oger Soto, AIA, LEED AP, an HOK design principal, is a featured presenter at the annual international conference of the Council on Tall Buildings and Urban Habitat (CTBUH), which took place last Oct. 26-30 at the Grand Hyatt in New York. Soto showcased the high-performance design of the 80-story Capital Market Authority (CMA) Tower, an iconic supertall building under construction in Riyadh, Saudi Arabia. Designed by HOK in collaboration with Omrania & Associates, the CMA Tower will serve as the headquarters of the government organization responsible for regulating Saudi Arabia’s capital markets. Rising 1,263 feet (385 meters) and 80 stories, the faceted crystalline structure will have 73 occupied floors and a gross floor area of 1.9 million square feet (182,137 square meters). The design of the tower responds to the guidelines and vision set forth by the developer of the district, the Al Ra’idah Investment Company. When it opens in mid-2017, the CMA Tower will position Riyadh as the financial and economic center of the Middle East. It is the centerpiece and tallest structure within the King Abdullah Financial District, a mixeduse development that creates a world-class financial hub for the Kingdom of Saudi Arabia. It also will be one of the world’s most hightech supertall buildings. The design team is targeting LEED Gold certification. Harsh environmental conditions in Saudi Arabia pose unique challenges to the construction of supertall buildings. Intense solar radiation increases heat gain and the accumulation of fine-grain sand clings to building surfaces. In his presentation, Soto will describe how the team overcame these challenges by creating a high-performance enclosure that incorporates solar shading, photovoltaic solar collection, facade lighting and an innovative facade access system. This integrated solution reinforces the overall building design and geometry while minimizing solar gain and internal cooling loads, reducing HVAC requirements and reclaiming electrical energy. The major components of the highperformance enclosure system include tripleglazed insulated glass units; unitized type glass curtain wall; a horizontal gantry, or catwalk, located on each floor; an array of angled glass fins connected to the gantry for shading; and a photovoltaic array located in the crown of the building. The building’s main structural skeleton comprises a central core, perimeter columns, composite floors, roof crown and a continuous raft foundation. The central core is made of cast in-situ reinforced concrete walls interlinked in

Buffalo bayou park, Houston’s iconic refuge
T
his thoroughly renovated, 160-acre, 2.3-mile public space, sometimes described as “Houston’s Central Park,” not only features beloved destinations old and new, but also deploys a vigorous agenda of urban ecological services and improved pedestrian accessibility. The more extensive Buffalo Bayou remediation project, of which Buffalo Bayou Park is a part, has transformed a polluted urban eyesore into a nationally significant, naturalized amenity for central Houston. Buffalo Bayou Park lies just west of downtown Houston, on either side of Buffalo Bayou and between two busy arterials, Memorial Drive and Allen Parkway. The
completed park transforms an overlooked space into a city centerpiece. Existing destinations such as Eleanor Tinsley Park and the Wortham Foundation Grove have been re-envisioned, while new features were added, including the Johnny Steele Dog Park, Lost Lake and The Dunlavy. event space, The Water Works and Wortham Insurance Visitor Center, and the Barbara Fish Daniel Nature Play Area. Before the renovation, “Hardcore users found their way in, but it was relatively unsafe and mostly underutilized because the area is flanked by big roadways,” said SWA principal Scott McCready. “Our client, Buffalo Bayou Partnership, wanted to broaden the opportunity for the park’s
enjoyment. Now anyone can just drop into the park. You might have a child with you, or be elderly; it’s not just for the young and athletic.” Connectivity within the park and to surrounding neighborhoods is enhanced with two new pedestrian bridges designed by SWA. These new bridges join the existing pedestrian network, including the Rosemont and Shepherd Drive bridges, to increase connectivity and offer greater mobility within the park to a larger population. The landscape strategies developed by SWA in concert with the Harris County Flood Control District provide critical environmental services both within the park and downstream. The design utilizes channel stabilization techniques through enhancement of the bayou’s natural meanders, offering increased resiliency against floodwaters. This method represents a sharp break from the midcentury style of straightening and channelizing the bayou. Landscape-based flood control also preserves the beauty of this culturally significant waterway. Additionally, SWA’s planting strategy reduced mowed turf by half, replacing it with riparian woodlands and naturalized meadows featuring native species. This further stabilizes the landscape, provides habitat, and uses characteristic Texan species to return a sense of place to the city. “Buffalo Bayou Partnership has enjoyed more than a decade-old working relationship with SWA,” says Anne Olson, President of Buffalo Bayou Partnership. “The firm has worked on numerous projects and planning efforts for our organization. We have valued this long-term partnership and are proud of the work we have accomplished together.”

