TECHNICAL DATA With an architectural solution that is apt for today and tomorrow, which is sustainable and resilient and a vision to build a Green House, an attempt was made to put things together interestingly enough to achieve an IGBC Platinum Rating and SvaGRIHA 5-Star Certified Residence. The Technical specs of the project are as follows: * Site Area: 1 acre * Built-up Area: 929 sqm * Project Inception: Sept, 2012 * Project Execution: Jan, 2013 – May, 2014 * Project Cost: INR.3 Cr. (Approx) * Landscape:Covered:Paved area: 75:15:10

ARCHITECTURAL FEATURETTES - The key SUSTAINABLE/GREEN features incorporated in this project were: “Tatva” is designed to use less energy than standard practice - It incorporates Double Glazed Unit with tactical shading on East & West direction for Thermal Comfort. Being a Day Lit House enhancing Natural Light and Ventilation Courtyard concept of bringing the landscape inside, takes it to a whole new level. - With effective window design each room in the house draws in plenty of Natural Light. “Tatva” not only is close to nature, but has an architectural language with the play of material, lighting & spatial arrangement. - 100% use of LED lights with Day-Light sensor integration helped achieving 0.5 Watt per Sq. Ft consumption against the routine 6-8 Watt Consumption. - 2 KW roof-mounted Solar PV System with a Solar Hot Water Plant 200 lt/day capacity is installed eliminating water heaters. - It conserves by adopting active water conservation like Low Flow Fixtures and recycled water used for Car Wash and Landscaping. - With Zero Waste Generation by In-Situ composting and Sewage Treatment Plant even a vegetable garden 1000 Sq Ft has organic Farming and Vermi-Composed Manuring.

INNOVATION SUITABILITY LONGEVITY

Therefore as a project for the applicant, the idea of innovation, suitability and longevity was central to the design of the house

HOW DID THE IDEA OF A GREEN HOME COME INTO PLACE? In early 2012, a green building conference was hosted at Indore as one of the known experts in building sector, the APPLICANT was an invitee to the conference where green building related details were thoroughly discussed and explained. It appeared to the APPLICANT that a building that is green can be innovative, aptly suitable to the modern building context and can also result in longevity. Thus green became the paramount prerequisite and driving factor of the design concept for the new home of THE APPLICANT. This was the time when green building consultant was introduced to the project.

CONTEXTUAL RELATION OF THE PROJECT TO THE CITY AND INDIAN RESIDENTIAL SECTOR - The bungalow is located in the commercial capital of Madhya Pradesh state, the city of Indore. - A rapidly emerging city; Indore is predominantly a city where individual housing is more popular among the masses. - Indore is popularly known as mini Bombay (present day’s Mumbai); what happens in the city, propagates to the farthest corners of central India. - Since the dawn of new millennia (year 2000), the property rates and housing demand has gone up three folds in the city. Thus leaving a huge demand for residential developments. The same is reflected in the countrywide analysis. So was the thesis of the project design team; to develop a high standard sustainable building design to act as prodigy for the city of Indore and places habitual of following Indore.

DESIGN FOR THERMAL COMFORT - 100% use of AAC blocks in walls, - complete roof top covered with XPS insulation topped with high SRI paint, - 100% of glazing area DGU with tactical shading on east and west direction

DESIGN FOR WATER EFFICIENCY - Installation of water saving fixtures in the bungalow unit - Installation of push-operation water saving fixtures in servant’s quarters - Installation of EMZ technology based in-situ waste water treatment plant - 100% rainwater capture, storage, reuse and ground water recharge - Storm water drain at site boundary periphery, bio-swales along driveway - Utilization of treated waste water for landscape irrigation and car wash

DESIGN FOR EFFICIENT LANDSCAPE - Complete species of trees planted at the site is native. - Minimal % of turf area, maximum % of tree/plant/shrubs area. - All landscape area distributed into zones according to irrigation type. - Complete plantation beds irrigated through drip irrigation, turf area irrigated through pop-up sprinklers. - Treated water collection tank integrated with irrigation water supply line for reuse of water.

DESIGN FOR MATERIAL CONSERVATION AND RESOURCE OPTIMIZATION - Over 75% of the total flooring locally sourced with recycled content, - 100% of all internal paints are LOW VOC paints, - All external wall paints are high SRI paints, - Complete false ceiling done in gypsum boards with recycled content, - More than 75% of stone flooring locally sourced - All flush doors modeled from scrap wood, 100% of plywood used for furniture FSC certified - All windows locally made UPVC windows - Recycled content reinforcement used at site - Flyash content RMC for structural work, use of AAC blocks for wall construction - Use of scraped iron grills for remodeling of window grills and scraped tiles from old house for floor finish at new house.

WHY DO WE NEED GREEN BUILDINGS?

ENERGY DEMAND CRISIS The global energy consumption of the building sector is over 54% of the total energy annual production making buildings the largest consumer of energy Of the 54%, 30% is the operation energy demand and 24% is the construction, maintenance and development demand. India, being the developing country is growing in the building sector energy demand with growing population.

GOVERNMENT OF INDIA MANDATE From year 2009, it is mandated by the Central Government of India, Government ruling: That all Government and PSU buildings in India shall have to be mandatorily GRIHA 3 star rated building. Based on Demand load: That all buildings either private or public that have a demand load of 500 KVA or more have to be ECBC (Energy Conservation Building Codes-2007) compliant. Environmental clearance: The MNRE recognizes projects registered for GREEN building certification as special projects and provides the first opportunity to those projects for Environmental clearance through fast track process.

Conclusion: Green buildings are a good choice and necessary as well as mandatory.

ROUTINE PROCESS OF GREEN BUILDING WORK

Appoint a green building consultant for the housing project. Facilitate supply of all project concept drawings to the building consultant. The consultant analyses the drawings and design schemes for the project. Architect, service consultants provide details of the project to the consultant. The consultant completes the analysis and delivers a joint session for all. The consultant provides the inputs to make the design green. The architect and service consultants make the suggested changes. The consultant follows up at site, documents and submits for certification to the green building rating system authority. The consultant coordinates with everyone and delivers the green building rating to the project

Because of the expertise of the structural designer, the total volume of concreting and thus use of reinforcement was reduced considerably. Endorsed by the Ministry of New and Renewable Energy, Government of India as of November 1, 2007. GRIHA is a five star rating system for green buildings.
