PROJECT OVERVIEW
TThe site lies at 725 West Randolph Street along the Kennedy Expressway and on the shared border of the West Loop and the Loop. The site is held between two main arteries, Randolph Street and West Washington Boulevard, giving easy vehicular and public pedestrian access to the site. The site also includes West Court Place to the south and an alley to the east, facilitating a fluid flow of traffic around the site. The West Loop is one of the most prominent neighborhoods in Chicago. During the mid-1800s the West Loop was once known for its busy street markets and surrounding factories. What was once a center for industry in Chicago is now one of the upper-class neighborhoods defined by its many high-end restaurants, new businesses, and upper-end residential developments. The people that are attracted to this neighborhood are young individuals in their early 20s to late 30s who have a yearly income of somewhere between 50k-150k. This upscale neighborhood with its young and well-off population is the ideal market for our client; Equinox. Equinox is a luxury club that promotes a high demanding and high achieving lifestyle. Even though they appeal to the younger, working-class demographic, only a certain percentage of the well off clients can afford this abide by this lifestyle. This lifestyle that Equinox promotes served as an integral point in the development and organization of the towers.

Usually, public and private spaces exist in a binary condition. We break this condition by introducing shared space between different programs which thereby initiates a new dialogue between them and the people that occupy them.

The organic yet dense organization of hillside villages attracted us. In theory, both a hillside village and a tower are accomplishing the same thing, both are fitting a large number of dwelling units into a given structure. However, the resulting forms of each couldn’t be more different from each other.

CONCEPT
CONCEPT
After researching Equinox, we saw a contradiction in the way they represent themselves. Equinox advertises as an “exclusive”, “luxury” fitness club whose members are part of this social elite. Although they are “exclusive” they are not private; they very openly advertise who they are. Expressing this contradiction formally, we took opposing programs that exist in this mixed-use building and turn them towards each other, thereby introducing a new dialogue between them and facilitating an experience of a community-driven environment. In order to express this concept formally in the residential tower, we treated each type of unit, be it one bedroom, two bedroom, studio, or ADA, as its own module and slipped and slid them to create these voids which become this “shared space” of communal spaces for the residences. We looked at the development and organization of hillside and mountain villages as a precedent to achieve an organically developed building. In the hotel tower, we wanted to exemplify equinox’s lifestyle formally. Equinox promotes its clients to work hard, relax softly, and recharge. We took this process and stretched it across the hotel tower locating the fitness center at the base and scattering the spa throughout the hotel. One would exercise at the fitness center, relax at the spa, and then recharge in their room.

What intrigued us about Equinox was how they are more than a gym, they are a lifestyle; which includes everything that you put into your body as well as what you do with it. Buildings today that are LEED certified are considered sustainable. However, LEED only takes into consideration the output of the building i.e. the performance of the building and the environment measures it takes after it is built. What it doesn’t consider is the input of buildings. Almost half of our greenhouse gas and energy comes from the building industry. Buildings today use flashy new technology added on in order to be “sustainable”, the focus should be on how to make the building itself sustainable. Taking the same approach equinox does towards the human body we applied it to our tower. What we are proposing is a building that is composed of a composite CLT and concrete structure. By using a Concrete Jointed Timber Frame structure we were able to cut down the concrete significantly. The Concrete Jointed Timber Frame structure was developed by SOM. In there study, they take the Dewitt-Chestnut Apartments, a 40 story residential building here in Chicago and draw up a proposal to construct it using CLT. Unfortunately, CLT by itself cannot support a 40 story tower so what SOM developed was a composite concrete and CLT structure that used glulam columns. With this new structure the Dewitt-Chestnut Apartments would function exactly the same but with a fraction of the harm to the environment.
