What Should I Look for When Buying a Home in the Winter? Q: I’ve heard that winter is a good time to buy a home because there are fewer buyers to contend with. My question is, what should I pay attention to when buying a new home so I don’t have big surprises come spring? You’re right - winter is a fantastic time to buy a home! Though it can be tough to motivate yourself to get out there in the cold and look at properties, doing so gives you the advantage of having fewer other buyers out there looking at the same homes. But since winter can hide certain features of a home or make it impossible to inspect everything, it’s important to pay attention to a few critical factors as you shop around. Winter Brings Out the Worst in a Home In addition to the freezing temperatures and the short days that are hard on all of us, winter puts a home through its paces. You might find frozen pools of water near the foundation, gutters that are overflowing with ice, or drafty doors and windows. Obviously, those problems are difficult - if not impossible - to detect in the warmer months, so shopping in winter can alert you to potentially expensive repairs that might be needed. Additionally, pay attention to things like privacy and street noise. When viewing a home in the summer, the full trees might give you a false sense of seclusion, only to find that in the winter, there’s little or no privacy at all. Ask to See Photos of the Home During Other Seasons If you’re curious what a property looks like in the summer, just ask! In some cases, the listing agent might have photos of the property from different seasons that they can provide to your Realtor. If not, the listing agent might be able to get some photos from the homeowner, that way you can see what the property looks like with a nice, green yard and beds full of flowers. Though not terribly common, you could find that the home looks and feels great in the winter but loses some of its appeal in other seasons. Having a chance to view photos of the property from other seasons might help you make a more informed decision. Ask for Documentation or Extensions You can’t really test the sprinkler system or the irrigation pump in the dead of winter, so be sure to ask for documentation about those types of features that indicate their age, when they were last serviced, and who winterized them and when. If the homeowner doesn’t have that kind of documentation, don’t be afraid to ask for a longer closing period. Doing so gives the weather a little more time to warm up so that you can have proper inspections done. Another option is to ask for concessions from the seller, like providing an allowance to account for potential problems with systems that can’t be immediately inspected, like a sprinkler system. Even a concession of a $1,000 can go a long way in making repairs a little less painful. The key, as always, is to do your due diligence, ask your Realtor tons of questions, and be patient with the process. If you can do those things, you can make buying a home in the winter a success! ~ Olivia

Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Founded In: 1906 Population: 10,615 (according to 2010 census) Elevation: 4,956 ft. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides.
