02 PROPERTY INTRODUCTION

DATE OF SURVEY ASSESSMENT October 14, 2021

CURRENT CONDITION The building can be considered fairly new as construction was completed on 2017. The building is in good condition aside from the faint cracks and discolorations. No major hazards were found during the survey.

ARCHITECTURAL TYPOLOGY The structures was constructed to be a commercial space where the ground floor is dedicated for commercial stores while the second floor is a multipurpose hall accompanied with a residential unit to be rented out for events.

ROADS AND BOUNDARIES The house site is adjacent to AH26, is a major highway in Cauayan City. Although the road is designed with proper allotment for sidewalks and road-right-of-way, There no boundary between the highway and lot area.

03 Significance, Owners and Users The site was constructed with the aim of solely being a commercial space with the ground floor being rented out as a commercial space and the second floor as an events hall. Edmund's mother wanted the residential unit for personal use so it was decided not be rented out. As of 2021, the ground floor units are rented out as a bakery, office space, restaurant, and storage

unit.

04 OBJECTIVES

05 METHODOLOGY

The work aims on acquiring information for documenting its existing condition for future

references.

knowledge

in

collaboration with the homeowner. The approach is to compare results of decay from different sources and utilizing them for supporting decisions. Data is supported by collecting images, comments, and a criteria provided to interpret results.

06 SCOPE AND LIMITATIONS

The research assessment was conducted during the pandemic (October 2021), this has restricted the full capability of the correspondents to assess the house condition.

The structural components of the house represented by the legitimate documents - e.g. floor plans, roof plan, finish specifications - are subjected to the privacy of the owner. All floor plan data and specifications listed in this research paper are analyzed with the intention of detailing it as accurate as possible.

The results found within the paper are assessed through a series of various sources, the history of decay itself is up for further discussion.

There is no in-depth inventory of all the details found within the site due to research time constraints and lack of credible files.

According to the Provincial Disaster Risk Reduction and Management Council of Isabela (2021), it is considered low-risk during typhoons. ASSESSMENT SUPER KING SIZE BEDS 46.15sqm Master Bedroom Throughout, this property has relatively simple decorations, walls are coated with semi-gloss paint given its sheen and reflective characteristics. Particularly, the coved ceiling creates depth within the room, showcasing a symbol of modernity. This plays a role in the acoustics and sound absorption of the room, designed in a way to reduce noise pollution coming from the main highway.

UPVC WINDOW Neutral Palette The main focal point of the room is the large bay window, illuminates the room with natural light, creating the illusion of a larger space. The transitions of ceiling height suggests a contemporary design, although the room has a limited space the large framed windows with slim sightlines provide a spacious atmosphere to the bedroom.

WATER FIXTURES Limescale and Hard Water Build-Up Given that the large opening provides majority of the lighting within the space, transforming the property to have appreciative glances of the outdoor elements. Hence, reducing the use of artificial lighting and ultimately decreases electrical load. Although there are still few LED Pin Light Fixtures provided, which creates a better lighting indoor.

ASSESSMENT BUILDUP OF MILDEW High Levels of Moisture The Master's Toilet & Bath comprises a rain shower head with stainless faucet, standard water closed and a ceramic lavatory. The said areas all being tiled, subject to a normal cleaning, the daily exposure to water, dust and dirt causing a slight stain along the drainage. WINDOW OPENING No Exhaust Vent Crucial that the bathroom has some type of ventilation to remove unwanted moisture. ASSESSMENT FLOATING COUNTERTOP Single Wall Kitchen Layout The kitchen is well fitted with the white porcelain tile attached to the wall creating a contrast between the black granite countertop. Applying a bracing technique on the ends of the kitchen countertop, both horizontal and vertical bracing, supports the countertop. Placing screws vertically through the wall allows the countertop to be mounted despite having

no cabinets attached below.

RUST STAINS Exposed Kitchen Sink Possibly caused by numerous factors, rusting is the result of residue or iron and minerals on the surface carried through hard water. Evidence of the discoloration of grout in between the tiles suggest

possibility of uneven tile installation or excessive exposure to hard water.

SALT WATER STAINS Discoloration of Granite Countertop Signs of untreated hard water buildup caused a white stain around the kitchen countertop. Hard water is caused by rich minerals present in tap water, including calcium and magnesium. This creates an earthy odor, once left untreated this will cause damage to the surface.

11.9

ASSESSMENT

WALL ELEVATION Signs of Use The Dining area walls are covered in white-cream Semi-Gloss Latex Paint. The flaws in the dining area are found on a wall. They are considered as minor flaws because they are barely noticeable and they do not compromise the structural condition of the property.

HAIRLINE CRACK Foundation Settling The crack at the corner of the window is caused by the settling of the foundation of the house. This is due to the expansion and contraction of the soil beneath the house that happens over time. These cracks usually appear at the corner of the window and door frames as it is the weakest point of the wall (Age UK, 2020). This is fairly normal to the house as it has only been built for at least four years. If the owner has decided that the foundation of the house is fully settled, they can repair the hairline crack by sealing the crack using Polymer-modified grout, silicone caulking, latex caulking, or epoxies. The application of the sealant must be done for at least 5-10 minutes to ensure protection (Rahman, 2018.).

