One of the key tenets of Pape-Dawson’s mission statement is to “nurture trusting relationships.”
Having positive relationships with the people you work with is an important part of any work environment. Trusting relationships with your peers, supervisors, and clients can improve job satisfaction, contribute to productivity, and, overall, create a more successful team. That said, I wanted to take this opportunity to share some strategies I’ve found key in building trusting relationships at work.
Communicate openly and honestly. When you establish open lines of honest communication, you create an environment where everyone feels heard and valued. Communicate your intentions and feelings and encourage your teammates to do the same. When faced with a challenge, be transparent about the situation and the steps you are taking to address the problem you’re facing. When you don’t have the answer, maintain your honesty. It’s okay to say, “I don’t know.” Believe it or not, admitting you don’t have the answer can build credibility and let others know it’s okay to be honest when they’re uncertain in the future.
Prioritize your team’s wellbeing. A happy, healthy team is a productive team, and that’s a benefit for both your teammates and your clients. Prioritizing your team’s wellbeing might look different for each person – providing emotional support, encouraging self-care, and promoting work-life balance are a few examples. It may also be as simple as asking, “How can I help you with that?” Showing empathy can go a long way in building trust. When someone feels like they are being heard and supported, they are more likely to speak up and share their concerns or ideas. So, take the time to listen to your team and show that you care.
Be reliable and dependable. A crucial component of trust is reliability. When you say you will do something, make sure you follow through. Being dependable and consistent in your actions helps others see you as someone they can count on. Lead by example. This means staying calm and positive when faced with a challenge, taking responsibility for your actions (good and bad), and treating others with respect.
Be optimistic. A little positivity goes a long way. When you support and encourage your coworkers, you contribute to an environment of trust and respect. Sometimes a little encouragement is all someone needs to keep persevering and cross the finish line. Don’t forget to believe in your own capacity to overcome challenges, too. Be confident in your skills and abilities, and never let self-doubt get in the way of progress.
Last, but certainly not least, stay focused on our mission and values. Our core values serve as a guide for decision-making and can help you align your actions with your goals. Go read the mission statement! It is on every desk to serve as a daily reminder of who we are as a company. Building trust in your relationships is an important pillar of a positive work environment. It requires open communication, empathy, reliability, respect, and positivity. By nurturing trusting relationships, you create a sense of camaraderie and mutual respect that can improve your own happiness, your team’s satisfaction, as well as the health and reputation of our company.

LAND DEVELOPMENT
Thirty miles north of Dallas, on the outskirts of the once sleepy town of Celina, the Mustang Lakes development is taking shape. Colin Helffrich, P.E. and his team have been working on the 682acre development since 2014, back in the Dowdey, Anderson & Associates days. They have delivered roughly 1,400 out of 1,700 lots so far.

“The original land was bought back in 2006, development started in 2014, and we’re designing the final 300 lots now for plan approval with an anticipated construction start by summer,” Colin says. The developer later bought an additional 557 acres (roughly 1,400 lots) directly adjacent to the first tract, which has kept our Plano and Fort Worth office staff busy.
Even our Transportation group is joining in on the effort, designing two thoroughfares that run through the development. The teams have also designed a roundabout where the two roads intersect. Both roads have yet to begin construction.
Mustang Lakes is unique because of its abundant amenities and man-made ponds. The team studied existing drainage patterns to determine how much post-developed flow we could send to nearby Wilson Creek. They sized the lakes and ponds to the necessary detention volume and worked with the developer to achieve the desired aesthetic. By and large, though, “the water features take on the shape of the development,” Colin says.
As the economy ebbed and flowed, the developer saw an opportunity to diversify offerings to buyers. Lot sizes range from 40’-wide to 86’-wide, with some villa-duplexes thrown in.
Mustang Lakes was a landmark project for DAA over a decade ago, and Colin expects our Pape-Dawson teams to work on this growing subdivision until 2030.

