A New Home for the New Year Q: My husband and I have resolved to buy a new home in 2016, but we aren’t sure what steps we should take to make that a reality? Hopeful Homeowner This is a great question that everyone thinking of buying a home should be thinking about! Just like the Boy Scouts, you need to “Be Prepared,” so getting yourself in shape to buy a home now will help make your dreams of owning a home in 2016 a reality. There is a long, long list of things you can and should do to get in position to buy a home. But I’ve selected three things you need to do now that will help you the most in the short and the long-term. Get Your Finances in Order - First things first, you need to get a very clear picture of where you stand financially and how that will impact the type of home you can purchase. Very few people can buy a home with cash, so you will most likely need to qualify for a home loan. This means you will need to have a good financial background with a favorable balance of assets and debts. Remember, the better your finances are, the better the rate you will get from the bank and the more you will be able to borrow, if need be. Part of getting your finances in order is thinking about the monthly mortgage payment you can reasonably afford. You don’t want to be house poor, so when determining what you can afford, think about all the little things that add up over the month and eat away at your available income. Food, supplies for pets, car repairs and gas, contributions to savings, and the like all add up to a good chunk of change. So, for example, if you think you have $1,800/month to put towards a mortgage, get yourself into the mindset of actually having less, say, $1,500/month. This will help you avoid overextending yourself financially. It’s also a good idea to start saving for a down payment, closing costs, and taxes, if you haven’t already. Being able to pay for these elements of the home purchase up front will save you a lot of money in the long-run. Setting aside a few thousand dollars may seem like a lot, but if it’s possible, scrimp and save and have as much money saved up for these costs as possible. Get Pre-Approved - Something that will make your home search go much more smoothly is if you begin the mortgage process sooner rather than later. Once you have your finances all figured out, start looking for the best mortgage situation for you. Think about homebuyer programs that might get you the best deal, like special loans for first-time homebuyers or veterans of the armed forces. It’s vitally important that when you look for a mortgage that you shop around! What may seem like a good deal from the first lender you meet with may end up being a terrible deal when compared to what the fourth lender you meet with has to offer. I know it can be a pain to spend so much time talking about mortgage options, but in the long run, it could mean the difference of thousands of dollars! When you settle on a lender for your mortgage, see about getting pre-approved for a loan. What this means is that your credit has been reviewed by a loan officer, and they deem it worthy of a specific loan amount. You will get a letter from the lender stating as much, which demonstrates to homeowners just how much buying power you have. This is helpful for two reasons: First, homeowners have peace of mind knowing that you can actually afford the price of the home, and second, it gives you a leg up on non-prequalified buyers should a multiple offer situation arise. Find a Realtor - The last vital element of finding a new home in 2016 is to find yourself a reputable Realtor to help you in your home search. It might seem at first like exploring homes for sale on the Internet will result in finding the home of your dreams, but the reality is that looking at homes is just one step of many in a long, detailed process. A Realtor will help guide you through the process of touring homes, filling out contracts, getting inspections, negotiating terms, and all of the other legal processes that require a professional. Realtors are meant to serve their clients’ best interest, and having a qualified real estate agent in your corner will give you the peace of mind you need to make one of the biggest financial decisions of your life! Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Founded In: 1906 Population: 10,615 (according to 2010 census) Elevation: 4,956 ft. Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Fishing, hunting, camping, hiking, boating, golf, snowmobiling, skiing and just plain old relaxing are available within minutes of Riverton. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in the northern Wind River Mountains near Dubois,