Interview with:
Mohammad Haleem, Nursery Manager, Desert Group Please give us a brief description about you & your educational background? And highlight your past experience in the GCC region in the past years? I completed a diploma in Agriculture after which I started working at Palms Agro Production in Kuwait as a Nursery Production Supervisor in 1985. I joined the Desert Group in 1992. I am the General Manager for Wahat Al Sahraa, overseeing everything related to the nursery business. When did your company first set up business in the Region? Julian Lee and H E Saeed Al Ghaith established Desert Landscape Company in 1988 out of a desire to design and build gardens to exacting world class standards. For the first few years Desert Landscape Company operated small site based nurseries and grew the plants to match its direct project needs.

By the third year Desert Landscape was handling sixteen projects, and the range and scope of the work had also expanded to include municipalities, sports fields, embassies and large villas. This meant that there was an increasing need for a dedicated stand alone nursery to supply our own increasingly varied project needs, as well as to take advantage of the opportunity to supply plants to the local market. To that end, in 1993, Desert Landscape Company built its first exclusive plant and propagation nursery which it named Wahat Al Sahraa. What is your company’s Main Activities & Services ? The main activities that we undertake are broken down into nine distinct areas. Each area has a dedicated set of staff who specialize in the activities contained within

their respective area of responsibility. The basic breakdown would be Palms and Trees, Shrubs, Groundcovers, Seasonal Plants and Herbs, Topiary, Water Plants, Fruit Trees and Vegetables. We also set up and run an internationally accredited Laboratory where we carry out all types of soil and water testing as well as plant pathology to international standards and we are accredited under ISO 17025:2005. The Laboratory carries out tissue culture propagation of plants for both the regular ornamental plant market as well as researching and developing the protocols for propagating native species that have so far proved hard to replicate in commercially viable numbers. We believe that the insights gained through the research is giving us valuable knowledge to match artificially the mechanisms various native plants use in their propagation. Where is your nursery area located? Is it difficult to manage a nursery? We have 24 nurseries at present. Our nurseries are located in Dubai, Sharjah and Fujairah in the UAE. In Doha in Qatar and Bangkok in Thailand. We are currently setting up new Nurseries in Oman and in Bahrain. Managing a nursery is pretty much like any commodities business. Nursery sales and inventory are managed using a software system that allows us to track the growth, upgrading, location and sales of our palms, trees, shrubs and plant material while concentrating on our day to day business
management. Managing the stock across the huge variety of species we produce is probably our biggest challenge. The other functions – logistics, HR, materials and facilities are somewhat easier although they all have their unique challenges. The palms, trees and shrubs we grow often start out as seeds or cuttings and are then grown on in ever decreasing numbers as we sell off the plants at various sizes during their growing up to the large mature plant specimens that we keep to one side for major projects. The size and shape of a given plant may differ very slightly in each of the countries we operate in, but it is essentially uniform across all our nurseries. Our plants all meet common horticultural standards, and we are now in the middle of moving all our production to International US and European nursery stock standards.
exceed the rate at which the plant is able to manufacture food by photosynthesis. For petunias for example, growth peaks at 35C. Temperature obviously influences growth. Winter seasonal seeds germinate best at 21 - 26C while our summer seed tends to germinate best at between 23-30C. What are your views about nursery here in the Middle East compare to other countries? or its all the same? The nursery industry here in the Middle East is not yet as well established as in other regions of the world. There is neither a trade association nor is there a regional ‘governing’ body. These associations are usually voluntary but they can be a great resource for horticultural knowledge, standards and a great forum for discussing problems and issues that affect the business
in both local and regional terms. They can also be used as vehicle for change, improvement and learning. In the more established Landscape markets there tends to be a large number of more specialized nurseries that have developed reputations for growing specific ranges of plants. Thus those nurseries are able to focus on producing a more limited range of high quality product species. It would be much easier for us to similarly focus on a few species but the nursery market is not yet mature enough to have developed a sufficient number of specialist nurseries that concentrate their efforts on a narrower band of plants. We therefore have to grow all of the many species that are most commonly used in the Landscape Industry both for our own landscape needs and also to satisfy the market demand at large.
Do different varieties of turf grasses use different amount of water? In your opinion what weather conditions are best for plants to thrive throughout the year? Yes, different varieties of turf grasses do use different amounts of water. Each type of turf grass has its specific advantages and disadvantages and it is generally up to the landscape team to determine which type of grass is most appropriate for each location. Some species are more saline tolerant, some are better for sports and others require less maintenance. The best weather conditions for the plants we grow here are those found from mid to late October through to mid to late June. Different plants respond to different temperatures but generally speaking the rate of photosynthesis and respiration both rise with increasing temperatures. As temperatures reach the upper growing limits for that particular species, the rate of food used by respiration may well