Pape-Dawson is supporting TxDOT as the general engineering consultant (GEC) for the North Tarrant Express, a multi-segment, tolled managed lane project covering 23 highway miles in the DFW Metroplex. Total construction value to date is approximately $5 billion. It’s taken hard work from talented individuals across disciplines and offices to make this project a success.
One of many issues the project will address is the Sylvania Avenue bridge over SH 121 in downtown Fort Worth, which has a vertical clearance of only 13’6”. The bridge has been struck by tall vehicles many times. TxDOT has issued the design-builder a directive to design a $100-million fix that advances elements of the ultimate schematic, including reconstruction of the bridge with 16’6” of clearance.
For many months, Christine Graygor, P.E.’s GEC team worked with the design-builder to right-size the project to available budget and maximize local connectivity, which was challenging because the new bridge ties into neighborhood roads. They also kept the roadway footprint within the NEPA-approved right of way, preventing the need for a new environmental clearance.
The team coordinated with the Army Corps of Engineers and Tarrant Regional Water District on requirements to span the West Fork Trinity River
levee. Melissa Easter, P.E. led shadow-estimates of the design-builder’s pricing, and Eddie Trevino helped develop plans for maintenance of traffic during construction.
Marcos Madrid, RPLS and his team are surveying 42 parcels along the SH 121 corridor. The neighborhood has many plats dating back over 100 years, which makes deed research and boundary analysis a challenge. Lauren Cardona, GISP replicated her team’s GIS ROW acquisition dashboard—which offers real-time depiction of work progress—to support the project. The dashboard depicts Marcos’s progress from right of entry through TxDOT’s acquisition of parcels.
“This project has been a unique opportunity for PapeDawson,” Christine says. “All these separate groups of people came together to work on something really cool.”
As TxDOT proceeds towards design of the ultimate schematic, the Pape-Dawson team will review construction plans and provide construction oversight. The result will be a safer corridor and one that will provide circuity and easier maintenance of traffic as more of the ultimate schematic is constructed.

WATER RESOURCES
Construction has begun on associated sanitary sewer piping for a new regional lift station on the north side of San Antonio to support the rapidly developing Evans Road corridor. The lift station is designed for 6 million gallons of sewage per day (MGD), with the ability to expand to 10 MGD, which would make it the second-largest lift station in the San Antonio Water System’s (SAWS) service area.
The project evolved from DR Horton’s plans to connect the new Brookstone Creek subdivision to the SAWS sanitary sewer network. SAWS seized the opportunity to scale up the proposed infrastructure to support up to 15,000 existing and future connections over the next 20-30 years.
Ray Medrano, P.E.’s team designed the lift station and force mains, and Marshall Preas, P.E.’s team designed the gravity mains, which will be partially constructed in a tunnel beneath San Antonio River Authority dam #13b. Design on the pipelines completed last October, while the lift station is currently out for bid. The project is on track to be delivered according to DR Horton’s schedule.
Pape-Dawson also handled the right-of-way acquisition for the pipe alignment through Vulcan Quarry and the Fox Grove neighborhood. These efforts were successful in that they resulted in no condemnation hearings.
The new lift station will replace three existing lift stations, which will eventually be decommissioned. This dovetails with SAWS’s overall goal to reduce the number of lift stations over the Edwards Aquifer Recharge Zone, resulting in reduced maintenance and operational costs, as well as reduced risk of sanitary sewer overflows over critical sensitive environment.

SURVEY
Survey and Geospatial folks from San Antonio, Austin, and Houston joined forces to support our Transportation team’s design of multiple bridge replacements for the TxDOT Yoakum District, including SH 35 at the Colorado River outside Bay City.
Angela Livingston, CP, CMS-Lidar, GISP team deployed terrestrial scanning and mobile LiDAR data collection methods to map the roadways and hard-to-reach bridge elements, keeping the field crew out of harm’s way.
Angela Weller, RPLS’s team completed the geospatial and terrestrial control networks; obtained supplemental survey data using GNSS terrestrial, GNSS sonar, and conventional technologies; and blended all data sets to TxDOT specifications to create an above- and below-water map of the project area.
The survey area was among the most challenging the team regularly encounters. They faced busy traffic, constrained maneuverability near bridges, steep and debris-covered river banks, strong river currents, and soil with heavy clay content.
“This job started in drought conditions,” Angela says. “Then rains came in the fall and the grass on the riverbanks grew 6’ tall practically overnight.” TxDOT deployed a maintenance crew to mow down the grass, enabling Pape-Dawson’s surveyors to see where they were walking and allowing our tools to take clean and clear measurements.
Our transporation team is already putting the survey product to good use, designing the bridge replacements for the westbound and eastbound lanes on SH 35 to the project site’s unique topography.

