Welcome to SE23

The clocks have sprung forward and now we can start to benefit from the light mornings and evenings. Spring is definitely in the air. I love April, especially when we have the bank holidays for Easter. Who doesn’t love a couple of days off work!

As usual I have rounded up all the great events taking place in and around Dulwich. The events pages start on page 6. April is another busy month for events, so we have a fabulous seven pages of online and in person events happening in and around Dulwich.

Please do check any event before turning up to make sure that they are still going ahead. Remember to check out www.arounddulwich.co.uk too as many events get added after I have gone to print. You can often find out more details online too.

For 30 years, Link Age Southwark has been alleviating loneliness and reducing isolation for older people. To help the charity mark this milestone anniversary, we have 30 Link Age fun facts on page 10. The Dulwich Festival is also celebrating this year with its 30th year anniversary in May and you find out what is happening right here in our preview on pages 32 and 33.

Garden Talk with Janine Winlaw |

Here’s How To Look After Your Body While You Garden

Now that the weather’s warming up, it’s tempting to get outside and throw yourself into some serious pruning and clearing. But after a day’s hard gardening, you can end up with backache and other pains. In fact spring is when physiotherapist Jacqueline Knox sees most gardening-related injuries. But this can be avoided, as she explains.

Step one is to build up slowly: ‘If you’ve done no gardening all winter, increase your capacity gradually,’ says Jacqueline co-author of ‘Garden Your Way to Health and Fitness’, published by Timber Press. Gardening is wonderful exercise, building strength and flexibility, but approach it as you would other exercise, explains Jacqueline. ‘Warm up by doing some squats or walking briskly round the garden in order to prepare your muscles for exercise.’

And vary your activities. ‘One of the most common faults of gardeners is not alternating

activities,’ she says. ‘If you’re on your knees planting, get up after 20 minutes and do some pruning or leave the lawn half mown until later.’ This prevents the repetitive nature of gardening putting a strain on the body.

Posture also helps. ‘When you’re lifting, keep your back straight, lifting from a stable base, feet wide apart, bringing the object close towards you,’ explains Jacqueline. But the key, she says, is to engage the muscles in your whole body, ‘the thighs, bottom, back and tummy so they take the load not the ligaments.’ It also helps to be strong in the first place, she says. ‘As you get older you lose muscle mass so it’s good for gardeners to strengthen their muscles, particularly the core, with exercises such as pilates, the plank or press ups.’

And invest in the right, well sharped tools and a kneeler so that you can work on all fours and take the strain out of your back with too much bending.

So, if your garden is bursting into life, beckoning you out there, go easy – like your garden, your body needs easing out of winter of hibernation. Happy, healthy gardening!

Roasted Shoulder of Lamb

Recipes from Suzanne James | www.suzannejames.co.uk

There is lots to celebrate this month, Easter weekend, the approach of Spring, and the arrival of English Lamb in the shops. Slow cooked lamb is the perfect dish for a family gathering, all the prep is done the day before, so that on the day you can leave the oven to work its magic whilst you entertain (or join in the Easter Egg hunt!). Rest assured that you will be serving a gloriously succulent, melt in the mouth dish for everyone to tuck into later in the day, what better way could there be to celebrate Spring?

Preparation (day before if possible) 20 minutes, Cooking time 5 hours. Serves 6

Ingredients

3) Take the lamb out of the fridge at least 1 hour before cooking to allow it to come up to room temperature.

What an Inuit Woman Taught Me About Recovery

Fitness tips with Leanne Spencer | www.bodyshotperformance.com

In March 2019, my partner (in life and adventure!) Antonia and I took on the Arctic Circle Race. It’s 160km cross-country in Greenland, taking place across 3 days while camping out on the snow. Prior to the race, you stay in a tiny village called Sisimiut, home to 5,582 people. Every year, the locals support the race by volunteering along the course and with other aspects of the race admin.

The Back of The Pack

Day one of the race began with smiles and excitement, and shortly after 10am, we were off. The start of the race is quite chaotic, and it wasn’t long before Antonia and I found ourselves at the back of the pack. About an hour in, it became clear that we had bitten off significantly more than we could chew; the weather wasn’t great, and the wind was blowing snow into the tracks, rendering them obscured.

What I thought I’d enjoy – the splendid mountains and the solitude – became menacing and imposing. I started to feel very anxious and concerned that we’d struggle to complete the distance. The elevation was crazy: on day one alone, the total elevation was the equivalent of climbing Snowdon 2.5 times. And when we got to the top, having climbed with our skis on our backs, we had to walk down the other side as it was too steep for us to ski down. I had meltdown after meltdown, shouting at Antonia, “this is beyond my ability!”

