HOW MUCH HOUSE CAN YOU AFFORD?
MORTGAGE RATES
Determining how much “home you can afford” depends on several important factors including: •
You can get a very rough estimate of your affordable home price range by multiplying your annual gross income by 2.5. For example, if your annual gross income is $50,000, you may be able to afford a home worth $125,000 (this varies depending on current interest rates, your debt and credit history.)
•
Your credit can affect your ability to qualify for a mortgage and your mortgage rate. Before you shop for a house or a mortgage, find out what your credit score is by visiting www.annualcreditreport.com or calling (877) 322-8228. Be sure to do this once a year because your score can be negatively affected if pulled too often.
•
Mortgage rates change constantly based on the economic factors that affect the demand for mortgages among investors like Freddie Mac. You can track mortgage rate trends by following Freddie Mac’s Primary Mortgage Market Survey.
•
You will have to make a downpayment of at least 5 percent of the home purchase price to qualify for a mortgage that meets Freddie Mac’s requirements. If you are able to put down 20 percent or more, you can avoid having to pay private mortgage insurance (PMI), reducing your monthly mortgage payment.
•
If you are looking to buy a condominium, keep in mind that rates are typically higher for these loans and you’ll have to budget for the cost of your monthly condominium fee. You should consider your current living standards, as well as any future major expenses such as a wedding or college tuition. And, remember - buy what you can comfortably afford today, not five years from now.
•
Remember to factor in the expenses and fees you will incur for a home appraisal, a home inspection and other professional services required to buy a home.
•
KEY RATIOS LENDERS USE To determine how much you can afford, it is helpful to follow the guidance and key ratios lenders use : •
Lenders recommend that your mortgage payment (principal, interest, taxes and mortgage insurance) be less than 28 percent of your monthly gross income.
•
Lenders look to see that all your other debts (credit cards, student loans, alimony, child support, car loans and housing expenses) are less than 30-40 percent of your monthly gross income.

A quick, 3-step energy audit could save you hundreds this winter
(BPT) - If you are winterizing your home to protect against the headache of frozen pipes and potential water damage, conducting a quick, three-step energy audit now can help prevent nasty surprises when the heating bill arrives. It's human instinct to increase the heat during the coldest winter days, however, this comes with increased heating costs that can stretch the household budget. Air leakage contributes significantly to home heating costs. Air escaping from the home's envelope means the furnace has to work overtime to compensate and maintain a comfortable living temperature. As a result, energy consumption remains high, monthly bills continue to climb and any efficiency achieved through other methods is fruitless. The U.S Department of Energy's Energy Savers website suggests that floors, walls, ceilings and windows account for 41 percent of air leakage in homes. A simple energy audit can help you better understand your home's performance and ensure your heating bills don't break the bank this winter. Start by thoroughly cleaning all vents, filters and ducts. Use a vacuum to
remove any dust and debris around your furnace's filters. Then, have a professional clean your ductwork. Cleaning can noticeably improve the performance of your home's heating system, allowing it to run more efficiently. Having a home energy auditor complete a "blower door" test will allow you to better understand how air flows through your home. This comprehensive test measures how much air is moving through any cracks around doors, windows and other potential problem areas. A well-sealed home should have no leaks. The energy auditor will also use equipment such as a "smoke pencil" and infrared camera to further assess the home's overall performance and identify problem areas that need to be addressed. Finally, have an insulation professional assess your existing insulation's performance. Gaps, cracks and inconsistency of insulation coverage can significantly impact your home's energy performance, as well as your monthly heating bills. A licensed insulation professional can make recommendations as to how to address air leakage effectively with a betterperforming insulation material. One high-performance, long term solution is spray foam insulation. Spray foam insulation, like that available from Icynene, works well in all climates to fill cracks and gaps, stop air leakage and help reduce the strain on your heating and cooling equipment. This insulation material both insulates and air seals the home helping to noticeably reduce monthly heating and cooling bills. Additionally, spray foam insulation's air-sealing qualities allows you to reduce the size of your heating and cooling equipment since less effort is required to heat or cool the home. While air leakage can cause your heating bills to jump significantly this winter, completing a quick energy audit and having a well-insulated home can help you get through the cold winter months. You can learn more about choosing the right insulation for your home by visiting icynene.com.

