Q: I’m curious on your suggestions for maintaining our home in case we decide to sell in the future? Home Maintenance is not only important when getting ready to sell your home, but is important to maintain our homes value and condition on a day to day basis. Regular home maintenance will help you in the resale of your home of course, it can make a difference in how your buyer views the home, and how your appraisers treats the home in relation to the economic age. What it comes down to is really the age-old advice of Benjamin Franklin, “An ounce of prevention is worth a pound of cure.” If you take care of your home little by little all of the time, you will reap the prevention of many larger problems, whether it is future problems for YOU, or future problems for getting your home sold - still translating to future problems for YOU. Protecting the value of your home, can help you in many different areas. • Curb Appeal - your yard, landscaping, and exterior are the first things people notice as they drive up to your home. Everyone knows that you only get one chance to make a first impression, so keep in mind the importance of those flower beds, a well manicured yard, and trimmed bushes. • Update your Lighting - New light fixtures are not really that costly and can make a world of difference in how your home looks and feels, it can give you a more updated appearance, and also can create more light, which can make a room appear bigger. • Kitchen Facelifts - The kitchen is often one of the most important features to the home for a Buyer, probably a kind of silly concept in a day and age when many people don’t hardly even cook at home, but still a true story. Which also probably means it is an important room for guess who? YOU! Make it a room you can enjoy and be proud of WHILE YOU live in the home, not just another project for your Realtor to suggest if when you put your home on the market. For many a new kitchen is not an easy item to obtain, but what about, replacing old faucets, updated cabinet pull and handles, or just putting in matching appliances, all of these items are less costly than a new kitchen, yet help your room to feel more updated and unified. If you have a little more time or money, I have seen some great jobs of cabinet refacing that made an amazing change, or the cost of new counter tops pays of a ton in value and in appeal! • Bathrooms - another room that matters! There are lots of less costly ways to make your bathroom seem more updated and of course the simple items like making sure you keep up on caulking since that can go from being a 30 minute project to being a total renovation due to procrastination. You can easily update floors, shower surrounds, replace chipped tiles, or there are many “ugly” bathtub solutions. Even something as simple as a new toilet seat and fresh paint can make a big difference! • Carpets - maybe you dream of all new perfectly matching and stylish carpet, but in the real world, your children or pets will just mess it up anyway right? You can always start with having your carpets professionally cleaned, a good professional can make a tremendous difference in how your carpets look and smell! If your carpet is a little worn, or you don’t love the color, you can use an area rug to give it a boost and make a room feel cleaner or create a more welcoming atmosphere. • Your neighborhood - have you ever had a vacant house in your neighborhood and it looked awful every evening when you came home from work? OR, even worse have you tried to sell your house with this same problem? Vacant homes in your neighborhood can give you a poor outlook while living there, but can be even more of an issue for a potential Buyer. So, help your outlook, and be a neighbor, see if you and some other neighbors can get together to at least keep up the part of the property everyone looks at, if everyone share the project it would make the neighborhood look better, and you could know you did something to help your neighbors as well! ~ Olivia

Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational programs. The college is the cultural center for the region. With one of the finest visual and performing arts centers

Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in the northern Wind River Mountains near Dubois,
