Modular vs. Manufactured Homes - What’s the Difference? Q: I hear the terms “modular home” and “manufactured home” thrown around all the time, but I have no idea what the difference is between the two? Can you help? I get this question on nearly a daily basis, and I see a ton of misinformation being thrown around about this topic, so it’s no wonder you’re confused! First of all, many people use the words “modular” and “manufactured” interchangeably, which is the starting point for all the confusion. They are not the same. To the untrained eye, it is an easy mistake to think that a modular home and a manufactured home are the same, but for home lenders, there are major differences. I suppose if you wanted to get technical, you could say they all modular and manufactured homes are “manufactured,” as they are built in a facility or factory and then transported to the homesite. However, modular and manufactured homes aren’t all created equally, just like so many other similar items in the marketplace. The difference is most important when it comes to financing, which also affects the value of the home. A manufactured home is constructed completely offsite and transported to the location. These homes come in many different sizes and with different floor plans. They also have a metal construction under the home which makes it possible to sit the home on tie downs and skirting without putting in a full foundation. A single-wide trailer house is a type of manufactured home. When a manufactured home isn’t put on what we call an engineercertified foundation, financing becomes the most challenging. It is then treated like personal property, and typically requires much more stringent financing considerations, as more often than not the value will decline, somewhat like a car. However, the same home can be put on an engineer-certified foundation, and if that’s the case, the title is relinquished and it becomes real property. At that point, many loan programs find a manufactured home to be completely acceptable. But, not all lenders will finance a manufactured home, even with the certified foundation. These are things you want to look into when purchasing a home. One of the things I find most interesting is that quality can go many ways, much like a vehicle. You can purchase a lower quality and less expensive manufactured home, or you can get upgrades that make it feel more upscale and nice. A modular home is also built in a factory and is often called a prefab home. They too come in different floor plans and different quality levels. They do not have the metal carriage underneath, though, and cannot be set down with tie downs as they require a foundation or basement before you make them your home. Some of the modular homes being made these days are fancier than many of the site-built homes in our area, and some people will even say that the fact that they aren’t built in the harsh Wyoming weather is a benefit. For appraisal and lending purposes, a modular home is treated as though it is an onsite, stick-built home. You might have heard of Style Homes, which were built right here in Riverton and are located all around the country. They are an example of a modular home. Much like a manufactured home, modular homes have quality differences. I have seen some manufactured homes that were higher quality than some modulars, so while it is important to know the differences that the banks require and have designated, you also need to be aware that just because the home is “labeled” one or the other doesn’t mean there might not be more quality found in the other choice. This is not considered to be an all-inclusive differentiation between modular and manufactured homes, but with this information, you can ask better questions of your Realtor or lender when you’re shopping for a new home. ~ Olivia

Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. You are likely to see bighorn sheep in the area, so keep an eye out. For more information about Sinks Canyon State Park, visit http://wyoparks.state.wy.us/scslide.htm. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational programs. The college is the cultural center for the region. With one of the finest visual and performing arts centers

in the area, CWC offers a full slate of cultural activities. Professional touring groups augments concerts, exhibits and theater productions by CWC visual and performing artists. There’s hunting and fishing, or hiking and rock climbing all within a few minutes drive. Another great place to take in history is the Wind River Heritage Center. Exhibits of Wyoming wildlife including 40 fullsized mounts including wolves, bears, bison, moose, elk, deer, bighorn sheep and smaller animals are featured here. Native American art, gifts, local history books and educational programs for schools and organizations are available at the Wind River Heritage Center. Fun Facts: • The name Riverton was selected by a committee of residents and successfully won over the railroad’s choice, Wadsworth. • Riverton was also the hometown of Leslie King, a prominent rancher who was President Gerald Ford’s father.

Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides.
