Extreme conditions in almost 3500 altitude and unrepeatable mountain atmosphere of constantly snowy tops create a unique background where the

Shared Space, Better Quality, Higher Value By Laith Wark

W

ith an ever increasing number of housing products on the market, real estate developers face tougher competition in attracting renters and buyers. Marketing and sales departments strive to identify and promote unique selling points in order to differentiate their product.

We see opportunity for landscape architecture and urban design to add sought after value to residential communities and other project types. In a market already saturated with rich materials and visually seductive environments, we ask the question “How can we be different, and better”? We see potential in creating better places for life where environments not only look great but are designed to increase the quality of daily life. For residential communities we see potential in delivering more peoplefocussed places by incorporating the principles of shared space. What is a shared space? “Shared space is an urban design approach which seeks to minimise the segregation of pedestrians and vehicles. This is done by removing features such as curbs, road surface markings, traffic signs, and traffic lights. It has been suggested that, by creating a greater sense of uncertainty and making it unclear who has priority, drivers will reduce their speed. This is conducive to a safer environment for both pedestrians and vehicles.” (Wikipedia, 2015). In other words, shared spaces are designed for people first, and also allow cars to move through them.

A new idea? Is shared space a new concept? No. This principle and practice has been around for centuries. On the other hand, the practice of strict segregation of vehicles and pedestrians is a relatively new concept. Segregation began with the rise of motor car use, and the birth of the modern road hierarchy which defines the character of roads and streets primarily according to their function in carrying traffic. Design handbooks based on the modern road hierarchy and principles of segregation

have defined the character of most of the modern streets and roads we see today. Since the side effects of “vehicleaboveall-else” started to become felt, a growing number of planners and urbanists started to promote more people friendly design approaches for street design. Approaches using the principle of shared spaces have also been called: home zones, living streets, complete streets, and woonerfs (Dutch, early leaders in the design of shared

space). There are modern examples of this type of planned space in cities throughout Europe, North America, and Asia. Can it work in the GCC? So, shared spaces are working in Europe and North America. What about in this region, the Gulf? Actually, shared spaces are already working in Dubai and other places in this region. In Dubai Dubai is known for its impressive network of highways and expressways that wind through the city. What is less known about Dubai are the examples of spaces where paved surfaces serve residential communities on a small scale, and are based on shared surface principles. These are the “laneways” (sikka in Arabic) found in mostly, but not always, older parts of Dubai. The sikka is a paved surface that is shared by both people and cars. These spaces allow access for cars to single unit garages however there are no curbs to define a vehicle priority zone. The lanes are often well shaded and are popular sections of an informal pedestrian network. When next to homes, people

often sit outside, and many of these spaces are personalised with outdoor furniture and lovingly tended gardens. Another example – Qantab Another example of traditional shared space can be found in older villages of Oman. Often shared spaces are the only type of space throughout a village. One example is the village of Qantab, a village not far from Muscat, Oman. We became aware of this example when Verdaus were invited to propose design ideas for upgrading the public realm within the village. The village is divided into the old and new quarters. The spaces within the old quarter of the village were mostly shared spaces. This area had traditional courtyard style housing laid out organically. The spaces between the villa compound walls allowed the passage of people and cars (as far as the spaces between buildings were wide enough to allow a car to pass). Sections enclosed by openings too narrow for cars were people-only zones. In contrast, the new part of Qantab was built on a street grid with plots laid out along streets with carriageways neatly defined by upstand curbs. Footpaths

lined the edge of carriageways however people would walk wherever they chose. The difference in the quality, and usability, between the old and new parts was striking. The old quarter was the place of choice for children to play, and people to gather. These spaces were well used by pedestrians. In the new quarter activities like play and social gathering were absent. The physical setting did not invite these kind of activities. As a result, the old quarter felt livelier, more fun, more safe, more happening. This is a regional example of a traditional and successful shared space. Both the Dubai and Qantab examples of shared space belong to the Gulf region and are examples that local town builders can call their own. Today With new residential communities under design, there is significant potential, right now, to create shared spaces in the UAE. Enlighted officials have and can continue to make an important impact. They can work with their design teams to design more integrated spaces, and liaise closely with authorities to gain approval for shared spaces in the city.

