Q&A Staging for a Profit: Invest $15,000, Make $50,000 In working with sellers across Dallas neighborhoods, we have found there is such a misconception about what it takes to get a house ready to list in today’s market. The truth is, it doesn’t take as much money and time as you’d think. You just have to know what the buyers are looking for. Here are some tips for making easy updates on the front end so you can reap higher profits on your home and sell it quicker. How do I get my house ready to sell? Today’s buyer is very visual. Good photography is very important; you want to sell them on that initial look. Most buyers want movein ready, and that puts the onus on the seller to do the work. Be prepared to make upgrades and repairs, and to stage rooms so they’re light, bright and airy. Every good agent has a list of painters and other contractors you can rely on. You will need to de-clutter, de-clutter, de-clutter. Buyers don’t mind if you have a row of matching storage bins lining one wall of the garage—as long as it’s neat. Does painting really matter? Fresh, clean paint—if you do nothing else, you need to do that. People often overestimate what it costs to paint a room. A light, neutral color makes a house shine for a very small amount of money. It’s worth the investment. Consider this: Upgrades might cost you $15,000-$20,000, which is the traditional range for the first price reduction on a listing if it doesn’t move within a few months. When you spend that money on the front end for upgrades, you’ll net much more on the final sale price. Where do you make the money back? Generally, master bath and kitchen updates yield the most return. In one of our recent sales, the master bath hadn’t been touched since 1995. The owner spent $15,000 and two weeks having it gutted and updated. We had two offers within the first few days on market, both over asking price. It was worth the disruption. Another seller painted all the walls and woodwork of their beautiful Old World home white – even though they loved the original stain. They updated the kitchen countertops and backsplash, and replaced dark-metal light fixtures with more contemporary styles. Their $65,000 outlay delivered a sale above $2 million.