San Antonio has a rich history. The Spanish Missions, including the Alamo, draw millions of tourists every year. A UNESCO-designated World Heritage site, the Missions are connected by the National Heritage Trail that makes a pleasant day-long outing.
Joey O’Keefe, MA, RPA’s team recently completed archaeological monitoring of new sign installations along the trail to help visitors find their way. Twenty-four of the 90 wayfinding signs were in areas that required special care to avoid impacts to potential archaeological and cultural resources.
The team also participated in the Mission to Mission Charity Bike Tour, on the same roads and trails as the new signs. “Participating in the bike ride was a great way to see the outcome of our work and a perfect opportunity for team building,” says Joey.
As Central Texas continues to grow, more land is being used for development. In some cases, archaeological surveys for land development projects reveal artifacts of the region’s storied past.
Karissa Basse, Ph.D., RPA is documenting two log cabins on separate tracts of land in Bexar County that are slated for development. Dating back to the 1800s, the structures meet the criteria for inclusion on the National Register of Historic Places and designation as State Antiquities Landmarks.
The Cultural Resources team has stepped in to coordinate Historic American Building Survey documentation of the cabins. This documentation will help the previous property owner, who intends to preserve the structure and relocate it to a new property in Castroville.
“We believe one of the log cabins was constructed by Alsatian immigrants, so a new home in Castroville a historically Alsatian settlement, feels quite right,” says Karissa.

Sam Knight has been promoted to Managing Vice President, Fort Worth.
Sam joined Pape-Dawson in April 2022 with over 10 years of experience in civil engineering design and land development. He has successfully managed a team responsible for the engineering of thousands of single-family and multi-family residential units for home builders and developers throughout the DFW area.
Sam’s planning and management experience has contributed to the success of numerous projects in Fort Worth and the surrounding communities. Sam has experience on projects ranging from small, single-phase developments to large, master-planned communities with substantial offsite improvements required to serve the development. At Pape-Dawson, he has contributed to the management of several developments, including Liberty Trails, Westpoint Park, McKenzie Trails, and Longhorn Estates. His experience in navigating the City of Fort Worth development process and ability to mentor and lead successful design teams are an asset to the Fort Worth office’s continued growth.

Colin joined Pape-Dawson during the acquisition of Dowdey, Anderson & Associates, and has been with the company since 2008. He has 15 years of experience in the civil engineering design of residential land development projects. He has been instrumental in building private client, municipal, and employee relationships in the Dallas-Fort Worth metroplex.
Colin’s areas of expertise include feasibility, land acquisition analysis, residential design, project management, and construction administration. His experience and advanced technical skills have contributed to the success of projects such as Richwoods, a 1,667-lot gated master-planned single-family development in Frisco; and Mustang Lakes, a 2,980-lot national award-winning master-planned community outside Celina. Colin is a member of the Young Professionals Group with the Dallas Builders Association and Residential Strategies, Inc.

Keith joins Pape-Dawson with 36 years of experience in the IT field. He has extensive experience in information security, program management, change management, regulatory compliance, financial management, vendor relationships, and mergers and acquisitions.
Keith has held several leadership roles in his career, including IT executive positions for USAA. He has worked with Sirius Computer Solutions, where he was the Vice President of Information Technology and most recently CIO, where his responsibilities included managing data center infrastructure, storage, telecom, and networking; application administration and development; service desk operations; and product, data, and project management.
Keith is a member of the Trinity University Technology Advisory Council.

Angela Livingston has been promoted to Vice President, Geospatial Services.
Angela joined Pape-Dawson in November 2013 and has 24 years of experience in photogrammetry, LiDAR, and GIS. She built the Geospatial department at Pape-Dawson from the ground up and has helped Pape-Dawson stay on the leading edge of aerial mapping technology to better serve client needs and schedules.
Angela’s technical skills and expertise in aerial LiDAR mapping has contributed to the success of over 350 Pape-Dawson projects. She has led the geospatial team in performing aerial mapping of more than 37,000 acres in Central Texas. She serves as the Secretary and Treasurer of the Texas Society of Professional Surveyors – Chapter 13 and is a member of the working group for Accreditation of the American Society of Photogrammetry and Remote Sensing.
Aimee Chavez has been promoted to Associate Vice President.
Aimee joined Pape-Dawson in March 2014 and has 12 years of civil engineering experience specializing in master planned communities and single-family residential development, as well as commercial and industrial site plans. She has been responsible for feasibility analysis, design, and construction phase services, water modeling and wastewater capacity analysis, lift station design, detention and water quality design, and utility design.
Aimee has managed and designed many key projects in the Austin market, including master planned community projects of Travisso in Leander, Vizcaya in Round Rock, Hawkes Landing, Horizon Lake, and Spring Creek. Her commercial development projects include amenity centers for the Travisso and Vizcaya communities, the University Medical Office Building, The Church in Round Rock, and the Texas District Mission Support Center of The Lutheran Church—Missouri Synod.