Plan B designed according to shared space principles A hypothetical example of shared space design The two plans shown in this article are typical to residential communities found worldwide. “Before” (Plan A) Fig. 02 shows a plan of a space before shared space principles were applied. The layout of the open space is defined by the geometry of the road curb layout. The road curb layout is derived from a road design manual. Road curb radii are one of the most influential factors in defining streetscape character and pedestrian safety on residential streets. Large dimension curb radii allow vehicles to move more quickly around corners. Wide sweeping corners also increase the ratio of vehicle surface to pedestrian surface. The end result is more space for vehicles, faster moving vehicles, less space for people, and less safe space for people. “After” (Plan B) Fig. 03 shows a plan of the space after shared space principles were applied. The layout of the open space is defined by

landscape elements and people focussed spaces. Road curb radii are reduced which forces vehicles to slow down to navigate corners. The road surface is purposefully not defined in order to avoid creating a zone where drivers feel they have priority. This layout gives the space the character of being a place where pedestrians have priority. Signage at the entrances to the shared space can indicate the rules however it is the visual cues of the landscape elements that more convincingly communicate the need for slower driving speeds. Conclusion Plan B designed as a shared space is arguably more attractive and safe than Plan A which is designed to accommodate roads laid out to a road design manual. The table shown in Fig. 04 compares quantities of different types of surfaces and landscape elements. Plan B has 31 percent less “road” surface, and these surfaces are shared surfaces, not dedicated vehicle only surfaces. Plan B has 29 percent more

“landscape” space which are useable people only zones, or planting beds. There is also a 136 percent increase in playground areas, which are also safer because of the slower moving vehicles on adjacent roads. The additional green space will make this area more attractive and cooler, with 161 percent more lawn, 99 percent more planting beds, and 200 percent more trees. The additional trees will also create more privacy between townhouses and a better sense of enclosure for people enjoying the park. Overall Plan B will be a better place for life than Plan A. We would also expect this qualitative value to translate into quantitative value for the real estate developer when selling or renting the residential units overlooking this space.

Ideas that Shape Cities Do university students in Jordan hold the key to unlocking the cities unused landscapes? By Dr. Anne Gharaibeh

he Governorate of Irbid of Northern Jordan has around 1.8 million inhabitants. About 600,000 inhabitants live in the urban center, which offers a large spectrum of urban activities (Department of Statistics, 2015). Among the most important activities are the educational institutions and the commercial uses in addition to the residential neighbourhoods. The percentage of urban green open space in the city in general is maintained at less than 1m2 per person. In the fall semester, 2015, an urban design university study is conducted entitled Irbid Pulse focuses on a busy but vacant part of

the Jordanian city Irbid (about 30,000m2 on both sides of Firas Al-Ajlouni street) at the vicinity of Yarmouk University. The location shows deficiency in pedestrian considerations, lack of designed open areas and recreational places, lack of sport related activities, demand on student housing and services, However, the place can be seen so active and full of potential. There is some sort of conflict over this area between the various stakeholders that left the site in neglect over the past years and it is proposed that a money-generating project may be a great opportunity to split the pie among stakeholders.

The proposal classifies the problem solutions into three main categories: landscape and public green open spaces; reformed educational facilities; and sport oriented facilities. The project aims at exploring what can be made within the site from activities that will encourage interactive and livable uses. The proposal is to create a smart and interactive street with mixed uses connecting both sides of the street activities. The two-way main street is lift as is, while the activities bridge the two sides of the vacant land. It is foreseen that the activities will occupy the place at all times creating a livable environment for the neighborhood

and the student community therefore the name “Irbid Pulse” was adopted. The project is focused on walking and promte the use of public transport, which is quite active at this location in the city. The attractions are geared towards, both the public family inhabitants surrounding this area and the university students’ community residing to the south of this area. Being located in the North of Jordan, the local weather can be summarized as follows: average annual precipitation 470mm, temperatures ranging between average high of 23º and average low of 12º throughout the year and the average number of sunny days in the year is about 300 days.