however found that many of the claims by the soil additive companies for the use of their ‘beneficial’ products to save water to be exaggerated at best and misleading at worst. The Volkswagen emissions story of our particular industry !
How do you manage water conservation? Is there a proper ways to irrigate? Water conservation is a crucial element of our nursery work. Wasted water represents loss of money and is something that we try very hard to avoid. We manage water conservation through smart irrigation systems where possible. Smart irrigation means using weather station input and the nursery managers feeling for the plants growth needs. For some crops we may
have to use hand watering due to the short and transient nature of their life cycle in the nursery that makes the installation of a dedicated drip system unviable. We also use an overhead misting system in the mid summer period to try to reduce the temperatures and occasionally we will wet down the area to increase humidity where we do not have mist installed. The use of gels in the potting mix is also considered for certain species. We have
Generally the ratio of the amount of water consumed by the crop to the amount of water supplied through irrigation (surface, sprinkler or drip irrigation) should be as high as possible. We are currently operating between a bench mark of 80% being the lowest criteria and somewhere just over 90% as being the best we have achieved so far. Our hydroponic systems are of course much more efficient and reduce our water costs to the absolute minimum the plant requires to maintain a healthy growth rate. It is the aim of any nursery manager to reduce the water costs to the absolute minimum required as otherwise the crop is better off being discarded before it ends up costing more than it earns.
Please outline your company’s plans for the future including new projects developments? We are of the strong opinion that our approach to growing and selling plants, both ornamental and increasingly greater numbers of native species, through the use of science and technology is the way forward into the future. Sustainability is gaining ground and people are more aware of the benefits of using native plants in their landscape schemes. Training and education will feature strongly from 2016 onwards with the opening of a dedicated training centre and horticultural learning programme. We believe that it is our continual innovation and investment in new plant species, methodologies, machinery and practices within our field of endeavor that separates us from our competition. We are currently investing in the construction of new automated nursery systems and the recruitment of highly skilled specialists to run these new facilities. We also invest heavily in R & D (together with the necessary long term trials) for our plants and also for the development of locally manufactured organic pest and disease control formulations. evelopers Abraj Misr are creating a new residential lifestyle complex in one of Cairo’s most sought after new sites on al Nozha Street in Nasr City (vital street). Gate Residence will be easily accessible from Cairo airport and within reach of other large developments including, City Stars and the Delta Development Project on Al Nasr Road, which is still under construction. The up and coming area will also house Al Tayyar Land. “The Gate Residence is an innovative design idea of Green Building, integrating green landscapes with new buildings and metamorphosing the city into a vertical, green, dense and hyper-connected ecosystem.” according to French architect Vincent Callebaut.
“The main objective behind this urban proposal is to raise awareness of green sustainable architecture to fight against global warming in order to maintain an ecofriendly earth for our next generation. “The project shows a high ambition in green energy and technology. A solar roof covering the shopping area, green terraces and sky villas partially unifies architecturally the whole complex. This roof provides the possibility of maximizing green energy; providing shadow where necessary, thus decreasing the demand in mechanical ventilation. This roof is also the support for the solar panels and solar heating tubes, and for the green vertical gardens,” says Callebaut. Volumetrically, the Gate Residence is organized around a central street named the Boulevard acting virtually as the spine of the housing
project. The 1000 apartments are organized in rectangular regular buildings, forming U shapes, attached to the central street. The objective is to create a sustainable landmark in what “new Cairo” by transforming this efficient building mass, multiplying the perspective views towards

