5 simple tips to prepare your home for flood season The No. 1 natural disaster in the U.S. is floods: Is your home ready?
(BPT) - After a winter of frigid temperatures and record snowfalls, the nation now faces the spring thaw and long, rainy months. Flood season is officially here – is your home ready for it? Floods are the most common natural disaster in the United States. Over the past five years, the average flood insurance claim was more than $35,000, according to FEMA.gov. If you
or someone you know has ever experienced a flood, you know that cleanup can require a massive effort. The best defense against flooding is a proactive approach. Consider these flood tips to prepare your home and family for flood season: 1. Get a shop vac Every home that is susceptible to water and moisture should have a reliable shop vac. This type of vacuum

3. Seal cracks Seal the cracks in the basement floor and foundation to prevent water seepage when the water table gets too high. Similarly, if you have concrete walls, be sure to seal those cracks as well. This is a simple DIY task that can be done using a variety of affordable sealant materials available at home improvement stores. 4. Prepare and protect Irreplaceable items and heirlooms should always be kept on high shelving. Additionally, keep important documents in a safe place like a waterproof container. If you live in a flood-prone area, consider raising electrical sockets, fuse boxes and wiring 12 inches or more above the flood elevation. Finally, make sure gutters and downspouts are clear of debris so water can flow freely away from your home. See Floods, page 4

And this year, with the housing market and economy finally starting to show signs of resurgence, many consumers are looking to buy. But although location, school district and the size of the home are important, many people overlook one of the most important factors of the home buying process – their credit scores. In fact, many people still don’t realize that lenders review credit scores when making decisions about the availability and pricing of credit, this according to a 2013 survey conducted by the Consumer Federation of America and VantageScore Solutions, a credit score model developer. If you are hoping to get into the real estate market this spring, follow these tips to help you improve your credit score the right way: * Reduce your credit card balances. If you’re looking to improve your credit scores quickly and legitimately, reducing your existing credit card debt is a great first step. According to VantageScore Solutions, its best to keep credit card balances at less than 30 percent of the maximum amount of credit allowed. * Check that the info that appears in your credit files is accurate and up-todate. You don’t want to miss out on a great loan because of an error in your credit reports. Be sure you check your reports at all three national credit reporting companies, which are Equifax, Experian and TransUnion, because most mortgage lenders will pull all three of your credit reports and credit scores. Consumers are entitled by Federal law to receive a copy of each of their credit reports once every 12 months at www.annualcreditreport.com. * Understand the reasons why your scores aren’t higher. When you receive your credit score disclosure notice, reason codes appear along with your credit scores, and they detail why your credit score isn’t higher. You can learn more about these reason codes and how to improve your credit score at the new consumer education website ReasonCode.org. While these are good strategies for score improvement, make sure to also avoid these pitfalls: * Taking on any new debt just before
or during the underwriting period. Keep in mind that lenders may pull a credit report and score more than once during the mortgage approval process including just before closing on the loan. Buying a new boat or car during this time could impact the total amount of debt you owe. Credit score models factor the amount of debt you owe into your credit score. Additionally, owing more debt on new loans will impact your debt-to-income ratio. While your debt-toincome ratio is not a part of your credit score, it will be considered by your mortgage lender. If you are planning to apply for a mortgage or refinance, hold off on that new car or boat until after you have closed your home loan. * Soliciting credit repair services. You’ll find numerous services on the Internet that say they can help you “repair” your credit quickly. These should be avoided. They often overpromise and under-deliver. Federal laws prohibit credit repair companies from charging fees upfront, and consumer advocates agree that you should think twice before paying these companies to do what you can do on your own and at no cost. Remember, improving your credit score, like many other things in life, requires hard work, dedication and discipline but if you stick to the plan you’ll see the benefits in the end. Three bad-mouthed building materials you won't believe are really eco-friendly (BPT) - More homeowners are keeping Mother Nature in mind when undertaking a renovation, addition or new construction. They’re seeking building practices and materials that are energy-efficient and environmentally friendly. If you’re among these groups, you may choose to avoid construction materials you’ve come to think of as “not green.” The truth, however, is that some maligned materials are actually more environmentally safe than alternatives that may seem more natural. Here are three popular materials that are greener than you may think: Plastic pipe You would probably have a hard time thinking of a material more universally reviled as bad for the environment than plastic. While it’s true that plastic doesn’t break down in landfills, certain types of plastics, when used correctly and in the right applications, are eco-friendly thanks to their sheer durability. They’ll last longer, which requires less consumption of other materials and resources to manufacture replacements, and they’ll reduce the waste stream. PEX (cross-linked polyethylene) pipe is a good example. Used in hotand cold-water plumbing, residential fire sprinkler systems and radiant floor-heating systems, PEX is
actually a better option than copper, another material commonly used for the same applications. “The processes used for mining and refining copper, and turning it into pipe, consume a great deal of natural resources,” says Dale Stroud, senior director of offerings/marketing for Uponor North America, which uses PEX in its plumbing, heating and residential fire sprinkler systems. “Like all metal, it will eventually corrode and wear out. Replacing it can be costly and labor-intensive, and discarded piping is not always recyclable.” PEX, however, is created through less energy-intensive means, and its durability ensures that it will virtually never wear out. Its use in new construction or renovation pretty much ensures the homeowner will never have to replace the product, meaning fewer resources consumed for repair, removal, reinstallation and disposal of discarded piping. PEX piping delivers clean, healthy water for household uses, including drinking, cooking and bathing, and can even help conserve water and energy compared to leaky, lessefficient metal pipes. When used in radiant floor heating and cooling systems, PEX is energy-efficient, and improves the overall temperature comfort of a home or a commercial building. “While PEX is made from crude oil and natural gas, if you consider See Green, page 12
