THE EXISTING BUILDING. The existing building has served the Northeast Coastline, The community of Boulmer and the RNLI well over the years. It is looking very well used and in major need of a facelift and re-purpose. The current layout is functional for its current purpose but not practical for its new role so major demolition works will need to be carried out before its rebirth as the Boulmer Education Centre.

CONSTRUCTION METHOD. All the new built construction is built using High Density Concrete blocks for the walls (internal and External). The external walls are externally wrapped with a vapour proof barrier and then clad in 100mm slices of the natural sand stone that is recovered from the demolished parts of the existing site along with any additional new material that me need to be obtained as seen in example below, these walls will also be the structural support for the upper floor and roof. This type of construction was chosen so that the whole building would blend into its surroundings and look as if it had always been there. All walls, internal and external will be the same thickness of 480mm which will help keep the adjoining room noise levels down to a minimum as well as any external noise. 07024074

MATERIALS. As previously mentioned in part B, any stonework removed during the demolition stage will be kept and repurposed as cladding for all external walls to blend in with the remaining and surrounding structures. Once complete it will be sealed with proprietary sealer. The whole building will be at street level and there will be no steps or ramps to hinder access. The Roof tiles will be two diverse types of tile. The north facing roof will be standard slate tiles which again blend in with the area while the remainder of the roof space will be Tesla’s Glass Solar Tiles as these faces receive the sun all year round and are totally unobstructed. Both materials are highly weather resistant.

The Walls will again be made of high density concrete blocks with 69mm Kingspan plasterboards fixed in a dot and dab configuration, the finished surface will have a decorative washable wall covering (of the client’s choice & colour). The internal face of the four external walls will be fitted with a 69mm Kingspan plasterboard and finished with a washable decorative finish of the client’s choice and colour.

Floor coverings will be Heavy duty nylon loop pile carpet tiles which are hard wearing and come in a variety of colours and textures.

The lighting will all be recessed into the ceilings and will be cool white LED fittings with cat. 2 diffusers fitted as standard. There will only be two sizes of fittings used throughout the whole building (600mm x 600mm and 600mm x 1200mm) this will keep maintenance costs at a minimum by only having to keep two sizes of replacement lamps as spares. 600 mm x 1200mm

DOORS. There are 29 solid oak 60-minute rated fire doors with transparent glass porthole viewing panels (frosted for the toilets) and finished with high gloss varnish. They will all be fitted with 5 lever mortice locks, self-closing door springs and a dorguard at the bottom of each door that will automatically release the door to close in the event of a fire.

WINDOWS. There are 42 windows throughout the building, in several varied sizes, all windows will be solid oak port hole type with 20mm double glazed units (frosted for the toilets) and finished with high gloss varnish. They will also have centre pivot flip hinges for ease of external cleaning. Each window will darken at the press of a button to aid in presentations being given on the TV’s or OHP’s. All windows are internally locked with no possible entry from the outside.

SOCKETS and SWITCHES. All sockets and light switches will be white plastic effect which will be mounted at heights in line with the current DDA guidelines, all sockets will have the additional feature of built in USB charging ports.

BUILDING FEATURES. Ground Floor As this building will be an educational building for all age groups it will be heavily influenced by its past origins. There will be a total of 54 touch screen TV’s mounted throughout the building (24 in public spaces)

These will be attached to the buildings computer network and when not in use in the individual rooms for teaching purposes they will run on a loop honouring the past and present crews of the RNLI and its history. Simply by touching any screen the user can access any information they like. In the event of an emergency all TV’s will be over ridden from the system to show evacuation

protocols and routes. The existing plaques currently on the walls of the old building will be taken down, restored and refitted in the new building taking pride of place in the main corridor. EXTERNAL FEATURES To the front of the building there will be space for 6 cars to park these will be meant for disabled users and or parents with young children, additional spaces are available directly over the road from the building. External lights will also light up the site in the darker evenings and there a small escape path surrounding the building.

A fully addressable fire alarm system will be fitted in the main entrance. This will show the exact location (by room) of any fire in the building and it will automatically call the emergency services. To keep costs down the detection will be smart (heat/smoke and sounder) all in one.

There is a fully fitted staff kitchen with ž white tiled walls with a full west view orientated window, Fridge, Freezer, oven, hob and microwave. 07024074

First Floor The first-floor kit store room benefits from 276 individual kit lockers to keep kit safe along with 4 large tables to be able to spread kit out for re-packing.

Other rooms will include a sensory room is provided for the young disabled people among us to help them try to enjoy life. It can be staffed by trained personnel and parents. There is a fully equipped meeting room available on this floor as well as a very large function suite that can be used for a variety of things from bingo, Tea & Coffee sessions, Mother and Toddler groups etc. etc. The room also provides emergency escape from this floor in the event of an emergency there is also access to a small viewing deck that is covered over from the elements but is open to the front. There is a security air-lock area, this is just a small space that can be kept secure from unwanted visitors to the kit areas.
