In the last decade, Allie Beth Allman & Associates has invested over $1 million in a variety of civic and charitable organizations and over a quartermillion dollars in community schools, both public and private.
DFW home sales for the first three quarters of 2015 have set a record. The total of 74,000 home sales is up 16% from 2014 with median prices up 11%. Fewer than 21,000 homes were listed for sale at the end of September for 24 North Texas counties. Homes are selling around 98% of list price, and the housing shortage shows no sign of improvement, despite increases in new housing starts. Only 3,359 vacant new homes were available in DFW at the end of third quarter. Dallas’ acknowledged growth is driving housing demand and pricing. Current Census data show the DFW population at 25.5% of the state total. By 2050, DFW will hold almost a third of Texas’ population. The largest population age group, 18-64, is the potential labor force for coming decades, projected at about 60% of total population. Here is the economic engine for home buying, consumer spending, and tax payments—the socioeconomic energy. DFW has evolved into the primary distribution point for Texas, Oklahoma, Arkansas, and other surrounding states by rail, truck, or air. From DFW, any major city in the continental U.S. is less than four hours away by air. DFW has its own tech sector, developed from aircraft production, defense electronics and telecommunications. The U.S. Chamber of Commerce rates Dallas #1 for startups, and Dallas has become the state’s financial center. DFW’s emergence as an international city, with 230 languages spoken, is marked by a recent survey showing that high-net worth individuals are increasing faster in Dallas than in New York or Los Angeles. The luxury house market in the DFW area has been steadily growing, with 750 homes priced over $1 million sold in Dallas last year. Industry analysts note that high-net worth people are moving cash to real estate and Dallas’ real estate investment value is bolstering confidence for the affluent.
