Approximately 80% of SCHAEFER’s contracting projects are executed using the TEAM-BUILD (negotiated) approach rather than BID-BUILD (bidding). We sincerely believe this approach is to the advantage of all parties – architects, designers, engineers, owners, and the contractor. Let us tell you why.
Cost Savings
Because the TEAM-BUILD approach allows all parties in the building process to provide input from the very beginning, the architect, designer, engineer, owner, and contractor can collaborate to identify potential “budget busters” before time-consuming and cost-intensive construction documents are completed. And, often, the initial site work can begin while the drawings are being finalized. This saves time and ultimately, money. In fact, we employ various methods to gain our clients quicker occupancy of their facility.
Shifts Responsibility to the Contractor
In a BID-BUILD scenario, most of the responsibility is on the architect, designer, engineer and owner to guarantee that bid documents, plans, and specs are complete and accurate. In a TEAM-BUILD scenario, much of the responsibility shifts to the contractor, including some or all of the following: – Design Accuracy – Completeness of Drawings – Overall Budget – Scope of Work – Site Conditions & Requirements – Field Conflicts & Schedules – Contract Management – Quality & Availability of Materials
Accurate Budget Setting
We have seen it time and again – the BID-BUILD process does not produce a true apples-to-apples comparison. That’s because many contractors will bid exactly to the plans provided, despite having identified missing elements. Others will include costs for elements that are not represented in the plans, but are necessary for a buildable project. In the TEAM-BUILD approach, budgets are created in concert with plans, so they reflect actual, true costs.

SCHAEFER General Contracting Services continuously strives to maintain its top-notch safety record. Operating a safe and secure job site is one of our core values, and we take this responsibility very seriously. Our goal is zero accidents! We insist all of our employees and sub-contractors wear and use the required personal protective equipment, follow HAZMAT guidelines when handling dangerous chemicals, and attend appropriate safety classes and training. All of our employees and sub-contractors understand that all OSHA and HAZCOM regulations must be adhered to at all times. To help ensure that accidents are the exception rather than the rule, SCHAEFER utilizes an Incident Protection Plan (IPP). The program begins with a pre-construction safety review in which our Safety Director, the job site foreman and any sub-contractors meet to identify any potential safety issues with a given project. Each job site then maintains a written copy of our Standard Safety Program, as well as a detailed description of the potential issues identified during the safety review, plus the IPP plan for avoiding accident or injury. At SCHAEFER, we’re very proud of our safety record, and you can rest assured all steps will be taken to make your project a safe one. General Superintendent Louie is SCHAEFER’s safety expert. He must read the safety manual every night . . . that’s how well he knows the rules and regulations of Kentucky’s OSHA Standards! He insists that all of his superintendents, laborers and carpenters stay current on required training and documentation, and that they adhere to all of SCHAEFER’s safety standards. Recycling
Another element of effective green construction is proper recycling. At SCHAEFER, we establish and implement processes for recycling various materials found on your job site whenever possible. When appropriate, we bring in a separate container for collecting and recycling concrete, dirt, rock, steel and cardboard. Recycling these materials keeps them out of our nation’s landfills.
Erosion Prevention and Sediment Control
SCHAEFER has received EPSC certification which allows us to maintain and check all EPSC control measures that are normally handled by the local municipality. When they are unable to visit the site in a timely manner, SCHAEFER can perform the inspections and prevent any disruption in your jobs’ progress. This includes conducting the weekly required inspections and additional inspections whenever there is more than 1⁄2” of rain within a 24-hour period. The Best Management Practices that SCHAEFER implements are as follows: – Stone Bag Checks in Small Ditches – Stabilized Entrance – Temporary Sediment Basin – Silt Fence – Dust Control / HEPA Filters – Surface Roughing (hill/slope) – Storm Drain Inlet Protection (stone bags) – Erosion Control Blankets – Level Spreader (outlet for dike, changes – Temporary Seeding concentrated flow to sheet flow) (stockpiled materials) In this day and age, it is more than just a responsible decision to make every effort to protect our environment. OVER 50 YEARS OF SERVICE SCHAEFER General Contracting Services was founded by Frank J. Schaefer, Sr. in 1954. Family owned and operated for over 50 years, SCHAEFER is one of the oldest full-service general contractors in the Louisville area. Frank Sr. started the business with just a truck and a toolbox from his home in Louisville, Kentucky . . . faithfully building the business for 36 years. Upon retiring in 1990, his son, Jim, followed in his footsteps by continually building the business at a consistent pace. Early on, the majority of our work was residential. As we grew in knowledge and experience, we won contracts with well-known companies such as Presbyterian Church (USA), PNC Bank, Beverly Healthcare, Atria and many others. We have maintained excellent, long-term relationships with these companies and many others locally and nationwide. Jim Schaefer is President and majority shareholder, with other key employees holding the remainder of the shares. All are actively involved in the daily operations of the company and contribute greatly to our continued growth.