Arms Out Open

I told Antonia that if we reached the finish for the day, I was quitting. And I really meant it. As we FINALLY skied in towards the stage 1 finish line, sun setting behind us, I saw someone who appeared to be looking right at me. As I got closer, I could see it was an Inuit woman wrapped in furlined clothing, holding her arms out open.

I skied into her arms, and we hugged tightly for what felt like several minutes. I didn’t want to let her go but thought I probably should. As I moved away from her, she pulled me in again for another long hug. It was just what I needed.

When she eventually let me go, Antonia persuaded me not to go to the event organiser’s tent, but instead to go to the tent and change. After that, she was able to persuade me to get some food, and eventually to our two-man tent where we slept for the night.

Slivers Of Recovery

It did get ‘easier’ after the first day, and I managed to get my head in the endurance race game. But what made the difference was that hug. Those 60 seconds of rest – of connection – enabled me to contemplate the next step, and the next, and so on. And that’s the importance of making time for slivers of recovery in your day. Just 60 seconds of rest can make a huge difference. Backing off beats burnout.

Adapted by Patrick Barlow From the novel by John Buchan. From the movie by Alfred Hitchcock Licensed by ITV Global Entertainment Limited. And an original concept by Simon Corble and Nobby Dimon. By Arrangement with Fiery Angel Limited. Britain on the brink of war! Foreign agents on our shores! Can Richard Hannay, innocent man on the run, evade the police, get the girl, and save the country from a ring of murderous spies? Six plucky actors, who between them will be taking on more than 50 roles, will bring Alfred Hitchcock’s epic cinematic masterpiece to the stage in a visual and emotional feast of drama, villainy, adventure and pure silliness. The production includes the famous chase on the Flying Scotsman train, a scene on the Forth Bridge and the world’s first ever on-stage ‘plane crash…Described as “a delightfully theatrical tour-de-force”, the 39 Steps took the West End by storm playing at the Criterion Theatre, London for over 9 years. Thursday 13 April: Norman Rockwell and the Heyday of the Illustrator

8pm-9pm. Art critics dismissed Rockwell’s folksy images of middle American for decades as oversentimental and banal. However his reputation has soared in recent years as a new generation comes to appreciate his humanity and inventiveness and he is revered by film directors George Lucas and Steven Spielberg for his brilliant storytelling. At their best, his paintings reconcile mid-western values with progressive ideals and artistic traditionalism with optimism about the modern world. This lecture traces the roots of Rockwell’s art back to the 19th century work of Winslow Homer and Howard Pyle. Dental Hygiene for Pets

Clean, sparkly teeth are important for human health but pets also benefit from regular dental care. A little training and regular inspections not only help save your pet from costly veterinary interventions and the risks of sedation and general anaesthetic, but will keep them healthier overall. There is of course the additional benefit of avoiding the breath of death!

Dogs

Teach your puppy to be comfortable having his whole mouth and throat inspected and work towards cleaning those teeth. This is best achieved in tiny stages, using one of a variety of specialist enzymatic toothpastes. Please never use human toothpaste as this could be poisonous. Even elderly dogs can be taught to have their teeth cleaned! Before brushing, get into the habit of looking and feeling inside your dog’s mouth. Bad breath, red, swollen or bleeding gums, yellow or brown plaque, lumps and bumps can all be signs of a problem. An additional benefit is that if your dog accepts you exploring his mouth it may be easier to remove something dangerous on the rare occasion you might have to.

Cats

Teaching felines to have their teeth inspected and brushed will be more difficult, much depends on how tolerant the cat is about handling in general. It is best to start young and always use specialist toothpaste. Begin by getting the puss to lick tuna water or similar off your fingers and slowly increase contact with the gums and teeth, before progressing to doing the same with toothpaste on your fingers and then on a q tip. Learn to cradle your cat from behind, cupping his chin and gently lift each lip before cleaning the teeth. A quality diet and access to appropriate chews, will help keep teeth clean in both cats and dogs, but seek veterinary advice first. Be alert to signs of a dental problem. Cats are often better at hiding pain than are dogs. Fastidious cats that suddenly become messy eaters or reluctant to eat, should be checked at the vet.

Rabbits

Rabbits have teeth that never stop growing. Front teeth that grow too long or are misaligned can interfere with grooming and eating. Rabbit teeth should be checked every week and you should train your bunny to be comfortable with this. Rabbits that are in pain will often hunch their bodies and grind their teeth and painful teeth also cause rabbits to dribble. Do not try to trim your rabbit’s teeth at home. This is a job for the vet. A quality, high fibre diet will help wear down rabbit teeth naturally.

