This recipe was brought into us after a resident went on an amazing cruise, where everyone raved about the delectable Goulash Soup from Arthur’s. We hope you enjoy it as much as they did! INGREDIENTS • 18 oz diced onions • 2 oz cubed red bell peppers • 2 oz cubed yellow bell peppers • 2 oz cubed celery root • 4 oz cubed, peeled potatoes • 18 oz cubed beef • .5 oz caraway seed • .5 oz dry marjoram • .7 oz chopped garlic • .5 oz tomato paste • .5 oz roasted paprika powder • 70 fl oz beef stock • salt and pepper, to taste
DIRECTIONS 1. Add a good splash of oil to a large pan and gently saute the onions and peppers, until softened 2. Add beef and continue to cook until meat is browned 3. Stir in paprika and continue to cook for 2 minutes 4. Add 7 fl oz beef stock, bring to boil, and cook until reduced by half 5. Add marjoram, caraway seeds, tomato paste and season well 6. Add enough stock to cover and simmer until meat and vegetables are tender, about 1.5-2 hours 7. Add diced celery root and potatoes, plus any remaining stock, and simmer until vegetables are cooked through, adding water if it is looking too dry

We have many fantastic signature events here at Toscana that we have run for years with great success and are loved by so many of you. As my second year continues here at Toscana, I have taken my time and listened to your suggestions and valuable input. My goal is always to do my best and incorporate your ideas and requests when possible. Over the last year, we have added new outings and made some updates to help “refresh” some of our recurring events. We are very excited to announce that Casino Night has been completely re-branded and will be located at Dave & Buster’s this year. One of the most significant challenges we have faced in the past is our limited space for such a large event. Putting 60 to 70 people in a room filled with several gaming tables has always presented a challenge. We have solved this issue by hosting the newly updated Casino Night across the street. A spring favorite is on it’s way! The annual Vendor Expo is set to take place on Tuesday, March 24 from 11am-1pm. The Palazzo Grande cobblestones will be full of area businesses, all looking to give our Toscana residents the best deal on health, beauty, dining, retail and more!
Residents in attendance can experience a whimsical forest wonderland at Camp Dreamtree, where colorful tepees host a variety of activities for kids of all ages. From self-guided fun, to scavenger hunts, and more, Camp Dreamtree will get your imagination running. For those looking to take home a little piece of art, special bandana screen printing, paper hat construction, and leather slide creation will be taking place, as well. Looking to relax amongst the art? Various instructors will be hosting an all-levels yoga class each morning in front of the Fountain Stage. The classes are free to attend for festival-goers. As many of you know, over the past three years I have committed a large amount of my time to personal development in the form of Toastmasters. Joining Toastmasters has been a very enlightening experience and has provided me with guidance not only in regards to public speaking, but also in my writing, leadership and communication skills. Each meeting the members of the group participate in what we call Table Topics. This is an opportunity to practice thinking on the fly and presenting without any rehearsing. Each speech is timed and should be no more than two minutes in length.

Moving/Remodel/Delivery Policy & Procedure – There is a lot of moving and shaking happening here at Toscana and during all of the moves, remodels and deliveries, we do our best to ensure that elevators are padded and damage to the hallways is kept at a minimum. Because of this, the Board has adopted a policy that requires a deposit of $250.00 for all deliveries and moves, along with a $500.00 deposit for remodels. There is also a required form that jump starts the process of letting the gate team know, unlocking the front doors, and padding the elevator, and this is accompanied by a $25.00 fee. Should all go according to plan, and no damage is done to the property, your deposit will be refunded to you. We ask that all passes be completed and submitted to the front office at least one business day prior to the scheduled service. LET’S TALK TRASH
Trash disposal and recycling service are two items included in Toscana monthly assessments. Because trash service runs so smoothly at Toscana, you may not even notice the work that the team here completes in order to keep the grounds clean unless something goes awry! Our porter, Ignacio, spends the majority of his day pulling trash and recycle bins to the compactor with a gas-powered gator. Our trash/recycle vendors pick up compacted refuse several times a week. You’ll notice trash and recycling removal begins at 9am each day- and that the bins are full more times than not. Ignacio also power washes the garbage rooms located in the parkades underneath each building. Recently, our team has found full bags of trash in resident hallways, stairwells and building entrances. A full garbage bag of used cat litter was found in one of the building stairways. Additionally, with all of the remodeling going on throughout PAGE the community, we have found used construction debris (anyone need a used kitchen sink?) in the parkade bins. All contractors should be advised

to take all debris with them offsite. When moving in or out of Toscana, please take all unwanted furniture, including mattresses, to an appropriate place for discard- NOT the parkade bins. Moving boxes should be broken down prior to putting them into recycle bins. Although there are small waste containers at building entrances and elevator vestibules in the parkades, they are intended for small items; perhaps a straw wrapper or errant receipt that is found in the parkade or parking lot. We encourage our residents to take all trash and recycling to the designated trash rooms, rather than leaving trash-filled bags throughout the community. Together we can keep Toscana looking beautiful!

Lately we have had several questions about windows. Based on these concerns, I thought it might be a good time to review some general information to try and answer questions before they come up, and provide an updated process moving forward with the window washers. According the CC&R’s Article 5, section 5.1 (B), “each Unit Owner shall be responsible for the Maintenance and repair of the Limited Common Elements allocated to his Unit pursuant to Section 2.5 of this Declaration, such Maintenance and repair included, with limitation: (iii) Maintenance, repair and replacement of all doors and windows of the Unit, including entrance area doors.” In laymen terms, if there is an issue with the window itself it is the owner’s responsibility to fix the issue. We’ve had some residents come in saying that there is moisture inside the panes of glass. The units have energy efficient windows that have argon gas sealed in between the glass panes, to help slow the transfer of heat through the window. If the seals go bad the gas will escape and allow moisture to get into this compartment. The result is moisture, on humid days, inside the

window. This moisture will leave water spots in the inside, which cannot be cleaned. This is also the reason we get so many calls from residents after the window cleaners are here that their windows were not cleaned; they were, the contractors just weren’t able to clean inside the windows. The only way to resolve this is to replace the windows. We also get concerns that, when it rains, water comes into the unit from the window. This is typically that the weeping holes on the outside of the window have been clogged by dirt and the water is coming into the unit. This can be easily fixed by clearing the small hole of the dirt. Some of the windows have small plastic sliders that can go over the weeping hole to stop wind and

insects from going into the unit. These actually help the dirt to build up and cause a blockage, so you may need to slide the cover over to clean out the weeping hole. In regards to window washing, moving forward we are going to put reminders in our e-blasts for residents remove their screens prior to window washing, which occurs semi-annually. This will help prevent damage to the screens, as they are designed to be removed from the insides of the units. In the past, the window washers have attempted to pry them from the outside, causing damage, which the Association has paid to repair. Homeowners should note, screens are technically resident responsibility. If a screen is damaged by work completed by the Association (like window washing), it is often covered. However, all other repairs or replacement is to be addressed by the homeowner.