Franklin has been promoted to Associate Vice President.
Jennifer started her civil engineering career in January 2011 in San Antonio, where she was responsible for environmental assessments, water quality control measures, water pollution abatement plans, stormwater pollution prevention plans, and Edwards Aquifer Contributing Zone plans. Jennifer transferred to the Austin office in 2013 and has worked on several large master planned community developments, including Sonterra in Jarrell, which is one of the top ten homebuilding communities in the nation. Her additional projects in Jarrell, such as Rancho del Cielo and Cielo Gardens, have deepened Pape-Dawson’s relationship Lennar Homes.
Jennifer is also active in various organization within the Austin area. She currently serves on the ACEA regulatory committee, has previously served as president of Engineers Without Borders, and started the Meals on Wheels program for the Austin office.
Sarah Ulusoy has been promoted to Associate Vice President.
Sarah joined Pape-Dawson in November 2016. She specializes in project management of commercial, urban multi-family, and institutional sites, as well as feasibility studies, analysis, and design. She also has experience in the design of utility, grading, water quality, drainage, and detention systems. Sarah’s experience and technical skills have contributed to the success of many Pape-Dawson commercial projects, the majority being within Austin and Travis County. She is a very hard worker and strives for excellence in everything she does.

Her recent projects include Decker Lofts, multiple projects in the Domain South End District, Heatherwilde 45 Industrial Complex, Living Spaces, and Midtown Flats. She is on the Real Estate Council of Austin Policy Committee and the CREW Communications Committee.

Santiago has recently been challenged with a very demanding workload that allowed his strong work ethic and dedication to shine. He has stayed late on multiple occasions to ensure deadlines were met. He even stepped in to facilitate city meetings when the project manager was out of the office. With his attention to detail and drive to be the best engineer he can be, he has gained the trust and admiration of his team members.
DECEMBER
Adam is a key employee on the Austin commercial land development team. He is continuing to build relationships with key clients and oversees multiple projects. Adam’s willingness to step in and solve problems through to their end has been a huge asset for his team. He is instrumental in helping the team navigate an increase in workload and team restructuring.
JANUARY
Kate has been instrumental in the permitting of a demanding and fast-paced confidential project. She went above and beyond to meet the deadline set by the client and maintained high quality of work. While attending graduate school, she manages to stay engaged as a full-time member of the team, and is always willing to help with a positive attitude. Kate is a great asset to the Austin Land Development Team.

Erik has embraced the opportunity to split his time between Dallas and North Dallas, and he approaches each new task with a full head of steam. He has provided good leadership to both teams and will be instrumental in the merging of the two offices. Erik continues to work hard and communicate effectively with both clients and the team staff.
Mike supports the Finance, Human Resources, and Recruiting teams. His efforts have included, but are not limited to, driving improvements in iCIMS, Deltek, recruiting, and onboarding. He is a service-oriented business systems expert who assists in analyzing our processes and develops and implements efficient systematic solutions. He patiently listens to issues and efficiently delivers simple and clear solutions that drive improvements.
Gabriella is an asset to the H&H team and has hit the ground running since she joined Pape-Dawson almost 2 years ago. Since then she has taken on a demanding workload, including many projects with short deadlines. Her reliability is evident through her willingness to show up early and stay late until the job is done. Gabriella’s modeling savvy and execution has allowed her to be very efficient and a great team contributor.

Alvaro has provided outstanding PS&E support for various TxDOT projects in the San Antonio District. He was instrumental in the development of the FM 2200 widening project in Divine, and continuing construction support on LP 1604 Segment 2. Alvaro has been faced with demanding and accelerated schedules, but is always willing to do whatever necessary to meet our client’s needs, spending many late nights at the office.
Pape-Dawson is the general engineering consultant for a high-profile project with the TxDOT Fort Worth District. TxDOT asked us to develop conceptual schematic alternatives and prepare cost estimates for North Tarrant Expressway (NTE) Segment 2E in a very short timeframe.
Abi, Monica, and Trevon are being recognized for the excellent job they did preparing the conceptual schematic layouts for this project. They worked diligently and produced great quality conceptual schematic layouts for multiple alternatives despite survey and ROW data being incomplete. They were flexible to changes in direction and approach on developing the conceptual schematic layouts. They beat the schedule to deliver the presentable schematic layouts and cost estimates for the meetings with TxDOT leadership.
Ivan has recently taken a leading role in the design of several important projects for key clients in San Marcos, Temple, and Baytown. In addition, he supported the design of City Limits Subaru, which is currently under construction in Buda, while also working with his team on various single-family projects. When Ivan is not working, he runs… a lot. Ivan placed 11th overall in the Rock and Roll Marathon. We appreciate Ivan’s energy, hard work, and ability to set the pace both in and out of the office.
Since transferring from the Fort Worth office last year, Taylor has quickly become a major asset to the Austin Residential Land Development Team, providing design, plan production, and feasibility support. He has jumped into existing and new projects with enthusiasm. His attitude, enthusiasm, and willingness to help and mentor others are crucial elements to the success of the projects he works on.
Abi also helped our sub RTG to standardize the schematic layouts, so they all look uniform. This assignment will open doors for Pape-Dawson to win more schematic work from the Fort Worth District.
Arthur has gone above and beyond to provide transportation leadership in our growing Dallas office. He has also been instrumental in successful development of our DFW municipal and structures practices. Arthur has been willing to work across team boundaries to make successful progress on all types of projects.