Birds

Birds do not have teeth but their beaks require care and even clipping. Beaks are made up of living tissues, the outer layer is rather like human fingernails and it grows. Wild birds have many opportunities to wear down their beaks looking for food, nest building and so on. Pet birds do not have the same freedom. Owners often think a beak has overgrown when it has not but home trims are dangerous; it is always best to get veterinary advice. Depending on the bird’s size your vet will use a dremel or emery board, to gently file the beak. Owners should provide home enrichment, allowing pets to file their beaks naturally. Cuttlefish is ideal for smaller birds while sturdy wooden chew toys are great for larger birds. Finally, appropriate hard foods, like nuts and seeds are ideal.

Dulwich Hamlet FC

Paul Barnes no longer warms the hallowed bench in Champion Hill’s pizzaparlour liveried dugout. After a spirited start under his clement tutelage, the new-year slump surpassed even the most cheerless Cassandra’s prophesies, with the team careering down the league like a roundel of Gloucester cheese hurtling towards the stygian depths of the relegation zone. So sadly Paul has now parted company with The Pink and Blues, no doubt (and we sincerely hope) to thrive with a new team in the future.

What stripe of lionheart then could possibly steady the good ship Toscana, pep and pump up the club’s morale and propel East Dulwich’s Finest towards the nirvana of midtable mediocrity? Lumber forward ex-Maidstone gaffer and no-nonsense non-league enforcer the mighty Hakan Hayrettin. Now we read that “Hakan” is a name historically bestowed on the ancient overlords and emperors of the Anatolian steppe. And to watch Hakan prowling the touchline - shoulders as wide as he is tall, brow furrowed like the lava soil of Lanzarote - is to see a commanding colossus dedicated to doing the dirty work necessary to keep the Sons of Edgar Kail in the National South. To paraphrase the Iron Duke, we don’t know what Sherriff Hakman does to the opposition, but he sure scares the bejesus out of us.

So how is he doing? Pretty well as your writer writes. Hakan’s first game was a stirring 1-0 victory over an estimable St Albans side. And while the new style Hamlet was bested away at Chelmsford, they returned to the verdant slopes of SE22 to steal a 2-1 win over a stalwart Havant and Waterlooville side. At full time the ecstatic new gaffer rumbled towards the crowd uppercutting the air repeatedly (less Klopp, more Foreman felling Frazier), to the delight of a giddy and boisterous Rabble assembled behind the Greendale goal. Oh the absolute thrill of it all. Now you simply must get yourself down Edgar Kail Way to see the end of season run-in at this squeakiest derriere of times. The good news is there’s a glut of nail-biting home games in April to enjoy, all it transpires against fellow strugglers: with Cheshunt on 7th April, Taunton 15th, Concord 25th and (last game of the season) Chippenham on the 29th. The Hamlet need every

bit of sustenance and succour the swaggering dandy denizens of South East London can muster. So splash out at the club’s online shop (https:// dhst.org.uk) and glom yourself as much pink and blueness as you can before heading to The Hill. Your football club needs you.

Meanwhile the Dulwich Hamlet Women’s team continue to serve up some spicy stuff. Their ascent of the league continues steady with hopes Horniman high of a top half finish. But this year it’s all about the cup. The Combined Counties Midweek Women’s Cup to be precise, where The Daughters of Edgar Kail beat Ebbsfleet 7-6 on penalties after the game finished all square, thereby progressing to the quarter finals. Equal in thrills to that World Cup Final thing we watched before Christmas. The Women play on Sundays primarily and in April they will welcome AFC Acorns (7th), Ebbsfleet (9th) and Dartford on the 23rd. Up the Hakan and up The Hamlet.

Financial Matters

Is buy-to-let still worth it in 2023?

It’s easy to have a gloomy outlook if you’re a landlord or considering becoming one. Interest rates are higher, so having a mortgage is much more expensive than it was twelve months ago. The tax position is much less favourable too. Let’s get past the bad news first – warning, there’re plenty of it!

How much tax will I pay as a landlord?

Buy to let landlords now must pay tax on their entire rental income irrespective of mortgage interest costs. Instead, landlords now receive a 20% tax credit, meaning less in tax relief if you’re a higher rate tax payer. Capital gains tax when you sell will be higher post April 2023 and higher still post April 2024. You’ll also pay 3% more in stamp duty.

How much can I borrow?

First of all, you’ll need a chunky 25% deposit, but the maximum you can borrow is linked to the rental income you expect to receive,. The lender will want to ensure that your rental income covers your mortgage repayments with a surplus of an additional 25% – 30%. You’ll also need to be earning £25,000 or more a year for most lenders to accept your application.

What are the new EPC laws for landlords?

Many would say that the final nail in the coffin comes with the new EPC rating rules which come into effect in 2025. Currently, landlords need an EPC rating of at least E to be able to rent out their property. In 2025, the qualifying band will change to C for new tenants and any existing tenancies will have until 2028 to do the same. Retrofitting homes to upgrade to the new EPC C minimum standard is unlikely to be cheap.