The lines of the proposed solution linked both sides of the main street creating an urban fabric that respected the place and left the majority of the place it open for the public. The study proposed passageways runing underground and two floors above to connect the two sides of the street. They play the role of an exercising track that joins activities at the various levels. The grounds and the rooftops (total area of about 18,000m2) are used as open spaces for the public with very simple tree and lawn design oscillating between shaded and unshaded areas. The buildings also provide generous shading for the commercial activities on the street level. It is expected that the green and simple open areas around and within the project are going to attract interested people from various age groups to find refuge in hot days and sun in the cold winter days. With a very low percentage of entertainment for house wives, female students, and workers; the sport activities, green open spaces, commercial activities, and cafés will attract the majority of women in the area.

Accordingly, the heart of the design is geared towards its green lawns expanding views as well as creating attractions for the local community. The green roofs become terraces overlooking the most active place in the city. Vertical accessibility is achieved by sets of ramps and stairways connecting the various floors. The ramps and stairs gently bring people up on the roofs. Many details are yet to be developed with regards to the

exact architecture of the place. Hopefully, with the second stage of the project, the design will be actualized with proper detailing. This project was distinguished among all other 4th year urban design projects at the College of Architecture and Design for the fall semester, 2015. It has won the recognition of participating Irbid Mayor, the external professional jury members, and the college faculty. They foresaw the potential to a more developed proposal as an example for meeting the public needs and benefiting from unused urban areas.


At the end acknowledgement goes to the College of Architecture and Design at Jordan University of Science and Technology which continues to support local urban needs and solve urban design problems by proposing innovative design ideas for the local municipalities. The College of Architecture hosts three departments: the Department of Urban Planning, the Department of Architecture, and the Department of Visual Communication. They together form a very active institution dealing with the daily urban, architectural, aesthetic, sustainable, and social challenges of the city of Irbid and its urban plan landscape. They also meet the challenges of other Jordanian and regional  urban areas in general.

3째 Estate is a mixed-use development consisting of condominium, villas and a hotel in Khao Yai, a vacation town located 205 kilometres to the North of Bangkok. The complex sits at the foot of a mountain amongst crisscrossing natural water ways and a reservoir. Inspired by the jagged shape of limestone mountains, the topography is crafted lightly with strong irregular linear lines to channel the water from the hill passing through this development into a constructed reservoir with wetland to filter the water before releasing to the adjacent river.

Seating around the fireplace is intended for those winter months for residence to warm up amidst the natural environment.

Trees and shrubs are planted throughout the estate to correspond with the existing plant species around the area. Project leaders crafted the topography to define various functions and walkways creating a beautifully composed scenery and journey which reflects the surrounding landscape very well. Each component of the condominium, villa, and hotel is managed separately, through a seamless landscape boundary and is proposed in order to connect every component visually as one whole development. The Escape Hotel is situated next to the main road for accessibility convenience. The arrival court creates a sense of space that embraces and surrounds the users upon arrival with plants that are arranged in levels. The steps leading up towards the main lobby, overlook the main water

The fireplace has been introduced to create a dynamic visual ambience that has the ability to liven up the static surrounding. This main water feature is the connectivity that leads your eyes from the entrance towards the swimming pool and mountainous scape beyond. The pool has a simplified organic shape of the existing scape to orchestrate with the plants and grass mound, a close representation of the natural landscape.

A mixture of existing trees and new local planting species can be found within the estate to encourage and maintain the existing wildlife and ecological pattern.

The Limestone Mountains envelop the site, providing the site with a unique topography, the inspiration for the landscape design concept.

