3 Essential Homebuyer Questions Question 1: Why do I want a new home?

Do you need more space for your growing family or are you downsizing after your kids have grown? Are you looking for a home in a new neighborhood or do you want to find a different home in your current one? Is safety an issue or do you just want more space to spread out? These are some of the most common reasons why people buy a new home, and figuring out which one fits your situation is very important. It will determine where you look for a home, how quickly you need to get into a new home, and will in large part also determine how much money you will need to spend. But at this stage of the game it’s the non-financial benefits such as space or safety that should be the biggest reason why you decide to purchase a new home or not.

Question 2: Is it a good investment?

Once you’ve determined your primary purpose for purchasing a new home, it’s time to consider the financial ramifications. After so many people lost their homes during the Great Recession, making sure your new home purchase will be a sound investment is a critical consideration to make. Fortunately now is a great time to buy a home and make a good investment for the future. Calculator and PenAccording to Kiplinger, houses haven’t been this affordable since the early 1990s. In fact, since the peak of the housing market in 2006, the average mortgage payment in the U.S. has dipped from over $1,000 per month to just $645. Even though we’ve seen prices appreciate at a faster-than-normal pace this year in Fremont County, homes are still highly affordable. But since home prices are projected to rise between 10-20 percent by 2018, buying a home now represents a great investment opportunity.

Question 3: What about Mortgage Rates?

For the last few years mortgage rates have been hovering around levels not seen since the 1950s. But with the continuing recovery of the housing market, rates are bound to increase. Right now the average mortgage rate in the U.S. is 4.1 percent, but by this time next year economists predict rates will be a full percentage point higher. While that might not sound like a big deal, when you’re paying on a loan of hundreds of thousands of dollars over 30 years it can really add up. You’d be doing yourself a favor to buy sooner rather than later! Ultimately making the decision to buy a home comes down to a lot of factors. Unfortunately, most of us don’t have bags of money sitting around to buy our dream home whenever we please! But taking careful consideration of these questions and consulting with a Realtor can help get you on your way to finding a new home. ~ Olivia

How Much House Can I Afford? If the term mortgage has crossed your mind recently and you’re in the market to purchase a new home, you’ve probably asked yourself, “How much house can I afford”? This is a very important question all prospective homeowners should know the answer to before they begin shopping.In fact, if you don’t already have a mortgage pre-qualification in hand, which essentially details how much you can afford, most real estate agents won’t take you seriously and may not even take you to see listings. Why? Because sellers won’t want to waste their time with a prospective buyer that isn’t qualified.

Income vs Liabilities

The best way to determine how much house you can afford, or really how much house the lender will let you buy, is to first look at your gross monthly income, and then compare it to all your liabilities. Liabilities include anything you have to pay on a monthly basis, including both revolving and installment accounts, which show up on your credit report.Installment accounts are typically mortgages, student loans, car loans, which have fixed terms and require regular payments. Essentially, you owe a fixed amount of money each month and have a fixed amount of time to pay it back. An example would be a car lease that has terms of 3 years at $200 a month. Each month you pay $200 and you must pay off the entire balance by the end of the 3 years. Revolving accounts, on the other hand, offer more flexibility. These include credit cards that allow you to pay a minimum monthly payment, which you can also keep a balance on. Though you may have a preset spending limit, your balance can vary month-to-month, and thus your minimum payment can change as well.You have the choice to pay the minimum payment, or a larger amount. You can even pay the entire balance off if you so desire. When calculating your revolving accounts, simply take the minimum payment due.

Once you add up all your monthly payments and divide the total by your gross monthly income, you can figure out exactly how much house you can afford by calculating your DTI, or debt to income ratio. Banks and mortgage lenders have certain DTI ratio requirements that you cannot exceed. Individual loan programs also have their own DTI requirements that your lender will explain to you when choosing the loan that is going to be the best fit for you. For example, you may see something like 30/43, meaning your total monthly housing payment (mortgage payment plus taxes and insurance) cannot exceed 30 percent of your gross monthly income, and your housing payment plus all other monthly liabilities cannot exceed 43 percent of gross income. Keep in mind that this is a lender requirement, but you should also determine how much house you’re comfortable with financing. In other words, don’t just buy the maximum amount of house you qualify for. For instance, you may want to sock away a certain amount of money each month for savings, retirement, or your child’s college education. So be sure to look at both the lender’s numbers and your own comfort level. Lastly, understand that the less risk you present to the lender, the lower your mortgage rate will be, which can increase your purchasing power significantly. Put simply, a lower rate means a lower monthly housing payment, which will allow you to buy more house, So focus on maintaining a solid credit score and keeping other monthly liabilities as low as possible. Founded In: 1884 Population: 6,867 (according to 2000 census) Elevation: 5,357 ft. Median Income: $32,397 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40-feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards and

vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Founded In: 1906 Population: 9,310 (according to 2000 census) Elevation: 4,956 ft. Median Income: $31,531 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. Founded In: 1884 Population: 962 (according to 2000 census) Elevation: 6,917 ft. Median Income: $28,194 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to

Utah, Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides.
