An initial site analysis of the Dixie Highway corridor revealed six possible locations for a transit hub within the Cities of Hollywood Beach and Hallandale Beach, including: (1) Hollywood Blvd.; (2) Monroe Street; (3) Washington Street; (4) East Pembroke Road; (5) NW 3rd Street; and (6) West Hallandale Beach Boulevard. After further investigation, it was determined that the intersection of Dixie Highway and NW 3rd Street was the most ideal site to propose an Anchor Hub.

The factors considered during the site selection process include: (a) proximity to attractions; (b) proximity to residential housing; (c) potential for infill and redevelopment; (d) human scale of area; (e) sidewalk quality and pedestrian-friendly qualities; and (f) train easement. The existing infrastructure and underutilized transit system provide opportunities to promote mixed use, Transit Oriented Development, infill, and revitalization efforts to the neighborhood. The site provides for a pedestrian-friendly experience and its location will attract a variety of people due to its proximity to residential areas, the Casino, and fashion row. Moreover, Hallandale’s need for a distinct downtown area played an influential role in determining a location for a hub, as it provides great opportunity to create a vibrant and vital Downtown Hallandale. All of these factors, when considered together, present the opportunity to create an urban environment to act in synergy with building, transportation, and human elements.

TRANSPORTATION HUB
Public space is one element of the proposal that greatly enhances the urban environment, character, and human experience of the area, and City as a whole. It provides a location for people to aggregate and interact; pedestrians to have a pleasurable walking experience to shops and the transit station; families to bring their young to enjoy an interactive experience; and individuals to have a place to relax under the sun. This element of the plan provides a distinct sense of place to the City of Hallandale and will serve as a great meeting place for all who live, work, and play in the City.
