Curb Appeal?
Q: Dear Olivia, I am thinking of putting my house on the market in the next couple of months, my yard is looking pretty tired after the winter, do you have any tips to get things spruced up for market without spending a lot of money? Start with Curb Appeal. Your first impression of the house is going to be the most important. Pull up to the home and try to look at the front of your house from the eyes of a stranger. What do you see? Take a notebook and write down anything that jumps out at you. Some things to help you get started are as follows… 1. Shrubs and Landscaping… Shrubs, Trees, and all other landscaping should be accentuating the beauty and curb appeal of your home, not hiding it! Your shrubs should be lowered or trimmed to no higher than the house and potentially more. 2. The sidewalks should be cleared, not only of snow, but of any debris, and if they are crumbling you should look into options. The first impression could make or break whether someone enters your home or continues to the next. 3. Tree limbs should all be far enough from the ground that you can walk under them, and they should not be touching your home. 4. Flowers…yellow is a great welcoming color, and Marigolds are pretty inexpensive. If you start marketing in warm enough weather, be sure to have some flower pots and flowers to make the home more inviting. If the weather isn’t yet ready for your flower beds to be at their best they should still have sharp edges and be free of leaves and debris. Trim down the dead stuff from last year and get everything ready to bloom! 5. If it’s into spring you obviously want the yard to be perfectly mowed and neatly edged. While your home is on the market you might consider mowing twice a week. If we aren’t into the mowing season yet, go ahead and rake up all the dead leftovers from winter, or any dog clean up that needs done. Draw attention to the fact that your yard is ready for spring, not another thing that your potential Buyer has to do after they move! 6. Arrange for fertilizer, sometimes you can make your lawn stand out extra with some extra boosts and this is a great time to do that so it has a nice dark green color, and looks as lush as possible. 7. Mulch will do wonders most times of the year! It is amazing how great a freshly mulched flower bed will look even if nothing is growing yet! 8. Eliminate lawn ornaments...if you have lots of lawn or garden decorations that may or may not appeal to a new Buyer, climate the extras for marketing. Simple is best! 9. Inspect the entire exterior for trash cans, discarded wood and trash! Clean up! Re-stack wood piles if necessary, remove storage containers, children’s toys and other unnecessary objects. 10. Consider painting or cleaning ornamental fenced, decks, railings etc. so they look their best. 11. Clean out gutters, corners, and even vacuum out and clean the glass on your exterior light fixtures so they aren’t dismal. 12. If you have decks or covered patios, you want attractive furniture to help people imagine this place of relaxation, being sure they are clean and welcoming so as not to create an essence of more work! Even at this time of year when things aren’t yet green, making your outdoor spaces welcoming is a great way to get your house ready to market. Most folks are getting the itch for some outdoor time, so it will be fresh on their minds!

Founded In: 1884 Population: 6,867 (according to 2000 census) Elevation: 5,357 ft. Median Income: $32,397 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40-feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards and

vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $31,531 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Founded In: 1884 Population: 962 (according to 2000 census) Elevation: 6,917 ft. Median Income: $28,194 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to

Utah, Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in
the northern Wind River Mountains near Dubois, Wyoming, rise the Fitzpatrick Wilderness and the Shoshone National Forest, one million acres waiting to be studied, explored and enjoyed.