the streets, into a huge urban oasis. The program provides an underground parking on four levels; one level for a supermarket, three levels for the commercial areas starting on the ground level connected with Nozha street, and finally nine levels of housing, integrating three levels of offices along the inner street. The building mass is refined by the softening of all the edges of the U shapes. The facades of the nine housing floors are conceived to give a horizontal sedimentation of e-low glass and polished white stone. At both ends, the facades are inspired by the gills of fish acting as sunshades. All around, linear hollow joints in steel stretch horizontally

all the blocks to keep an elegant global building volume. All the balconies are transformed into suspended gardens by the integration of planting beds along the facades perimeter in order to create green cascades falling in each courtyards. Below the nine housing levels, the three commercial levels above grade present two facade typologies: A transparent curtain wall is set all along the promenade and along the Back Street and Nozha street. “This curtain wall is punctuated by green walls indicating the main entrances towards the shopping mall and the lobbies of each apartment blocks,” says Callebaut.

According to the architect, the Gate project is the “just equilibrium” between a very efficient distribution of 1,000 apartments and a very contemporary and sustainable identity. “This project will be the new symbol of the construction of a smart building in the heart of New Cairo, right symbiosis between the high quality of life and the respect of the environment.” Consequently, the Gate project is ecodesigned according to the bioclimatic rules (solar cycle, prevailing wind directions, endemic plant species, etc.) on the one hand, and by the integration of renewable energies (wind turbines, thermal solar energy, photovoltaic solar energy, geothermal energy, biomass, etc.) on the other hand.

ilan’s newest vertical garden is perched on the rooftop of a building that is home to the Studio – on Via Palermo 1, in the heart of Milan’s Brera district. Created by Piuarch, a Milan based international design studio in collaboration with landscape architect and designer Cornelius Gavril, ‘Garden Among the Courtyards’ was initially produced for the 2015 Fuorisalone (Milan Design Week) but will remain as a permanent fixture after receiving glowing reviews.

The 300 square-meter rooftop garden has been converted into a vegetable garden and an “open air pharmacy,” which has redeveloped the entire building from an energy and functional perspective according to the designers. “ It’s a complete ecosystem, which begins in the nursery where the seeds
are germinated, following the seasonal cycles and providing food, decoration, and medicinal plants, and finally ending with compost to fertilize a new season,” says Piuarch. The Modular Pallet System Central to this concept is the creation of a modular system that uses pallets to build easily assembled structures that
combine aesthetics and functionality at a reasonable cost. The Garden Among the Courtyards is more than a single experience; rather it’s a system that is repeatable on a large scale for redeveloping areas that are not being used. The pallets are used both as a walking surface and, upside-down, as containers for soil. In this way, a

The open air pharmacy involves the planting of medicinal plants with the aim of rediscovering the medicinal and therapeutic properties of plants used for centuries for pharmaceutical purposes. It will not be just the creation of a vegetable garden and an area of medicinal plants, but a journey through time, where history, work and nature are reconciled. Benefits The Garden Among the Courtyards is a multi-purpose project comprising, a building energy improvement project, a landscape instrument, decorative, food self-production, a new space for entertainment, socializing and coworking for those who work in the building. ocated in the central business district and covering an entire city block, the site had been previously unused for three decades and was considered an eyesore in the area. Today, it is a vibrant, mixed-use precinct that houses the world’s largest resources company and some of Perth’s best restaurants and leisure activities.
The centrepiece of the project is a premium-grade, 46-level office tower that has redefined the city’s skyline, though its careful integration with six refurbished heritage buildings and the surrounding open spaces has ensured that the street level experience is distinctly human. The tower meets the ground in a manner that respects the existing city form, creating a rich new layer of public urban spaces that acknowledge Perth’s
heritage, while responding to the needs of the dynamic, contemporary city. into the existing heritage fabric along St Georges Terrace.� The success of Brookfield Place is based on a shared vision, delivered through an interdisciplinary design collaboration that brought together urban designers, architects, landscape architects, heritage specialists and workplace designers. The Hassell design team worked together with the client and all project partners to create an integrated precinct that builds on the evolution of high-performance commercial architecture, and extends that generosity to the public realm. The well-crafted public realm plays an integral role in the precinct’s successful activation. The precinct has been overlaid by a street and lane pattern

