A redevelopment located in Moh Toha Ave., Bandung in response to the proxomity of a main toll gate and an LRT station.
An extension near the historic area of Bandung’s city center, responding to the issue of time-spread, located in Banceuy St.
Sited right in front of an intersection of Bandung’s main roads and adjacent to the Garden City housing project, this project aims to achieve relevance to the changing urban lifestyle.

The urban space of Moh. Toha Ave., physical-spatial-wise, is seen as a poorly-defined area. This is considering its wide right-of-way, bordered by buildings of low-tomid rise heights, pedestrian ways with almost no shading, and undefined separation between ways for vehicles and pedestrians; all of which results in a very low sense of enclosure. Additionally, there are no discernible public nodes for such length, which makes the avenue all the more uncomfortable for pedestri-

Soekarno-Hatta Ave. & Moh. Toha Ave. intersection is evidently the most active area in the corridor, not to mention with the upcoming LRT station located right next to it. Therefore it is included in the delineated area. The issue of separation & definition between vehicle-ways and pedetrian-ways will become a major focus in this area.

With its proximity to a main toll gate and the presence of an LRT station and a main road, this area is dedicated for functions related to travelling, and also supports the creative industry functions existing nearby the area. Preexisting functions such as lowend residences, vehicle workshops, and small stalls are relocated, therefore making them integrated into the building complex.

The skyline of the area is designed to be higher than of the existing buildings’ due to the intensity planned for the buildings, which minimizes the BCR to provide green open spaces on the ground floor. Vertically inclined buildings also create an enclosure at the LRT station level, and the presence of the pedestrian highway. Elevated circulation linkages create a new network other than that on the ground floor, making the building users depend less on the circulation paths on the ground level, and also further defines circulation separations between pedestrians and private-owned vehicles. Containing relatively private functions, Lot A also contains the upcoming Moh. Toha LRT station. To bridge the contrast of public-private functions, the building masses conforms to the height of the LRT station by having 4-storeys podium for public use.

Lot B Acting as a relocation area consisting of low-end apartment, Lot B also contains a riverfront public park accessible both for the apartment residents and the public, through the permeable ground floor of the apartment buildings.

Being the biggest lot in the area, Lot B also has wide sides bordering both Soekarno Hatta Ave. and Moh. Hatta Ave. This requires the subdivision of the lot so as to create alleys to maximize the accessibility of the lot. The building masses are composed so as to create a variety of in-between spaces.
Lot D Having a linear form parallel to Moh. Toha Ave., and also located right in direction to the highway gate, Lot D acts appropriately as a travel hub, which not only consists of shuttle bus hubs, but also souvenir shops and functions alike.

Meso-scale Analysis Banceuy: An Inbetween Area Interestingly, Banceuy St. is located among three prominent areas: ex-Dutch government area, trading centres of the Chinatown, and low-cost housing area. Any kind of development on Banceuy St. would have to be able to coexist harmoniously with the three contrasting areas.

Micro Scale Analysis: Urban Issues of Banceuy St. Despite having diverse & contrasting functions nearby, Banceuy St. has an uneven spread of activity happening in the day and in the evening. Its almost non-existent activity at night is inept, especially considering the housing on its alleys, whose residents are the potential nighttime users. Additionally, the identity of Banceuy St. as a part of the old city and a riverfront area is not clearly expressed and defined.

Banceuy as A Vital Riverfront Area Basing much of the studies to Jane Jacobs’ theory about a vital urban life in relation to diversity, the housings in Banceuy Alleys are planned to have additional alleys to create a clear circulation network so as to increase its connectivity with Banceuy St., with the Cikapundung River as its orientation. The Banceuy St. itself is planned to be an underpass to make a clear definition between vehicles & pedestrian circulation areas, making permanent pedestrian-related activities such as street vendors and festivals. Such will create a clear definition of Banceuy St. being a part of the old city. Trading activities related to the vehicles will be moved to the underpass-level.

Why SOHO? Parallel with the ever-growing need for affordable housing, there has been an ongoing change in the urban lifestyle, one which prioritizes the need of effectivity in transportation between living and working. This is also resonated by the ever-increasing cost of rent for office space and living space, separately, which will always contrast to the purchasing power of startup companies owned by today’s youth. Small Office Home Office (SOHO), is thought to be the right solution to this contrast between need and power. It can either be a permanent living and working space to people who work few or even no employees, or be a mere incubator to small companies just starting up with few employees.

Complying to the local building code which regulates building heights in relation to the site perimeter, the SOHO tower is placed in the middle of the site. Commercial podium is placed more to the east (Pasirkaliki Ave.) as the main entrance to the site. Borders between the west side (Westhoff St.) and the site is made of sloping & vegetation as soft borders, as the maximum floor area as already been reached.

Macro-scale Analysis The East Flood Canal River is one of the two canals built during the Dutch colonial era in Indonesia. The East Flood Canal River was built in 1898, while the West Flood Canal in 1875. Both of these canals go directly to the Java Sea and were built on the need to control the floods in Semarang.
Meso-scale Analysis The East Flood Canal River tends to get insufficient attention. This tendency is characterized by the huge sediment in contrast to the narrow width of the river, followed by the blockages of the river flow, the piles of garbage, and the emergence of disorderly settlements alongside the river. The sediments created alongside the riverbanks is the result of alluvial sedimentation of flood-plain type with longitudinal characteristics. The East Flood Canal River contributes to the vulnerability of some areas in Semarang to flooding.

The brick home-industry activity is one of the community’s livelihood. Uniquely, there seems to be a mutualistic symbiosis between the home-industries activity and the existence of the East Flood Canal River. The intake of brick-making materials from the sedimentary soil streams can play a role in improving the riverflow. As soon as the sedimentary soil is taken and used, the riverflow blockage decreases and the volume of the water reservoir in the body of the river increases.

Design Concept The proposed architectural design implements a modular system with an openess for modification based on the needs of its users. The modules wil be placed alongside the banks of East Flood Canal River, where brick-production activities already take place. There has been identified the boundaries between the area of alluvial sedimentation of flood-plain type and the buildable area. There are two zones in the proposed area based on their functions: the residential area and the brick-industry area. The proposed unit modules also consists of two types: units for the brick-industry activities and units for collective waste-sorting and composting which accomodates 4 houses per module.

MODULE 1 Aims to enhance the bricks’ quality by anticipating potential failures. The spatial division is based on various degrees of enclosures, modifiable through doors and partitions.

BRICK-INDUSTRY BUILDINGS COMPOSITION OF MODULES Based on the brick-industry activities, the modules are then composed into a complex which accomodates various aspects of the industry, as well as the community’s informal activities. With this area, the proposed design encourages the process of producing non-fired bricks that use additional materials of cement, sand, rice husk ash, lime, and iron ore. In addition to reducing air pollution, the production costs decreases and production duration becomes shorter. In addition to being a moulding and drying area, it can also be a hall or workshop area.