SCRATCH MARKS Friction from the adjacent furniture The scratch mark on the wall is at the back of the movable furniture. It can be concluded that the furniture caused the mark by its constant rubbing as there are no other scratch marks on the wall. This minor flaw can be rectified by gently smoothing the area using fine sandpaper until the scratch is removed. After smoothing the area, it is recommended to clean the area and remove the dust before applying a new coat of paint (CafeMedia, 2016).

FLOOR STAIN Mildew Buildup These areas might have mildew or mold, or soap scum. Beauty and hair products can also cause these type of stains. Another reason for this yellow/dark brown-ish stain around the drains and fixtures is usually caused by high levels of manganese.

WALL STAIN White Spotting The ceramic brown tiles have faint white stains suggesting the water drippings came from the shower. A reason for this could be untreated hard water, this can cause white staining or spotting also known as lime scale build-up on and around the fixtures, shower doors, glassware and silverware. Hard water is caused by natural (and healthy) minerals in water, such as calcium and magnesium. High levels of these minerals cause the visible scale build-up as seen, if this scale of build-up is left untreated it may further damage the water heater and other areas throughout the plumbing that experience pressure change, turbulence and especially heat.

BEFORE USE New finishes Prior to the occupation of the Pua family, all finishes in the house are freshly installed. The minimal color scheme enlarges the space. The floor tiles are made of beige porcelain tiles adjacent to clean floor-to-wall trimming. The wall is covered with a beige semi-gloss paint. The sleek ceiling is designed with clean-cut trims, designed with an accent recessed ceiling. A hydrated sulfate of calcium, gypsum is becoming a preferred choice to create a false ceiling as it is lightweight, fireresistant, and sound-insulated.

Well Maintained finishes The living area has been occupied for a few years already, the owners have kept the finishes well maintained. The floors are cleaned using warm water and a mop while the walls and ceiling are vacuumed for dust.

BLISTERING PAINT Improper Preparation before Painting

The ceiling is covered in flat latex paint finish. The staircase ceiling has a vein-like blister due to improper surface preparation. The layer of the paint did not adhere to the ceiling material because of dirt, moisture, or extreme heat. This can be solved by scraping the blister, smoothing the surface of the ceiling, cleaning and priming the sanded area then brushing the affected area with the new paint. If not this treated, blistering will lead to flaking and cracking of the surrounding areas (Malkin, 2021).

12.1

EXTERIOR BEDROOM ASSESSMENT The Exterior wall of the bedroom is covered in whitecream Semi-Gloss Latex Paint.

Indicator of Rusting

Area is directly outside of the window in a partially shaded window, with sufficient clearance for an unimpeded air flow. There is an outlet provided, The air conditioning unit drain is left out to collect water from a bucket placed beneath. No signs of clogging, however, the aluminum alloy wall bracket supporting the unit indicates signs of rusting.

CRUMBLING WALL PLASTER

Due to the Settling Over time the wall plaster separates from the lath, creating structural cracks. Although this is still considerably a minor cracking which a professional mason or painter should be able to repair when further damage occurs. As seen in the image, the vinyl window frames has turned into a slight yellowish-brown color, which indicates the discoloration caused by exposure to extreme temperatures or UV exposure.

BALCONY Damp patches on the Corner Wall The excess moisture present in the masonry wall causes dampness, resulting to the patches on the exterior wall. Given that the area is exposed to differing weather conditions the pores of the masonry tends to create moisture that permeates through, resulting in dampness in the walls. It is necessary to consider future replastering of the walls with cement mortar mixed with waterproof compounds.

BALCONY ASSESSMENT

12.2

EXHAUST VENT PIPES Given that the ground floor occupies a commercial restaurant, there are proper exhaust ventilation situated at the rear of the structure. The different exhaust present, one for ventilation which captures and filters heat and air particles. Whereas, the kitchen vent hood attached indicate signs of minor clogging, where water remains

stagnant

and dust buildup

causing

mold

and

unpleasant odor. Inspection for leaks which appear as yellowish residue is necessary. Figure 1 : Rear View of the Property

VEGETATION Coconut trees provide a lush scenery and provide additional ventilation beyond the balcony, this benefits the overall ambience of the property. Not only improving the quality of the building for its potential use for commercialized activities, but also improves the environmental and visual quality of the vegetation. Since the property is located at a main highway, these vegetation somehow serves a purpose of reducing noise pollution from vehicle. Figure 2 : Kitchen Balcony

SOFFIT BOARDS Plays

an

important

role

in

terms

of

ventilation, the flat soffit boards are placed in a way that goes seamlessly with the finish of the roofline. The installation of the roof soffits acts as a form of prevention from damaging the roof from rain, less likely to penetrate into the membrane. Furthermore, regulating inflow of air into the interior spaces becomes energy efficient. It is still important to not that regular maintenance of the boards is necessary, to check signs of Figure 3 : Soffit Boards

12.3

LAWN ASSESSMENT HARD WATER RESIDUE White Streaky Stain The water tank located in the backyard has a white residue forming on the top of the tank, this is a result of hard water evaporation. The residue left behind is likely a lime (calcium carbonate plus additional ions) build-up on the metal called "limescale." As any mineral-rich water (hard water) evaporates, the gaseous water leaves behind the heavier elements which adhere to each other and to the glass, leaving a streaky white residue behind.