derived from the surrounding city form. The spatial planning combines clear open sightlines facilitating legibility and movement, with more intimate discovered spaces for people to stop and linger in. A key move in the heritage refurbishment and integration involved exposing the basement zones of the historic buildings, by scraping away the ground immediately to the south. This created a collection of open-air, lower-street settings that are protected from the elements and perfectly suited to alfresco dining. Pre-cast bridges and stairs span this lower level, forming connections through the precinct and down into the atmospheric new restaurants and bars that hum with activity.
Good landscape design for a tower development like this is really about scale and texture, and adding those dynamic qualities to a space, says Aysen Jenkins, Associate at Hassell. “It creates a human scale. It makes people want to stay a little while. Rather than just move through, they want to sit down and enjoy the spaces,” she said. “On this project the heritage buildings were really important. They’ve got wonderful stories to tell, they’ve got wonderful textures and a finer grain, and they provided a major source of inspiration for us – we had to touch the ground really lightly, in and around them,” said Jenkins. High quality and robust, yet elegantly lightweight, materials characterise
Brookfield Place’s open and adaptable spaces, allowing a range of different uses into the future without significant changes to the original built fabric. At the podium level, discrete entry plazas are surrounded by mature trees, planting and a combination of integrated and changeable landscape elements including passive seating spaces. All are enhanced at night by specialist lighting. Abstract effects in the paving and tactile casts in the seating bring a narrative layer to the public realm, sharing stories of site’s former uses and the city’s history and making. The text quotes featured in the seating come from the first edition of The West Australian newspaper that was once printed on site.

uenos Aires Green City is one of the strategic plans that the City Government in office has been developing over the last two years to foster a more environmentally friendly and conscious city. There are several lines of work and implementation, such as Energy, Sustainable Mobility, Waste Management and Environmental Quality. Among these plans the one called “Sustainable Schools” incorporates the use of environmentally friendly technologies and green roofs in the new public elementary schools of the city. The public schools in Argentina are funded by tax revenue and administered by the government; in the city, some of them are funded by the City Government.

Additionally, among other kinds of plans, which promote new cultural buildings and areas, the renovation project for the traditional Museum of Modern Art of Buenos Aires (MAMBA) also introduces the use of green façades.

The Metropolitan Area includes another 40 “municipios” (boroughs) covering a total urban area of 2,440 km2, with a total population of almost 13.5 million, and is administered by the Province´s Government.

Although moving at a slow pace, mainly dependant on budgets and priorities, these projects seem to set precedents in the way that the city´s new requirements have to be met. At the top of the agenda, appears mitigating the heat island effect, a problem that affects Buenos Aires and all large urban concentrations on the planet today. As part of these new strategic perspectives, in December 2012 the City Government passed a law known as the Law of Green Roofs), which promotes the use of green roofs in all new constructions or implementation of such technologies and in exchange offers municipal tax breaks. Known by their many particular contributions to the environment -such as the moderation of the urban heat island effect, stormwater management, improvement of air quality, noise reduction, increase of biodiversity, plus the creation of new amenity spaces and learning opportunitiesthe green roofs are implemented in all new constructions funded by the city, whenever that is possible. The green schools or sustainable schools increase the number of public schools in the city providing education opportunities for low-income social groups and, even more importantly, are designed as low-energy consumption buildings. of the project is also to provide a working example of a sustainable, vegetative roof, where a teacher might bring students for the purpose of experiencing first-hand the roofs environmental benefits, as ancillary to instruction. Two of the schools are located in the Palermo and Belgrano neighborhoods, in the northern area of the city, and the third is located in Villa Soldati, in the southern area. Since the northern area of the city has been historically more developed and consequently became more prestigious, at the time that the southern area became particularly neglected, all new projects in the last few years attempt to change this stigmatic situation, creating a more balanced map of implementation plans. The green roofs of these new schools are planted with shrubby species such as Euryops pectinatus, or golden daisy bush, and those in the sedum family, whose main attribute is their droughttolerance; in these projects, the latter are represented by Echeveria runyonii (topsy turvy), Mesembryanthemum sp (ice plant), Uncaria tomentosa (cat´s claw) and Bulbine caulescens (snake flower). Some of the roofs present intimate spaces with benches and colorful art that, together, generate an inviting ambience.

