You can distinguish the Industry areas by size, age, legacy, fabric of building and density. I observed that areas which are closer to the city have mostly older characteristics and fabric of buildings with a longer history and legacy behind. It is a organic growth with smaller blocks of buildings.

Industry & Housing

Where are the industrial and housing areas and how big they are? Do they have a specific characteristic?


Blackhorse Lane

An industrial area with identity and characteristic. Blackhorse Lane has a valuable heritage and legacy. We can see a organically and slow growth. The uses of the buildings and shape of roofs underlines this impression.

The area is layered with the river in the east, industry in the middle and housing in the west. I tried to make the river visible and provided access and space for the community.

Cody Road Cody Road is an industrial location which has the character of an efficiently planned area created by an investment consortium. Good access to highways and spacious streets seem to be their recipe for success. It is embedded between the railway and river Lea. I found a forgotten space on the edge of the area with an amazing existing ‘dockyard’ looking pool. With a new big stairs for the full side of the pool I have turned it in a unique new Lido.

1. Living and shopping on a high traffic junction.

Living on a busy traffic street

Is StratfordHigh High Street a place a to live or great shopping? Is Stratford Street place toforlive or great for shopping? Is this High Street comparabal I would say no because of all the traffic noise and air pollution, the massive street width and the odd public space. with other and is the street scale a lagacy issue or current need? Is this high street comparable with other high streets? No it’s not comparable. The scale of buildings and the infrastructure like streets are much bigger than on other high streets. I suggest to: - Reduce the width of streets and junctions. - Give more attention to the coexistence and mix of public realm use. - Better design and improve streets and places so they are matching with the private and public space.


2. The feeling for pedestrians between tall buildings

How is the relation between tall buildings and public realm? What is the feeling for pedestrians in terms of comfort to stay and pause? The density of buildings in this road section is high and built close to the pedestrian zone. It isn’t a place to stay or rest. It is noisy and the air pollution seems to be high.

The Fassade, used material and fabric of building give a impression of the this particular street section. The ground floor and use isn’t connect Bulidings and with the public realm.

I suggest to: Keep the balance between the height of the buildings and the public realm. Tall buildings should be placed in the second row.

3. How to cross the street Who is dominating the street and realm between the buildings on the right and left side? The traffic with the green unused space in between has the biggest claim of public realm.

I suggest to: - Get rid of the middle green - Combine the street and give space back to the pedestrian zone on the right and left.

Which area in a big housing estate feels private or public? The range of colors show the spectrum from public to private space. Also a flat can have a range of private elements.

Balfron Tower was built in 1956 and has a complex external space but if you enter the main door there is a feeling of community where people know each other. The bright corridors which open up three level of housing has many doors and windows and gives a intensive public and welcome community feeling. If we can new organize the outside area we would be able to become a successful public but also semi-public estate.