MOSS GROWTH Concrete Moisture Absorption The backyard perimeter is lined with raw Concrete Hollow Blocks, over time the blocks grew Moss. The brown/green-ish moss requires damp and sheltered areas to absorb water through the rhizoids to prevent the moss from drying out. Concrete is a porous material which allows the rhizoids to attach to the sheltered areas of the concrete. Some species of moss thrive on base-rich carboniferous limestone while others thrive on more acidic rocks. Limestone is often used as an additive to cement which may explain why certain species of moss are attracted to concrete structures.

12.4

CONCRETE CRACK Soil Expansion / Excess Water The hairline crack at the concrete floor may be due to the settling of the foundation or due to the shrinkage of the concrete. The foundation settles due to the expansion and contraction of the soil that naturally happens over time. Similarly, shrinkage in concrete happens because of excess water in the mixture. The evaporation of the excess water causes the concrete to shrink which causes the slabs to pull apart and create cracks (ConcreteNetwork, 2021). The hairline cracks in concrete can be repaired by applying grout made from Portland Cement and Water. Apply the mixture with a putty knife forcing the grout mixture in the crack, smooth it off and after drying for two hours the concrete should be covered with plastic sheeting or board (National Retail Hardware Association, n.d.) .

WALL MOLD AND HAIRLINE CRACK Discoloration of wall finish The discoloration on the wall and the concrete floor is caused by mold growths. This usually happens on outdoor concrete that is damp and shaded. Warm temperature and humid weather increase the growth of molds. This can be removed by scrubbing and cleaning the discolored areas with mold-killing detergent or household bleach and water. Soak the concrete with the bleach mixture and let it sit for a while to ensure that all mold is killed. Rinse the area with a power washer after scrubbing (Sullivan, 2021).

MAINTENANCE REGIME

The owners stated that they do not use too many cleaning ingredients to maintain the house since it is relatively new. Manual Cleaning

Occupancy

The housekeeper normally sweeps debris off of the floor. Kitchen Countertops are normally wiped with dish wash soap and a soft cloth. Bathroom tiles are cleaned with warm water and a mop. General cleaning is not prioritized, all finishes are still of quality.

The owners have minimal furnishing that keeps the place easy to organize. Personal belongings did not affect the material finishes as of the condition survey. Since the area was vacant pre-pandemic, it is evident with the condition of the auxiliary components, e.g. plumbing, tanks, outlets, lighting.

Recent Construction Phase

The house is recently built in 2017, therefore, minimizing the need for serious renovation or repair. The original structural components of the house are intact. The non-structural components are complete with little to no interruptions. Finishes of the walls, ceilings, and flooring have little to no cracks or discolorations.

General merchandise of finishes found are still available for purchase. If problems occur, the owners can easily look for the original supplier.

RECOMMENDED MAINTENANCE REGIME Here is a timeline of recommended maintenance:

Occasional maintenance

Daily - Constantly check frequently used areas with plumbing such as the bathrooms, kitchen, water tank, HVAC system, etc. - Wipe countertops and bathroom fixtures if necessary. Weekly - Check toilets for clogging problems. - Check drains for debris. - Sweep the floors and wipe down frequently used furniture. Monthly - If occupied, assess different parts of the house that require general monthly cleaning such as the ceilings, windows, doors, etc. - Vacuum or wipe dust off of seldomly used furniture on the corners of rooms to avoid debris buildup and discoloration. - Clean all plumbing fixtures to minimize rust or white spotting. - Check the back of fridge, ACU, appliances for any water leaks or dust buildup.

Clean faucet aerators and showerheads

1. Replace interior and exterior faucet or showerhead if needed. Clean with Vinegar for clogged showerheads with mineral deposits. 2. Seal tile grout 3. Check for Tank Leaks with Food Coloring 4. Install mesh drain covers in sinks, shower, and bathroom

Test smoke alarms, fire extinguishers and all groundfault circuits

1. Install smoke alarms on all rooms, including the common spaces. Interconnecting all smoke alarms throughout the home is necessary for best protection. Ensure that the smoke alarms are being tested at least every month, replace the batteries or hard wiring alarms if necessary. 2. Providing portable fire extinguishers is crucial for immediate use during an emergency.

Check for indoor and outdoor air vents

1. Remove lint from inside and outside of vents. 2. Clean kitchen exhaust fan filter, prevents household pests 3. Hire an HVAC professional for a full air duct cleaning. 4. Thoroughly vacuum the ducts or air vents, look out for mold or mildew. 5. Conduct proper air duct cleaning and maintenance to prevent unpleasant smell and clogged filters.

Consider hiring a professional