David applies his experience in survey field operations and data processing to his role as the main coordinator and source of support for all PD survey crews in the Houston area. His knowledge, levelheadedness, and serviceoriented attitude provides a firm foundation for our crews. Additionally, David routinely travels more than 6,000 miles per month to and from field sites while maintaining top marks for driving safety.
Year after year, job after job, Ben has played a vital role in plan production. Ben is known for his attention to detail, insistence on organization, and commitment to accuracy. The high expectations he has for himself and for all those around him have been influential in setting a high standard of excellence for the New Braunfels office.
Tomas has flawlessly transferred into a new role as the lead design engineer for his team. The team is young in terms of engineering experience, and he provides invaluable lessons about grading, drainage, and other engineering concepts. Tomas is dependable and works tirelessly to meet aggressive schedules on large, complex projects.

The APMP is a global authority for professionals dedicated to the process of winning business through proposals, bids, tenders, and presentations.
Mari has received notice from the HR Certification Institute that she has passed the Associate Professional in Human Resources (aPHR) certification exam, demonstrating knowledge and understanding of Human Resources principles.
The HR Certification Institute is the premier credentialing organization for the human resources profession.
Patrick has received notice from the Federal Aviation Administration (FAA) that he has passed the Aeronautical Knowledge exam to become a Remote Airman Pilot for Small Unmanned Aircraft Systems (sUAS).
The goal of the Remote Airman Pilot certification process is to ensure the applicant possesses knowledge consistent with the privileges of the Remote Pilot Certificate with sUAS rating as well as the ability to manage the risks of flight in order to act as a remote pilot-in-command.
This certification allows Patrick to fly under the FAA Part 107 rules and regulations for commercial drone operations.

In college, I studied abroad in Shanghai. While I was there, I met legendary Spurs point guard, Tony Parker.

My dad told me that at the beginning of each day, he would pray that he would be used to make someone’s day. So everyday I try to make someone’s day, in a big or small way.

What is the best advice you have ever been given?
After reading an email or a text that triggers a strong emotion, you have a choice. You can either react or respond. When you reply immediately, you are reacting. When you allow yourself to step away and regroup, you are better equipped to provide a response which reduces the risk of negatively impacting your relationship with the other person.
What is an interesting fact about you that most people don’t know?
I have three Pembroke Welsh Corgis: two red males and one tri-color (female). The female is only a year old and it is very clear she is the boss.
Who would you most like to meet and why?
Jimmy Buffett. He has been a favorite musician of mine for 30+ years. It would be really fun to share margaritas with him in some little bar in Key West!
What character trait(s) do you most admire?
Sense of humor. Laughing is the best stress reliever I know of, especially when you can laugh at yourself!
What is the best advice you have ever been given?
Make your bed every morning. You start with success first thing in the day, and you get a welcoming end to your day as well.
Do you have any strange phobias?
Putting my socks in the dryer. You never know if you’ll get them all back!

What is something you’re particularly proud of (outside of PD)?
In 2020, I set three goals for myself: read 20 books, run a half marathon, and pass the P.E. exam. I accomplished all three!
What is the nerdiest thing you do in your spare time?
My husband and I watch Jeopardy! every night. I don’t think I could qualify for the show, but it’s my favorite way to unwind after work.

IN OUR COMMUNITY
Pape-Dawson is proud to support Meals on Wheels (MOW) Texoma, a nonprofit organization that provides 30,000 meals per month to residents at risk of food insecurity in Grayson, Fannin, and Cooke Counties. Greg Pittman, Executive Director of MOW Texoma and David Plyler, Mayor of Sherman, joined us as we presented a donation to the organization in January.
Pape-Dawson is proud to announce the 2023 Volunteer Councils for each office. The Volunteer Councils are responsible for planning and executing charitable giving, including outreach events and associated fundraising, on behalf of the Pape-Dawson Engineers Charitable Foundation, a 501(c)(3) nonprofit organization.
In addition, the members of the Volunteer Councils serve as liaisons between the Councils and their respective teams.