In the school built in the southern district of the city, the project also incorporates an orchard, encouraging the use and practice of urban agriculture as another environmentally friendly action. The courtyards of this school showcase grassed areas and flowering climbing plants which are meant to cover the painted walls to make an even greener and more eyecatching space. Large trees, some
planted anew and some transplanted, and clusters of herbaceous plants complete the design of these areas where kids gather and play. These green roofs are the first to be implemented in the city and consequently represent new challenges mainly associated with maintenance. Because these constructions are new alternatives having higher initial costs and more
demanding maintenance tasks than other traditional options, they still need some time to be completely accepted. Still, they´ve been successfully received among local people and particular clients such as schools´ staff. It is hoped that all upcoming projects, both public and private, can incorporate the use of green roofs and walls. With a greener city, we´ll live a better life.

he coastal suburb Dee Why is located near one of the Sydney’s iconic surf beaches and a large natural lagoon. The original coastal landscape, which was characterised by sand dunes and freshwater wetlands, has been completely changed by urban development. The flat landform is now dominated by buildings, roads, car parking, paths and powerlines. One of the first elements of urban development was

A master plan for the Dee Why Town Centre of was prepared to provide Warringah Council with a framework for the upgrade of the urban fabric and rejuvenation of the economic viability of the town centre. The Master Plan aims to achieve a sustainable urban area through the integration of social, cultural, physical and economic values. Management and reuse of rainwater through sensitive urban design is a major goal of the Master Plan. A key element in achieving that goal is the development of rainwater gardens in Walter Gors Park. A design competition was held by Warringah CounciI to generate creative concepts for Walter Gors Park incorporating rain gardens as a central component. The brief called for design concepts that would allow the Park to play a key role in rejuvenating Dee Why Town Centre by transforming the Park into a vibrant urban space that reflects the energy, creativity and diversity of Dee Why. An existing concrete lined drainage channel that runs through the Town Centre and along the edge of Walter Gors Park to Dee Why Lagoon is currently buried. Consequently people are unaware of the relationship between rainwater falling on the Town Centre and the Lagoon. The Corkery Consulting design concept proposes to uncover and daylight the section of drainage channel in Walter Gors Park to provide a strong visual demonstration of the connection between rainwater in the Town Centre and Dee Why Lagoon. This connectivity is to be physically reinforced by a new boardwalk crossing back and forth along the drainage channel all the way to Dee Why Lagoon. The cultural significance and ecological value of rainwater is celebrated in Walter Gors Park through a system of rainwater gardens that not only improve the quality
of stormwater on the site but also visually engage visitors with the gently moving water surface reflecting the sky during the day and lights at night. The water play space provides a diverse range of opportunities for children to play in the cleaned and recycled rainwater that includes pop jets, hand pumps, chutes and channels. Interaction with these facilities will not only allow children to enjoy playing with them but also raise their awareness of the importance of rainwater in urban environments. A diverse range of other opportunities for recreation and social interaction are provided throughout the Park. They include new shade structures that reflect the physical form of the existing residential buildings on the site which are typical of the former urban development. The shade structures are set within paved plazas and incorporate

interactive information displays that make use of wi-fi technology. The system of structures, timber decks and paved plazas associated with the rainwater gardens are to be used by individuals as well as groups at various times of the day and throughout the week. Picnic and barbeque facilities combined with seating are provided throughout the Park in a variety of situations. A major new civic plaza in the south west corner of the Park provides outdoor dining facilities serviced by new shops, cafes and restaurants with residential units above providing surveillance. The physical and psychological connectivity of the Park to the Town Centre is strengthened by wide paths and a shared use plaza that extends across Howard Street to connect the Park with the future Dee Why Library. Widened paths along Howard Street create comfortable and safe pedestrian and cycle connectivity between the Town Centre and Dee Why Beach. Movement of pedestrians and cyclists through the Park is greatly improved by new paths and visually distinctive entrances.