5 home design tips on layering (BPT) - Designers are often drawn to a simple, modern look - however, layering unique patterns and textures in the home is a quickly growing trend. Keep your space harmonized, yet distinct, with the tips outlined below. Fancy frames. An empty wall holds endless potential. If the room is small, expand your space with a mirror collage featuring a variety of shapes and varnishes. Is your heart set on a colorful patterned wallpaper? Showcase your favorite print in a large frame for a beautiful living room backdrop to avoid feeling overwhelmed. Art fans should collect a variety of frames in different finishes and styles to create a "living room gallery" featuring a beautiful art display. Transitional design. For a distinct kitchen environment, combine the artisan feel of the early 20 Century with sophisticated technology. The Artesso collection by Brizo features an industrial yet refined design that works in both contemporary and traditional kitchens. The single-handle pull-down faucet offers SmartTouch Technology, which allows users to activate the flow of water with a simple touch anywhere on the spout, hub or handle. "From urban-loft to chic farmhouse, it's important to choose a faucet that matches your individual style and offers an enhanced user experience," says Seth Fritz, Brizo product designer. "The kitchen is the perfect setting to feature products that tout high-design and innovative technology." Pillow patterns. Choosing pillows isn't always easy. While it's fun to mix and match, certain textures complement each other better than others. For example, linens and wool tend to look better with woven fabrics while shiny and matte fabrics are best kept separate. Mixing contrasting textures such as silk and corduroy calls for a strong sense of design confidence - but it can be done. Rugs on rugs. Layering is a design tactic that fashion and interior designers use
to make a statement. Start with a flat, neutral rug as your foundation and add a smaller, accent rug on top. Investing in a large rug with a subdued color is smart, but have fun with the accent rug. Whether cowhide or a geometric print - choose a similar color scheme and play with the positioning by placing the top rug at a purposeful angle. Old, renewed. When thinking about your space, it's important to remember that design inspiration can be found anywhere. Look for antique candle holders or paperweights. Check out antique shops or thrift stores for hidden treasures. When traveling, visit flea markets and local art fairs. Transform an old object like a rustic slab of wood into a glossy countertop for your kitchen island. No matter where you travel, keep an eye out for timeworn treasures for your home. Layering textures and patterns, combining modern with rustic - blending home design can result in a truly transformative space that captures your individual style. Formal Dining
ocated in the beautiful Doublegate subdivision, this week’s featured home boasts four bedrooms and two and a half bathrooms. With nearly 3,500 square feet of living space, this Williamsburg-style house is beyond spacious! The .57 acre lot is nicely landscaped, and the backyard is private and fenced. A roomy semi-detached double garage provides plenty of covered parking. The front entrance opens to a traditional foyer with hardwood floors. The hardwoods run throughout the first floor of the home. To the right of the foyer is the formal living room, which features a large walllength built-in bookcase. Two sunny windows brighten the space. Wide crown molding and base boards add a lovely finishing touch. On the opposite side of the foyer is the formal dining room. This space has decorative judges panels and crown molding. A dramatic candelabra-style chandelier denotes the center of the room. There is more than enough space for hosting parties or entertaining in general. Just off the dining room is a cook’s dream kitchen. The counters are solid granite, and the appliances are sleek stainless steel. A decorative tile backsplash adorns the wall behind the smooth-top stove. A
Breakfast Nook
pot rack lighting fixture at the center of the kitchen hangs over an island/breakfast bar. The black finish of the island cabinet contrasts nicely with the bright white of the rest of the cabinetry in the space. Adjoined to the kitchen is a cozy breakfast nook with a sunny bay window. This nook is a great casual dining space with a lovely panoramic view of the backyard.
Formal Living Room
Adjacent to the breakfast nook is a large great room. Here you will find a set of French doors which lead out to a courtyard-style brick patio. Within the great room, there is a wood-burning fireplace and a bay window with seating. Just off the great room is the master suite. The master bedroom is spacious enough for oversized furniture, and it features his and hers walk-in closets. A private exit to the screened porch is located in this bedroom. The attached master bathroom has tiled floors and granite counters. Two large glass-front medicine cabinets make a design statement in the powder room portion of this bathroom. Three guest bedrooms and a large guest bathroom are located on the second floor. Each bedroom offers tons of closet space. This will make a great family home! If you would like more information about this home or would like to schedule a private tour, please contact Mike Flynn of Albany Realty Company: (229) 883-6100 or (229) 376-2361.