The low-rise condominium compound is placed on the high ground at one corner of the site to lessen the visual impact to the multi-level villas. The swimming pool interconnecting with the water feature is placed on various levels, and is designed as a simplified interpretation of a natural waterway. Cascading water creates a soothing sound for the condominium area. The villa zone has its own secluded entrance featuring a sizeable private garden for each villa. The orientation of each villa is carefully planned to offer maximum privacy and a good view of the mountain beyond. Planting design is focused on preserving existing trees and using only species indigenous to the surrounding area to weave and continue the ecology pattern at large. Clean simple palettes of ground covers are used not only to emphasise sculptural topography but also to help with the slope protection.

A wooden bridge connects the estate’s organic farm on the other side of the lower reservoir to the hotel, condominium and private villa zones. Various designs of limestone inspired feature walls are used to define different spaces and functions throughout the estate.

The Reflective pool and Fireplace stretches out towards the pool villas and the reservoir, making a visual lead to the mountainous landscape in the distant.

y the architecture, the project reflects the magnificent character of the site and in order to become a part of the landscape. Three main architectural typologies are inspired by the nature and coexist to create echoes to the sensuality of the hills on the skyline, to the majestic verticality of the cedar forest and to the biodiversity of the wheat field and the flourishing glade. Effectively, the VIP Leaf chalets respond to the hills by offering

to the client a panoramic view toward the mountains. The vertical Nest Chalets enrich the strong identity of the forest with their spiraling wooden carpentry. The Wave chalets are embedded and camouflaged in the ground for families to enjoy with children. The rest of the house complex, by the diversity of the architectural identities, gives the opportunity to accomplish three dreams and to experiment the site in three different ways with different point of views.

On top of the site The three VIP Leaf chalets are developed horizontally, like a leaf growing from the forest toward the glade, cantilevered above the landscape. It gives the feeling of being alone, on the prow of a ship, facing the great spectacle of nature and mountains. In the forest between the top of the trees The four Nest chalets offers guests an unbelievable experience in this four hundred years old Cedar forest - to leave the ground and to live above the ground, in the top of the trees and sleep in a nest like a bird. Embedded in the topography of the landscape in contact with the local fauna and flora. The Wave chalets and health club provide guests a unique experience of the ground, of the stone, a perfect spot to watch the wild spectacle given by flora and fauna in the glade and to discover all the biodiversity around the pound located in the middle of the site.

The Plan

The earth surfaced road included in the house complex, follows the sensual curves of a calligraphic arabesque. Facing the north, the chalets are spread like a musical score, playing with the border of the cedar forest. They are linked together by the main access road hidden under the trees and by pedestrian hanging wooden bridges. Each chalet has independent parking. The main preoccupation working on the implantation of the building was how to create intimacy without insolation. Each chalet typology will be occupied by a different group of people. By this master plan, the client in the VIP chalet with his guests and service staff, can live completely separate. If they wish they can meet in the Majlis, in the dining room or in the spa. The three VIP Leaf Chalets for the client The VIP Leaf chalet is located at the highest point, at the South East angle of the site. This location provides a view overlooking through the entire glade toward the Atlas Mountains. The intimacy is at the same time preserved by this high position. The chalet cannot be seen from the guest’s quarters. Using the same architectural language as the VIP suite, the Majlis and the dining room are in direct connection with the VIP suite unit. An elegant private access road in stone serves this group of three leafs.

The three Wave ground-scrappers units for families are in the glade. These chalets are completely integrated in the landscape and invisible from the top. Only their green roofs are visible.

The staff and services are gathered in the contour building, on the West side of the glade. Contour buildings are hidden behind a planted hill. This building is served by a specific service road access.

