ABSTRACT

T

his article focuses on the significant impact of Building Information Modeling embodied in Project Management. It brought revolutionary development to AEC industry. BIM

software such as Autodesk Revit, Nemetschek Vectorworks, Bentley Microstation, Graphisoft ArchiCAD and others. BIM provides insight to stakeholders on visualize a building under to be built in a stimulated environment. In other perspective, BIM is project stimulation in 3ds models of the project components with links to all required information connected with the planning, design, construction, and operation of the facility. To put it into a nutshell, the objective is to ensure that precise information is allocated in the right format in given time. Therefore, the party involve can make better decision throughout the design, construction and building operation. In other word, a better administration environment is provided through these applications. Besides, it also provide Common Data Environment (CDE), a process approach allows information to be shared between all members of the project team; it is also a single source of information for the project, used to collect, manage and disseminate documentation, the graphical model and non-graphical data for the project team. It helps to facilitates collaboration between each members and avoid duplication and mistakes.

It brings all parties in AEC to produce a design that is optimized for constructability, aesthetic, quality, affordability, timeliness and seamless flow into lifecycle management.

2.0 BIM Benefits Case Studies

They are Scheduling and Estimating, which is the core function of BIM to allow adjustment during design phase, different option of design are subjected to analysis to prevent costly and time-consuming redesign at later stages in the project life cycle that is 6D and also facility management application.

2.1 Balfour Beatty Complete Luxury Hotel two-month ahead schedules Project Summary To describe in brief, Balfour Beatty has a construction project to build a luxury hotel for The City of Dallas, Texas, for its convention center. Concerned about the economic benefits, the city decided to build a 23-story, 1,001 rooms Omni Dallas Hotel. The city wanted the facility to be constructed and operate hastily and cost-effectively as possible. Hence, the company refers to Autodesk Building Information Modeling (BIM) solutions to keep the project under budget and on track. “BIM allowed us to explore multiple options as design decisions were being made,” says Steven Belaire, a senior project engineer for Balfour Beatty Construction. “It made it easier for us to coordinate the project, help the client make more informed decisions, and stick to the tight schedule. Having used BIM before on similar projects, we knew the time investment would be well worth it. BIM delivers benefits to virtually every aspect of a project, but it’s worth it even if you only use BIM for clash detection. Thanks in part to the efficiencies of the BIM process, we didn’t just stay on schedule—we finished two months early.”

The Solution It began by constructing intelligent 3D models of the building and site using Autodesk® Revit® Architecture and Autodesk® Revit® Structure software. The project team began by building a basic model of the building, and then focused on the details for more delicate detail of the design, such as the structural systems and ceilings. The team constantly receives design from architects and engineers. They use DWG to compare features within AutoCAD software to pinpoint alteration, and then revised them in the model. The team found that the ceiling clearance would be an issue in several areas during the early stage. After some refine and tally the placement of duct and electrical elements in the model. The team is able to show the issues to the client more clearly. A senior project engineer of the company mentioned that, BIM enable them to avoid potentially time consuming back and forth discussions, and found the best solution. For instance, they lowered the ceiling just 9 inches. The client still manages to get high ceiling, and the team got the space required- but with no more room than was necessary to get the job done.

Better Coordination Leads to fewer RFIs After the involvement of subcontractor, in their particular portion using their own software application. With the helps of BIM, the team was able to aggregate the information into a single source. Although the project wasn’t start by using BIM technology to design in the early stage, the GC led the project team to develop architectural; structural; and mechanical, electrical, and plumbing models of the proposed facility, as show in figure 2.2.1. These models were created by detail-level information from subcontractors based on drawing from the designers.
