HNI 200 Oak

Creating a Campus Gateway Phase I Concept Design

Muscatine, Iowa

HNI is a leading provider of workplace furnishings and residential building products. Focused on enhancing the spaces where people live, work, and gather, the organization set out to refresh their space with their values in mind. The goal is to enhance team member experience by re-purposing existing spaces within their downtown Muscatine campus.

An overall study of the 200 Oak Building was conducted. The objective of the study was to explore the feasibility of renovating and changing the use of the building to consolidate workspaces that are currently spread across different buildings on the outskirts of Muscatine.

Upon completion of the study, HNI and the design team moved forward with a phased approach.

Phase I prioritizes quick occupancy for some members. Utilizing the existing server rooms, this area will be converted into office space, providing space for approximately 53-61 members. The addition of the elevator in the atrium allows for universal access as well as connection to other prominent areas - the Mezzanine space and the Hawkeye Room. On the exterior, the façade remodel looks to further enhance member experience while strengthening the campus’ gateway.

ICON | Iowa Conservatory

A Culture of Performing Arts Schematic Design - Construction Administration

Iowa City, Iowa

ICON (Iowa Conservatory) is a Performing Arts High School located on the Northside neighborhood of Iowa City. The school’s mission is to provide students with an interdisciplinary and holistic arts education while creating a path unique to each individual’s goals.

After considering a new construction building and multiple sites, ICON found a historic building in need of a renovation - Brewery Square.

Organization and structure was prominent throughout the design. Commons spaces and performance rooms were organized separately from quieter programs for sound separation and optimal adjacencies. Dance studios were positioned to allow wide open spaces with minimal alterations to the building’s existing structure. Practice rooms emphasized acoustical treatments and a trapezoidal layout to optimize sound reflection.

The historic building presented various opportunities to celebrate existing materials while introducing new finishes and systems. Exposed brick, steel, and wood provided natural textures while wayfinding supergraphics added color throughout and created a brand identity for each of the school’s discipline.

With close proximity to the University of Iowa and the city’s art scene, ICON complements Iowa City’s rich culture of performing arts.

East College Street

Pedestrian Mall Reimagined Design Development - Construction Administration

Iowa City, Iowa

The East College Street development displayed a new model for Iowa City downtown improvement by combining the old and the new. Initiated by Tailwind Group, a real-estate developer, the project introduced new housing and commercial opportunities while preserving the city’s remaining historic buildings.

Located on the city’s pedestrian mall, the project rehabilitated five 19th Century buildings to expand opportunities for commercial and cultural organizations. Non-original additions to these buildings were then demolished to make way for the new residential tower, a 102-unit apartment complex.

Careful and intentional design ideas were important in the rehabilitated buildings as well as the residential tower to pay tribute to the downtown’s historic fabric.

The historic buildings now house numerous commercial tenants - bars, restaurants, and a retail shop - as well as Riverside Theatre. Residents of the tower enjoy proximity to these businesses while enjoying the private alley and outdoor patio which mediates between the historic and the new. The businesses and the new density of residents complement Iowa City’s cultural identity and enhances the pedestrian mall.

Lincoln Supportive Housing

Housing for the Unhoused Concept Design

Lincoln, Nebraska

In 2021, the U.S. Department of Housing and Urban Development (HUD) allocated funds in HOME Investment Partnership American Rescue Plan Program (HOME ARP) to the City of Lincoln. The City of Lincoln then began working with the Lincoln Continuum to produce a white paper outlining existing homeless service capacity, gaps in services, areas of need, and preliminary data-driven recommendations.

Based on the recommendations from the Continuum, the City created a committee comprised of representatives from local agencies, non-profit organizations, and a design team to study the development of a low barrier shelter and 20-24 units of permanent supportive housing.

An available building west of downtown Lincoln was chosen as the site for the low barrier shelter. Based on existing conditions, a schematic plan was developed for the re-use and expansion of the building.

The permanent supportive housing site was located downtown, located nearby numerous local government agencies. A schematic plan was developed with adjacencies, services and amenities, features and characteristics of the physical spaces, and general layout and design principles at the forefront of design.
