How will our industry change in the next 10 years? I get this question all the time. The shift is well underway and has been for some time. We see the impact in our daily practice in the form of increasinglyeducated consumers demanding professional services or commission discounts if they feel that the services lack sufficient value. Sellers have become extremely savvy. They demand the finest in marketing services and market knowledge to best position their most valuable asset. Many buyers are gravitating directly to the listing agent as they no longer need an agent to send them homes or raw data and many Realtors have failed to prove the value of a professional buyer’s representative. The internet, along with shifts in consumer behavior, has unleashed an unstoppable transformation on us, yet to be fully realized. Realtors relying on yesterday’s models will struggle. Clients no longer need us for data and information alone. They have a cell phone which grants them access to more data and information than they can accurately process or interpret. The consumer needs expertise. They need wisdom and guidance. They need specialized knowledge not found in a mobile application. The consumer of today demands brokerages who are integrated into their community and who place people over profits. In the coming years, only Realtors who embrace everything it means to be a Trusted Advisor, will flourish. Brokerages providing professional services with an intense local focus will have an edge. The 2018 Swanepoel Trends Report, issued annually by T360 and industry expert Stefan Swanepoel, interviewed some of the brightest minds in real estate. These experts included the CEO of Zillow, Spencer Rascoff, the CEO of Redfin, Glenn Kelman, and the CEO of Open door, Eric Wu, among others. All three were asked the same question, how do they see the role of Realtors evolving over the next decade and who will emerge as leaders of our shifted industry? All of these thought leaders had a similar response, even though they come from different backgrounds and have very disparate views on the role of a Realtor. Realtors who provide a high value with the finest tools and expert guidance will thrive on an unprecedented level. Realtors and brokerages who rely on the old models of data control and subpar client services will struggle. Amherst Madison is built on the future of our industry, not the past. We believe that a company should not and cannot exist for profit alone. Our passion comes from a belief in people over profits, community first, and quality in all matters. These values drove us to form a team who gives, full of people who serve. The birth of Amherst Madison was focused on arriving at meaningful solutions to the real problems facing our industry and our communities. The company name itself is rooted in community and giving back to those in need. In college, an Amherst Madison founder had a life changing experience while volunteering for a children’s cancer organization. He was introduced to two children, a boy and girl, battling Leukemia. The founder became absorbed in their lives and was fortunate to watch them beat the odds after years of struggle. It’s truly a life changing experience to watch an innocent person bravely grapple with something they do not understand or deserve. It was during one of the many conversations about building a company that would make a real impact that the founding partners discussed the story of the children. The heartfelt tale resonated and reinforced the dedication to donate more, give more time, and seek deeper relationships with our community. So how did they arrive at the name “Amherst Madison”? The boy who survived cancer was named Amherst, while the girl’s name was Madison. Our passion has continued to evolve and in 2018 we were moved to establish our own giving circle to better facilitate donations to worthy causes. We are proud to serve our communities through “A Giving Circle”, which is funded by our generous Realtors and awards local non-profits with the money they need to fulfill their mission. In addition to financial gifts, our Advisors donate thousands of volunteer hours to the Alzheimer’s Association, Leukemia & Lymphoma Society, Make-A-Wish, Boys and Girls Club, Paint the Town, Rake Up Boise, and dozens of other individuals and groups in need.
