SITE / FACILITY ASSESSMENTS With our site/facility assessments, we work directly with the owner to evaluate the overall building and site conditions before deposit money is spent, or before any adaptive reuse is ever started. Our team will assess the current condition of a structure and notify the client of any potential deficiencies which could increase development costs. We can also prepare price estimates to assist with budgets. We partner with the architectural and structural teams to develop a schematic design plan and work out all pricing details. We make a collaborative effort with all parties to develop conceptual budgets and help reduce risk. To be successful, this process should include the owner, architect, design-build consultants and structural engineers.

VALUE ENGINEERING This is something we do on every project, regardless of the size. Our goal is to look for ways to improve the design, shorten the timeline, and save our client money. We’re not talking about a total re-design, but rather small, measurable things we can suggest based on our decades of experience. Because we’ve performed work all across the U.S. on so many different types of projects, we have an impressive level of experience with a wide variety of building types, materials, and methodologies. We know what works! We know the best products and materials, and we’ve learned a lot of tricks and shortcuts over the years which are effective and cost-conscious. We can offer new and innovative ideas to improve the performance, cost, and design of any project.

PROJECT FINANCING While construction is our core competency, there’s a lot more to having a successful project than just delivering top quality construction and management services. SCHAEFER can assist in the sourcing and securing of financing, to include front-end and permanent real estate loans. Our team will work with our financing partners to provide construction, non-recourse acquisition/bridge and permanent financing options through sources such as: Fannie Mae DUS, Freddie Mac Program/Plus and, MAP-approved FHA loan products (specifically designed for the senior’s housing and healthcare environment). Other funding sources available include: EB-5 foreign investor, angel investor, equity investor, and venture capital. To ensure the proper financing option matches your project, SCHAEFER will assist with all the necessary due diligence analysis, including all paperwork and coordination.

Jim is an innovative leader with nearly 40 years of construction, operations and leadership experience. Being the second generation to run the firm, his background includes extensive experience managing all aspects of a project with local, regional and national firms.

PEARY WILSON Vice President, Operations

Peary has successfully managed hundreds of projects throughout his 25+ years at SCHAEFER. He is responsible for the overall results of all projects, including implementation, municipal coordination and overall supervision of our construction teams.

ANITA MASSEY Marketing & Business Development Director

Anita brings 25+ years of business development, strategic planning and marketing experience to SCHAEFER. She is responsible for national business attraction with business and industry that aligns with our corporate strategic initiatives.

Louie coordinates and supervises the activities of all of our craftsmen and laborers. He ensures each of our employees and subcontractors perform as requested, and comply with the project’s specifications and building and life safety codes.

No job, task or schedule is more important than the health and well-being of anyone on (or near) our jobsites. Our goal is always zero accidents, and we have proven it’s possible to build and renovate buildings without injuries or accidents. We utilize an Incident Protection Plan (IPP), which begins with a comprehensive, pre-construction safety review in which our Safety Director, Project Superintendent and any subcontractors on the job meet to identify all safety issues associated with the project. The Project Superintendent is required to maintain a written copy of our standard (and site specific) safety program, as well as a detailed description of the potential issues identified during the safety review, plus the IPP for avoiding accident or injury.
