REDESIGNING SLOVENIAN SINGLE-FAMILY HOUSES INTO CO-HOUSING COMMUNITIES FOR OLDER PEOPLE 2020/2021
INTRODUCTION
DR. SARA ELOY, University Institute of Lisbon Shape grammars were invented by Stiny and Gips (1972) more than forty years ago. A shape grammar is a set of rules applied step-by-step to shapes to generate a language of design. Shape grammars have been used in architecture since then both to understand existing design languages (analytical grammars), to propose new design languages (original grammars), and to transform existing design languages into others (transformation grammars). In this workshop shape grammar theories were used to develop a methodology for transforming houses based on specific conditions. The grammars developed by the workshop participants are transformation grammars, as they aim to transform existing houses to adapt them to contemporary users’ needs. The transformation grammars presented in this booklet define the principles and rules that enable original houses to be adapted to new
designs that meet new lifestyles, namely of older people. Each team developed their own transformation grammar that enables one specific house layout to be transformed into a new one by applying transformation rules. For the proposed house refurbishment goal, using a shape grammar enables existing houses to be transformed in an exact and systematic way. This process was used to manage shape transformation within houses to create a systematic and organized process encompassing all the valid transformation rules for a given house. The transformations respond to functional and technical requirements as well as constructional requirements. The transformation grammars here presented are formalized by presenting the shape rules of each transformation. Work on this grammar will continue by defining a general shape grammar for housing refurbishment to accommodate older people.

MAIN THEMES CO-HOUSING AS A FORM OF COMMUNITY-BASED AGEING
THE SINGLE-FAMILY HOUSE AS AN ENVELOPE FOR CO-HOUSING
Co-housing is a form of habitation that involves a group of people who are not related by family ties or a common “condition”, as is the case in institutional housing, but live together due to their common need for housing and a wish to socialise, give and receive support, help each other and have a communal living experience.
The houses older people inhabit are often too large for them – the usual floor plan sizes are about 150-200sqm which can make maintenance costly and difficult. Often older people also face barriers that prevent movement, such as a steep staircase. The houses are mostly quite spacious, but often have inappropriate layouts that can make them less flexible to the changes brought upon by old age.
In co-housing communities, each person (or couple) is provided a private space (usually at least a bedroom), whereas socialising and interacting is encouraged with the introduction of communal spaces (usually at least a large communal kitchen and dining area for all inhabitants). They can share various other spaces – a gym, a sauna in the basement, a TV room, a library or a quiet reading space, outdoor spaces, a terrace, etc.
On the other hand, large floor plan sizes can be useful due to the possibility of reuse and redesign of single-family houses into co-housing communities for older people (and other age groups). They are usually positioned at the centre of the plot and mostly have access to outdoor spaces that can be used as an extension of indoor spaces.
WORKSHOP INTENTION The workshop was conducted as a part of a wider research project looking into alternatives for “ageing in place”, or more descriptively “community-based ageing”. According to research data, about 90% of Slovenian older people are homeowners (Majcen et al., 2017). Many of them inhabit large single-family houses, however, with the onset of old age, those houses can become too large, difficult and expensive to heat and maintain. Loneliness is also a pervasive problem –70.000 people over 65 years of age live alone in their household (SURS, 2015). Ageing in institutional settings like retirement homes is often seen as an unattractive alternative to ageing at home since it uproots people out of their native communities and can therefore feel just as isolating. This is why alternatives to help older people age in their chosen environments and within their chosen communities are needed. The workshop explores the possibility of redesigning typical single-family houses into cohousing units for older people. Co-housing for older people is not understood as purely mono-
generational – it can include people of other generations, caregivers, etc. The task addresses the questions of accessibility, universal design and the relationships between communal and private spaces or areas within the household. The main objective is solving the housing problem of older people who are interested in community-based ageing while also addressing the problem of the typology of the typical Slovenian single-family house. This can provide an answer to the suburban lack of density by providing a “soft densification” strategy – increasing the number of inhabitants in one building. The transformation of typical singlefamily houses into co-housing units could also help revitalise the existing building fund which is in need of repair and adaptation to fit contemporary needs. Therefore, the workshop addresses multiple pressing issues found in Slovenia’s suburban environments and explores a possible solution through employing the technique of inferring a shape grammar for mass customisation with the use of shape grammars.

THE EXPERIMENTAL DESIGN
THE SHAPE GRAMMAR METHOD
The workshop took place at the beginning of May 2021 and involved eight students that worked in teams of two. The duration of the workshop was one week, which made the work very condensed.
The prevalence of the problem of single-family houses in Slovenian suburban neighbourhoods, coupled with the increasing population ageing trends, requires the employment of a systemic solution for tackling a large-scale problem. Mass customisation is a way of both controlling and democratising design by providing design alternatives for personalisation within a coherent systemic framework that helps to tackle a wideranging problem. The system can be driven by the use of shape grammars. Shape grammars can help the design process by simplifying the rooms or spaces into a series of shapes that can be assigned certain properties and conditions.
Four typical single-family floor plans were gathered from different regions in Slovenia. Each team was given three different scenarios of older peoples co-housing communities and was instructed to apply them to different houses in a way that ensured that all possible combinations of scenario versus house type were covered. The intention was to cover as many variations on the designs as possible to ensure the possibility of inferring a shape grammar in the future. For the workshop participants to become acquainted with the subject, they received an introductory lecture on co-housing at the beginning. Each team was assigned three houses and a scenario for each of them. Their job was to redesign the houses according to the brief. This took place in the first part of the week. In the second part of the week, the participants were introduced to the basics of shape grammars through lectures and exercises. With this information, they were able to form simple rules for each of their renovations and present them visually. This forms a basis for a more complex and defined shape grammar to be potentially developed in further research.
By using shape rules and a sequence of actions, working as an algorithm, shape grammars enable the development of a wide variety of compositional design solutions to a specific architectural situation by responding to different dwelling requirements. The rules are inferred from case study examples that can expose good practices through repetition of certain compositions developed by different designers and help us find strategies that can be employed in each or some of the house examples. In this case, the shape grammar makes it possible to develop a formalised design system to approach various single-family houses and transform them into co-housing communities for specific users – older people.

CONCLUSION
ANA BELČIČ, PhD student, workshop organiser The workshop has exposed both the variety and possible restrictions of the typical Slovenian single-family houses. The structure was shown to be flexible enough to accommodate different life scenarios besides the traditional nuclear family, which was one of the primary intetions. The workshop has also presented us with new questions in terms of variations in budget and organisational skills that might influence the scale of the redesign. Each house’s design variations could be expanded upon to include a small scale, medium scale and large scale renovation if these options are to become applicable in real-life pilot projects at any point in time. The advantage of the mass customisation method is that shape grammars enable us to expand the number of options while remaining in a coherent design system. This way, renovations could truly be customised to fit real people with their various lifestyles and financial capabilities. While the workshop has shown that new
dimensions of the typical single-family houses, it has also shown in what terms the research need to be deepened and what influence factors also need to be considered. Much of the variations can also come from the positioning of each house within its terrain, which is often uneven and sloped. The regional context, the position regarding solar orientation, the legal limitations, the relationship with the rest of the neighbourhood morphology and outdoor spaces – all of these could be accounted for and expanded in further experiments of a similar kind. Overall, the fact that these houses are common does not make them less interesting – on the contrary. The fact that typical Slovenian single-family houses are such a numerous phenomenon in our built environment – with the added pressures of rapid population ageing – makes it clear that this is an important issue for planners to address in the future.