Is there any good news for landlords?

The property market is currently slowing as high mortgage rates and the cost-of-living bites and lowers demand from buyers. In addition to this, all

the problems mentioned above have made many, who would normally be keen to get on the buy to let bandwagon, think twice. As a result, bargains abound for those with the stomach to get involved. Markets go through cycles and those who buy when times are tough tend to reap dividends when favourable times return.

What is the rental demand?

With the lustre of buy to let having somewhat faded over recent years, many landlords have decided to drop out and sell up. High interest rates have made it harder for first time buyers to get into the property ladder. The combination of these two factors means demand for rental property far outstrips supply. This is reflected in rent, which has increased by up to 30% in some parts of London. Good news for the landlord.

So, should I invest in a buy to let property?

This question isn’t as easy to answer as it was a few years ago where the answer would have been a resounding yes. There’s a lot more to consider these days. Anyone thinking of getting involved for the short-term to make a quick buck should probably walk away. Those who are in it for the long term, perhaps as a boost to their retirement income, could reap dividends. After all the concept of having rental income that pays for the majority of the cost of ownership of your property still rings true. My advice would be to consult with an expert. They would help you to get your sums right and ensure that there are no are nasty surprises waiting for you.

Monday 24 April: Control: The Dark History and Troubling Present of Eugenics by Adam Rutherford

7:30pm – 8:30pm. Throughout history, people have sought to reduce suffering, eliminate disease and enhance desirable qualities in their children. In the Victorian era eugenics, a full-blooded attempt to impose control over unruly biology, began to grow among the powerful and quickly spread to dozens of countries around the world.

But these ideas are not merely historical: today, with new gene editing techniques, conversations are happening about tinkering with the DNA of our unborn children to make them smarter, fitter, stronger. Deeply steeped in contemporary genetics, Control offers a vital account of one of the defining – and most destructive – ideas of the twentieth century.

Dr Adam Rutherford is a science writer and broadcaster. He studied genetics at University College London, and during his PhD on the developing eye, he was part of a team that identified the first genetic cause of a form of childhood blindness. He has written and presented many award-winning series and programmes for the BBC, including the flagship weekly Radio 4 programme Inside Science and The Curious Cases of Rutherford & Fry with Dr Hannah Fry.

Wednesday 26 April: Tristan Gooley: How to Read a Tree, Clues and Patterns from Roots to Leaves

What's On - April

Friday 28 April: Martin Carthy, Creeping Jane, Mark Whittaker

7:30pm – 8:30pm. Did you know that you can find north by looking at the bark of a London Plane tree? Or that the veins on a leaf can help you find water? In How to Read a Tree, you’ll discover the signs trees are giving you about their past and the landscape that surrounds it. And you’ll learn rare skills that can be applied every time you pass a tree, whether you are in a town or a wilder spot.

As the author of the international bestsellers The Walker’s Guide and How to Read Water, Tristan Gooley knows how to uncover the phenomena worth looking for. He has been instructing people in the art of reading trees for two decades. Unlike other books of this ilk, Tristan shifts the focus to what you can see. Once you have learned to see these things it is impossible to unsee them – you will never look at a tree the same way again!

‘An important book and a pleasure to read.’ –Raynor Winn, author of The Salt Path A Village Books and Alleyn’s Schools Enterprises event.

Junior School Hall at Alleyn’s School, Townley Road, East Dulwich SE22. Tickets can be purchased on: www.mct.alleyns.org.uk

7pm – 11pm. We are delighted to be welcoming Martin Carthy back to the Goose! For more than 50 years, Martin has been one of folk music’s greatest innovators. His skill, stage presence and natural charm have won him many admirers, not only from within the folk scene, but far beyond it. Trailblazing musical partnerships with, amongst others, Steeleye Span, Dave Swarbrick, his award-winning wife Norma Waterson and his daughter Eliza Carthy have resulted in more than 40 albums. Martin is a ballad singer, a groundbreaking acoustic and electric-guitarist and an authoritative interpreter of newly composed material. His settings of traditional songs with guitar have influenced artists, including Bob Dylan and Paul Simon, on both sides of the Atlantic.

“Arguably the greatest English folk song performer of them all” - Q Magazine

Creeping Jane are Nygel Packett and Sue Whitehead, who started the Goose Is Out! fifteen years ago and have run it ever since. In 2008 we didn’t envisage finding ourselves singing together on stage supporting Martin Carthy, but hey, here we are. We try to give preference to good local singers to support our headliners, and Mark Whittaker is an excellent singer who comes to our regular Singarounds.

The Ivy House is London’s first communityowned pub and has a wonderful Grade II listed ballroom with a purpose-built stage. www.ivyhousenunhead.co.uk
