Planning to Buy a New Home Q: I’m beginning to think about buying my first home. When should I start the planning process? As with many things in life, the more prepared you are to buy a home, the better! Of course, the problem is that the prospect of owning your own home is so exciting that many buyers want to dive right in and get things done as fast as possible. Unfortunately, that’s usually not how it works. If you want the process to be as smooth as possible (and as beneficial as possible for your pocketbook and your needs), you should plan well in advance. In fact, I’d recommend about a year’s worth of planning before you actually sign the paperwork and get the keys. Here are a few benchmarks that will help you make buying a home as easy as possible:
One Year in Advance - First things first - you need to get your finances in order. There are a number of steps to take to meet this goal: • Check your credit score to ensure that there are no mistakes and that your credit is in good standing. • Decide how much you can afford. Lenders require a total debt-to-income ratio of 43% or less. • Get a down payment together. In some instances, lenders might require a 20% downpayment, though many programs are available with a much smaller down payment or no down payment at all. Still, the more you put down, the less you have to borrow and the less expensive it will be in the long run!
Nine Months in Advance - Now the fun begins! At this point, it’s a good idea to start thinking about your needs and wants in your new home.
This includes the following:
• Essential home features. Think about location, square footage, number of bedrooms, yard space, and so forth. • Visit open houses. Keep an eye out for open houses at properties that fit your general list of needs and wants. Visiting these homes will help you identify what you can get for your budget and what kind of homes are available in your desired neighborhoods. • Start saving for upfront and continuing costs. When you buy a home, you’ll have some upfront costs like an inspection, insurance, title search, and so on. If you start saving now, you can more easily pay for those services. Likewise, if you start saving money for future costs, like home maintenance and repair, you’ll have that money set aside in advance for when problems arise.
Six Months in Advance - With six months to go, you’ll need to shift your focus to getting your financial paperwork in order. This part of the
process can be laborious, but lenders require significant documentation to determine just how much house you can afford. This typically requires any number of the following: • W-2 forms (or business tax returns if you’re self-employed) for the previous 2-3 years. • Personal tax returns for the previous 2-3 years and recent pay stubs. • Credit card statements, current loan documentation, and bank statements, including any investments or retirement account statements. By starting the process of gathering all these materials now, you won’t have to rush around to get them together at the last minute. Additionally, if you begin examining your finances well in advance, that will help you keep an eye on your financials and continue working towards paying down debt and saving up for a down payment.
Three Months in Advance - Now we get to the nitty gritty! At three months in advance, you’re in a good position to start your home search in earnest. Here’s how:
• Find a Realtor. Your Realtor will help you navigate the ins and outs of the home purchase and will work on your behalf to get you a home that matches your needs and wants as closely as possible. • Get pre-approved for a loan. By having pre-approval, your Realtor has a clearer picture of what you might be able to afford. What’s more, preapproval signals to sellers that you are ready and able to make a home purchase. • Continue home shopping. Work with your Realtor to identify potential properties, tour those properties, and begin to create a list of homes that might work for you.
One to Two Months in Advance - Now we’re really close to the big day! But there is still a ton of work to do. This includes: • Make an offer. Once you find the right home for you, put in an offer. It takes several weeks for closings to wrap up, so ensure you’ve given yourself plenty of time if you have a firm move-out date from your current home. • Order a home inspection. If your offer is accepted, order a home inspection. The home inspector will identify any items that need to be repaired, and your Realtor can help you decide if you’ll address those repairs on your own or if you will ask the seller to cover all or part of any expenses. • Review lending documents. Double and triple check the documents related to your purchase. Ensure your financial papers are still in order, and go over the mortgage documents with your Realtor. • Get insurance. Proof of insurance is required at closing, so be sure you have a homeowner’s policy in place ahead of time. • Close the deal! At closing, all the appropriate documentation will be signed, the money will exchange hands, and you will get the keys to your new home.
With that, you complete the home buying process! It’s a long journey for sure, but the end result is worth it! ~ Olivia

Each year, more than 4 million Relay For Life participants around the world rally communities to celebrate those who have battled cancer, remember loved ones lost, and take action to fight back. WHAT HAPPENS AT A RELAY EVENT? Relay For Life events are community gatherings where teams and individuals camp out at a school, park, or fairground and take turns walking or running around a track or path. Fundraising before and during the event helps fuel the fight, and entertainment and activities keep things fun and lively! KNOW THE FACTS ON CANCER IN THE US. • In 2015, more than 1.6 million people in the US are expected to be newly diagnosed with cancer, and an estimated 589,430 people will die as a result of the disease. • Cancer is the second most common cause of death in the US – exceeded only by heart disease – and accounts for nearly 1 of every 4 deaths. • Thanks in part to the work for the American Cancer Society, more than 1.5 million deaths from cancer have been averted in the past two decades. This is due to a 22% drop in cancer mortality during that time period. • The five-year relative survival rate for all cancers diagnosed between 2004 and 2010 is 68%. This is up from 49% from 1975 to 1977.
DOLLARS RAISED ARE MAKING AN IMPACT. The Relay For Life movement fuels the mission of the American Cancer Society, an organization that touches the lives of so many. Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. No matter what your favorite outdoor activity is, Riverton and the surrounding area have it! Fishing, hunting, camping, hiking, boating, golf, snowmobiling, skiing and just plain old relaxing are available within minutes of Riverton. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational programs. The college is the cultural center for the region. With one of the finest visual and performing arts centers

There’s hunting and fishing, or hiking and rock climbing all within a few minutes drive. You can boat on Boysen Reservoir, play a round of golf, study Native American petroglyphs at Castle Gardens or four-wheel drive across thousands of acres of state and federal lands. Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in the northern Wind River Mountains near Dubois,