What to look for in a new garage door and why you should replace yours now
(BPT) - At first thought, the dead of winter may not seem to be the optimum time to replace your garage door. In fact, quite the opposite is true: frigid temperatures and brisk winds readily prove the need to upgrade your garage door from an older non-insulated version to a modern, energy efficient garage door. The garage door is generally the largest moving object in your home and offers the greatest exposure to the elements. An insulated garage door will maintain the temperature in your garage in the winter and summer and likely decrease heating and cooling costs. Insulated garage doors not only make the garage more comfortable inside but also affect the rooms adjacent to or above the garage. In addition, a wellinsulated garage helps keep moisture out, and its sturdy construction offers a far greater noise-reducing sound barrier than non-insulated models. What should consumers look for in an energy efficient garage door? For starters, check out the R-value. R-value is a measure of thermal resistance to heat flow and is how most garage door manufacturers show the energy efficiency of their product. The higher the R-value of a door, the more insulation you'll get. Second, look at the door's construction. Well-insulated doors will have a "triple-layer" construction, consisting of environmentally safe polystyrene or polyurethane thermal insulation
between two layers of heavy-duty steel. Homeowner Rob Slaughter in North Carolina recognizes the energy savings and noise reduction values of his new garage door. "The original garage doors that were installed when our house was built in 1999 were non-insulated single-

layer of steel. Insulated doors are far superior to just plain steel doors in performance - not to mention the improved appearance," Slaughter says. "The new doors are much quieter when we open and close them and don't have the hollow rattle of the steel doors. "I could almost instantly feel our garage warming up after the installation of our new door, which happened to be on an unusually cold day in November. With the old steel doors, the outside temperature would come into the garage," he adds. "I fully expect to see a significant drop in my heating and cooling costs over the next year." Of all the budget-friendly improvement projects you can complete before spring, a new garage door will not only save on energy costs, it will give you one of the best returns on your investment and provide a great value for your home. Over the last few years,
surveys conducted by the Remodeling Cost vs. Value Report indicate that installing new garage doors has been a project in the top rankings for return on investment. If you're not sure where to begin, check out the "How to Buy a Garage Door" guide on amarr.com or at YouTube.com/amarrgaragedoors. The guide is a helpful tool to get you started, offering great tips on the benefits of different materials and how to match a door with your home's architecture and character. Whether your garage door withstands heat, wind, snow, rain or all of the above, it's the largest line of defense for your home. Make sure that it's working hard for you by reducing your home's energy consumption, increasing your home's curb appeal and adding to the value of your home for years to come.

Expert tips for choosing the right window for your kitchen remodel
(BPT) - What are the hottest updates for homes in 2015? The kitchen is one of the most popular rooms in the home to remodel, and for good reason. According to HGTV and Trulia, a kitchen update is one of the secrets to selling your home. When it comes to remodeling your kitchen you must consider many aspects - cabinets, counters, floors and appliances - but you may not have thought about windows. According to Remodeling.com's 2015 Cost Vs. Value Report, window replacement - whether wood, vinyl or fiberglass - provides a good return on investment compared to other replacement projects, increasing the value of your home financially and aesthetically. So whether you're making small updates or completely gutting your old kitchen, including window replacement in your project is a smart addition. Here are three key elements to keep in mind when choosing a window for your kitchen:
out - are perfect for ventilation, which can be especially helpful in a hot kitchen. Since hot air from the oven or stove typically rises, awning style windows perform the best when placed close to the ceiling or above eye-level. Sliding or casement windows - which use a crank out method for opening and closing - are two good options for hard to reach areas, like above the counters or behind the kitchen sink. Pella motorized blinds and shades are also ideal for hard to reach window locations and can be controlled with the touch of a button.

Material type With window placement above counters or sinks, moisture and staining can occur, so choosing an easyto-clean material like vinyl or fiberglass, is equally important. Fiberglass windows can withstand extreme heat and cold, are energy efficient and can have the same quality look of painted wood. Vinyl windows are easy to care for, don't require painting or staining, and stay looking great for years. However, if wood makes more sense for you and the style of your home, then make sure to select a finish that will hold up against stains and moisture, and be prepared to do a little more cleaning and upkeep. Features and options Whether your new kitchen is traditional, modern or rustic, your new windows should complement the space. Window designs offer a variety of features including colors, hardware and grilles. Pella's Designer Series windows even offer a between-theglass solution that keeps blinds and shades located behind sinks from getting splashed. With so many options to choose from it's easy to design a window that's unique to you and the style of your kitchen.
