What Can I Do to Get My Home Sold Fast? Q: I am about to put my home on the market and am concerned that it will just sit there without much activity. I need my home to sell quickly because I’m moving out of state. What can I do? The first thing you need to do is remove any walls of fame! Huge arrays of photos of your family are great for you, but not so great for buyers. Your photos make your house yours, but when you’re selling, you need to make your house as appealing to others as possible. When prospective buyers look at your home, they want it to be move-in ready. You create a move-in ready environment by making your home look and feel move-in ready. For sellers, that means much more than having a home that is devoid of major issues, like a cracked foundation or electrical problems. For you, move-in ready also means having a home that appeals to buyers, one in which they can see themselves living.
It’s All About the Staging
Where the purpose of decorating your home is to suit your tastes, staging is all about suiting your home to the tastes of the widest audience. The lace curtains in your living room may be your favorite accessory in your entire house, but for buyers, lace curtains will make your home seem dated. Along the same lines, the brand new carpet you just had installed over your home’s original wood floors may suit you just fine, but for most buyers, carpeting on top of hardwood is probably a turn-off.
Make It Feel Move-In Ready
Staging forces you to de-personalize and de-clutter your home. This serves three very important purposes: First, it’s the initial step in creating a movein ready environment. Buyers will have trouble seeing themselves living in a home with photos of your Aunt Martha hanging everywhere. Removing some of your personal items will help get buyers to envision themselves living in your home.
Declutter to Increase Interest
Second, staging helps you get rid of unnecessary furniture and accessories that capture the attention of buyers and draw it away from what they’re there to see – your home! For example, if you have a king-sized bed, two night stands, two large dressers, and a rocking chair in your smallish master bedroom, buyers will feel claustrophobic when they walk in. Instead, staging helps you get rid of some of those pieces to free up space in the room, which immediately makes it feel larger.
Prepare for Photos and Viewings
Third, staging prepares your home for photos and viewings. Think of how most potential buyers will first see your home – online. The saying “a picture is worth a thousand words” could not be more accurate. Except in this situation, a picture could be worth thousands and thousands of dollars! Photos of well-staged homes will catch the eye of potential buyers and encourage them to click on a listing and explore more about the property. Photos of homes that are cluttered and dirty will only drive potential buyers away. And here’s great tip: close your toilet lids before your home is photographed or your Realtor has a showing. No one needs to see your toilet bowl! All of your hard work will pay off too. Staged homes sell faster, and in some cases, for more money!
Do a Quick Check
Quickly scan the following areas of your home and rectify any glaring issues. Addressing these problem areas will get your home sold more quickly!
Outside
Make sure your front door is spotless. Consider a fresh coat of paint and some new hardware. Updating your house numbers, outdoor lighting, and mailbox will make an immediate impact as well. And don’t forget to mind your landscaping! Fresh flowers, mulch, and a recently mowed lawn are sure to impress in the summer while raked up leaves in the fall and a shoveled walk in the winter will both be greatly appreciated.
Inside
What furniture can be rearranged or eliminated altogether? What decorations and accessories can you easily remove and put in storage to give prospective buyers a less personalized pallet to imagine their own belongings? Also think about anything that can be easily updated. New light fixtures, window furnishings, and paint can all make a world of difference.
Kitchen
The kitchen is the single most important room in your home, and its condition should reflect that status. Think about replacing old appliances and adding new hardware to your cabinets. Are the countertops old or out-of-date? Think about upgrading them. Everything – absolutely everything – should be spotless as well!
Bathrooms
Second only to the kitchen in terms of importance to buyers are the bathrooms. Old, tired fixtures like vanities, lighting, and mirrors should be updated. If your toilet, sink, or bathtub are crazy colors (blue!) or have stains, consider replacing them or having them refinished. Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Founded In: 1906 Population: 10,615 (according to 2010 census) Elevation: 4,956 ft. Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational programs. Also be sure to visit the Riverton Museum. Open Tues. through Sat. 10am to 4pm, the Riverton Museum takes you on a trip to the past covering everything from trappers to cowboys. Another great place to take in history is the Wind River Heritage Center. Exhibits of Wyoming wildlife including 40 fullsized mounts including wolves, bears, bison, moose, elk, deer, bighorn sheep and smaller animals are featured here. Native American art, gifts, local history books and educational programs for schools and organizations are available at the Wind River Heritage Center. Fun Facts: • The name Riverton was selected by a committee of residents and successfully won over the railroad’s choice, Wadsworth. • Riverton was also the hometown of Leslie King, a prominent rancher who was President Gerald Ford’s father.

Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in the northern Wind River Mountains near Dubois,
