeling Duped! Dear Duped! Well, according to the national stats, yes, the numbers could look like that is true. People are out and about more and therefore seeing more for sale signs and just noticing new neighborhoods going up. But Alaska is so uniquely different than the lower 48, it’s difficult to compare. Spring is right up there for good times to sell, but it’s also more competitive with other homes that are just coming on the market. If you are moving and must sell in November, then you probably are going to do pretty good just because rather than 40 homes in your price range, there may only be 13 or 14! I recently read this article (now, of course, I have added my 2 cents worth because – well, that’s what I do!) and they actually have a best DAY to buy a home! Meaning, it’s the most popular and “statistically” you can get more money for it. Not so sure about that! Best Month to Sell a Home May. According to a new ATTOM Data Solutions analysis of 14.7 million home sales from 2011 to 2017, which shows that homeowners selling in May realized the biggest premiums above estimated market value — 5.9% on average — of any month. However, the best month to sell varied from market to market, with warmer weather markets such as Miami (January) and Phoenix (November) bucking the national trend, according to the analysis. In Alaska, we have found that winter storms definitely change buying patterns. The amount of snow on the ground is a pretty good indicator or the market. Meaning, the more snow on the ground, the less homes on the market for sale. This can make it look like a “seller’s market” when it really isn’t, it’s just low inventory. Late March, when the sun begins to stay up late and not go to bed so early, people are eager to get out and see something other that the 4 walls they have been staring at for 3 long months. So here, March is a big buying month. Best Day of the Year to Sell a Home June 28. According to the analysis, the

average seller premium is at 9.1% on this day. With the best two months to sell a home being May and June, it makes sense that the best day overall to sell also resides within these months. Many sellers and buyers know the market picks up in spring and early summer, it’s a predictable season for the most part in real estate. Part of this is because of the green grass, the flowers and here, in Alaska, you can actually SEE THE ROOF! But June 28th being the best day of the year to sell a home – that’s very subjective! I mean, every market is different, and if this is a national study, then just try and wrap your mind around all those markets! Each one so uniquely different. You don’t have to wait a year to buy a home! Best Month to Sell in Summer The months of August and September are harder to predict. August edges out as the better month to sell your home beating out September by 4 spots, and July by 1! Why? August is sandwiched between two incredibly busy months. Both July and September start out with holiday weekends and July has long been known as the busiest air travel month of the year, so it makes sense it slides out of the top 3. August may be the month where some families go back to school, but many school districts around the country actually wait until after Labor Day to start the school year. If you think you missed the boat because you didn’t get your house listed in the normal peak season, August is still a good time to list, and possibly even better! September skates in there too because people have settled down. Summer is over and here – you have to literally “make hay while the sun shines!”. So, the dip netting, the camping, the boating and the water skiing are pretty much over for the season because school has started, there is that little nip in the air each morning and those leaves – yes those leaves are starting their long shriveled decent to the grassy floor below. Remember we are a transient state; we move around a lot! People move in and out constantly and there a that proverbial “revolving door” of real estate happening all the time!