The architecture

The chalets can be constructively distinguished in two groups. The leaves and the nests are wooden construction above the ground. They have a minimal impact on the soil of the site. The waves and contours are stone buildings embedded in the ground. All architectural components will be prefabricated and the all chalets maximise the passive bioclimatic system by the integration of renewables energies as photovoltaic solar panels, thermic solar tubes, geothermic installation, Moroccan wells and green roofs. Leaf / VIP suite + VIP dining room + VIP Majlis: Horizontality

Nest Chalets for guests: verticality The Nest chalets are built above the ground, vertically, between the trees. The chalet is organised around a central circular concrete trunk. wooden skin. The skin structure is made of spiraling element braced providing shade and intimacy. The density of the wooden blades encourages views toward the glade and prevents the view from the public pathway toward the private spaces. The living room is directly accessible from the wooden walkway. On the top and bottom floors, the bedrooms’ intimacy is preserved. A belvedere platform on top of the nest offers wonderful views of the site through the top of the magnificent cedars. Wave / Chalet for families + Health club: Ground Scrapers The presence of these chalets is revealed by a delicate cut into the ground. The Wave chalets are embedded into the site. Three chalets host families and one is the health club. The planted roof, inspired from the vernacular local architecture protects indoor spaces and increases the thermal mass effect already provided by the contact of the ground. Indoor living area is articulated between a glass mobile façade open on the glade and a fresh shaded courtyard on the backside. Indoor and outdoor living spaces are strongly connected.

Contour / Service facilities: Invisibility The contour building disappears in the landscape. The three ribbons follow the contours of the site geography. They are camouflage. The indoor partition is pragmatic. The simple typology of the building lets us imagine an easy extension of the building if required.

anda Vista Resort Xishuangbanna opened in September 2015 and is located on a lush mountainside in the southernmost city of Yunnan province in China, adjacent to Laos and Burma. Merging with the imposing tropical rain forest mountains of the Gadong district

northeast of Jinghong city, the resort was built on agricultural land surrounded by the preserved forest. The design was influenced by the unique Southeast Asia architecture style of the local Dai ethnic minority, and is characterised by a sensibility that is both luxurious and romantic. The complex of buildings is laid out to re-create the same quaint feel

of the neighboring cities, secluded within the forest environment. Xishuangbanna is very rich in both flora and fauna, the name meaning ‘ideal land of magic’ in the ancient language of Dai. The five star premium destination includes 151 villas, a conference centre, spa, temple and accompanying amenities placed in a series of cascading layers. Avoiding a superimposing scale was one of the main concerns of the design and the complex of buildings harmoniously dialogues with the indigenous villages and surrounding mountains. This composition is further enhanced at the lobby and other main public areas where guests can soak up the natural views. The main conceptual guideline for the landscape design was the integration in both natural landscape and local culture. The emphasis on culture is one of the most

defining characteristics of the Wanda Vista brand and Xishuangbanna’s culture is particularly rich and unique. Outdoor gardens and courtyards provide spaces for recreation, gathering, meditation, or exploration throughout the site. The complex includes a temple inside the resort which is donated to the local Buddhist community, a minority within the Buddhist faith. The resort is now home of the Buddhist minority and monks, who additionally provide guided meditation classes on site, further contributing to a holistic sense of place. Approximately 75 percent of all species planted are local native plants. Traditional fruit trees were planted all over the resort and special attention was given to the area next to the local cuisine restaurant, where native aromatic plants such as lemon grass and a local passion fruit species named after the place, Passiflora xishuangbannaensis, can be found.

Two lakes are located inside the resort, both functioning simultaneously as rainwater reservoirs. One is located in the main entrance and the other in the SPA complex, which was placed in a further hidden valley location. The main ornamental inspirations that can be found throughout the resort are the

peacock and the elephant. The peacock is the totem of the Dai culture and has a strong spiritual meaning of general wellbeing. The elephant is also an important reference as Xishuangbanna is home to the last remaining Asian groups of this species still existing in China, inhabiting the Wild Elephant

Rose garden

A meandering web of landscape features such as avenues, hills and pathways defines a series of spatially and ecologically diverse landscape rooms. The different elements that act as meeting places are situated at the nodes where these structuring layers are overlapping, which forms the park’s activity and social spine. The web created by these primary landscape elements also outlines the park’s large open lawns, each of a size which can accommodate standard sports pitches, and all embedded in the overall meandering structures of the planting and topographic treatment. The result is a democratic division of spaces where one function does not diminish the other, with small and large spaces placed freely around the great open
