4 simple, smart furniture arrangement tips for decorating your first home (BPT) - Buying your first home? Congratulations! Now you get the pleasure of decorating and deciding where everything should go in your new residence. But arranging furniture to optimize room layout in a home can be very different from placing furniture in an apartment. You have a lot more to consider than just deciding where to put your sofa or which wall to nestle your bed against. "Smart furniture placement can make a well-laid-out room even more appealing and functional," says Susan Yoder, a designer for manufactured home builder Clayton Homes. "Having so much space to work with can be intimidating, so it's important to put some thought into how you'll arrange things ahead of time." Yoder offers a video and tips for optimizing room layout: Plan the purpose of your room The design features of your room will heavily influence the arrangement of furnishings and artwork, but you also need to consider how you'll be using the room. Will your living room be where the family gathers to watch TV and movies? A spot for family meetings and conversations with guests? Somewhere you'll go to relax quietly with a good book? All those things or none of them? Plan your room layout to accommodate the different uses to which you'll put the room. One way to do this is to create zones for different purposes. For example, a sofa and some chairs might face the TV while a small table and wing chair in a corner could be perfect for quiet reading.

Find your focal point Every room should have a focal point, that spot that automatically draws the eye as soon as you walk into the room. In a living room, this may be a fireplace, picture window or a great view of the interior. The layout of furnishings in the room should flow toward the focal point without blocking it from your view when you enter the room. If your room doesn't have a focal point incorporated into the design, you can create one in a number of ways. Many people use a large TV as a focal point in living rooms (and that's fine), but you could also paint one wall in an accent color, hang a large eye-catching piece of artwork or use a striking piece of furniture.

Save money and stay cool as temperatures rise (MS) - Excessive energy bills can be a concern in spring and summer, just as much as they are in the winter. So how can you save money while keeping your home cool? The solution is simple: Top up your attic insulation. A poorly insulated attic is a primary source of energy loss, forcing your AC unit to work harder than necessary over the warmer months. Most attics are insulated, but oftentimes the amount of insulation present is inadequate - especially in older homes. Over time, insulation can settle and compact, allowing heat to escape through gaps. Topping it up is easy. Ideally, you want to aim for a depth of 16 inches of insulation for an overall R-value of 50. When existing insulation is present, simply level existing insulation to the top of the joist. Lay a fire- and moisture-resistant batt insulation, like Roxul Comfortbatt, on top of joists, running perpendicular to the first layer. Ensure batts are butted against each other tightly. Fit batts closely to cross joists; cut batt if necessary (this can be done easily with a serrated blade or bread knife) and leave no space between layers. Don't forget to insulate the attic hatch to the same level as the rest of the attic. Apply weather-stripping to the edge of the hatch to reduce air leakage. Keep in mind that only IC-rated electrical fixtures can have insulation placed with zero clearance. Follow the manufacturer's instructions and local building code to insulate around the chimney. "However, if you don't discuss money before entering into a major credit purchase, like homeownership, you open yourself up for potential problems down the road." Purchasing a home is one of the largest investments most people make in their lifetime. When two people decide to achieve the goal of homeownership together, it's important to understand not only your own finances and credit profile but your partner's finances and goals as well. To help you broach this conversation with your partner, here are some things you should discuss before you move forward: Where you will live and what you want to purchase. Do you want to live in the city or the suburbs? Are you set on a single-family home or a condo? Do you want to build your home or purchase an established property? Your partner's credit score. Lenders use customers' credit profiles to help determine your ability to repay a loan. When purchasing a home with someone else, both of your credit scores are considered. In most cases the lowest middle score between the two of you will be used. If you or your significant other has a very low score this may not only impact the loan amount you receive but also the interest rate. It may even prevent approval. If one of the credit scores is very low, as a couple you might discuss only one person applying for the mortgage loan. Have an honest conversation about debt. An important factor that lenders evaluate is your debt-toincome ratio. This varies by mortgage program but a good rule of thumb is to ensure your debt level is at or below 36 percent of your gross monthly income. Having an overabundance of debt could impact the amount of the loan or whether you receive mortgage approval. How much money can you put toward the purchase? It isn't necessary for you to put 20 percent down but most loan options require some sort of down payment. In many cases lower down payment options require mortgage insurance, which will increase your monthly payment. Will one or both of you be on the

note? If purchasing a home with someone else, each of you must qualify in order to be on the note, and both of you are responsible for the debt. If only one person is on the note, the other may not engage in any transactions regarding the loan, including refinancing, or application for modification. If one of you has less desirable credit, you may decide that only one of you will apply for the mortgage. You should also consult your state's attorney general's office to see if any community property laws exist in your state. Such laws could make a spouse legally responsible for any debt acquired by the other spouse after

marriage. If such a law exists in your state, it's important you are aware of it. Purchasing your first home is an exciting time and, for many people, a sign of success. From modest to magnificent: Create an entertainment space for any home

"Many houses and apartments have a closet or unused space that can easily be converted into an attractive and useful built-in bar," says Laura Bohn, a New York-based interior designer who has done this for several clients over the years. "If you live in a house with stairs, the space beneath them is often an ideal place to install a small, modestly equipped drinks center. It should be able to accommodate enough countertop to prepare cocktails, enough storage for a liquor cabinet, and maybe enough room for a fridge or wine cooler." A sink is not an absolute necessity, but if the small space you requisition is near a kitchen, powder room, laundry or bathroom, you may be able to make use of the existing plumbing and create a true wet bar. As Bohn notes, one advantage of using such confined spaces for built-in bars is that they can be closed off when not in use, so that a commandeered closet looks just like a closet, an appropriated staircase just like a staircase. "But a well-designed, well-crafted hardwood mini-bar needn't be hidden," she adds. "Made of

walnut, cherry or some other distinctive wood - my favorite is maple - it can be an integral and pleasing a part of the decor." Of course, larger butler's pantrystyle built-in bars cannot be hidden. Ideally, they are located discreetly in transitional spaces between kitchens and adjacent dining or living rooms. But in today's more open-plan houses, such built-in bars, often dubbed buffets, are likely to be in either the kitchen or living area itself - wallspanning installations that are on full public view and should therefore look as elegant as pieces of fine hardwood furniture. "Walnut is very popular right now for this type of bar," says Christine Donner, a kitchen designer in New Canaan, Connecticut. "It is an elegant wood and its cool tones complement the white-and-silver palette that my clients currently favor. It can be bleached to a lighter tone, left natural, or stained much darker, almost all the way to black. Limed oak, bleached to a lovely honey-blonde color, has a marvelous midcentury-modern feel that is slowly catching on, too."

For Donner, functionality is as important as aesthetics. "Wine connoisseurs often have an extensive collection of varietal-specific glasses that they want displayed, so I get asked a lot for glass-fronted cabinets with interior lighting," she says. "Much of this stemware is oversize or extra tall, so I make sure the shelves can accommodate their height. And I always include solid-door cabinets to stow motley collections of assorted liquor bottles." Fine hardwood cabinetry can also be used to conceal icemakers, refrigerators, bottle-cooling drawers, dishwashers and other unsightly appliances and equipment. "A small bar sink is also very useful," Donner continues. "Less for the water coming out of the spout than as a place to dump out old drinks or melted ice."
