CO WORKING
A style of work that involves a shared working environment, often an office, and independent activity. Unlike in a typical office environment, those co-working are usually not employed by the same organization. Typically, it is attractive to work-at-home professionals, independent contractors, or people who travel frequently who end up working in relative isolation. Co-working is also the social gathering of a group of people who are still working independently, but who share values, and who are interested in the synergy that can happen from working with like-minded talented people in the same space.

HISTORICAL CONTEXT This site consists of two attached buildings: Mynshulls House and the Brittanic Building. The Mynshulls House is Grade II Listed and it was build in the 1890s, while the Brittanic Building was erected in the 20th century.
LOCATION The site is located on 42 Victoria Street, behind Harvey Nichols. The location is very central and there is at least one major train station on short walking distance. Many suitable bus routes provide access to the site as well. There are also nearby parking facilities.

SIZE The site features five floors above the ground and two basement floors.
SURROUNDINGS The area around the site, is mostly retail, which might not be the best for my project, as ideally I would like there to be creative businesses for possible collaboration opportunities.

HISTORICAL CONTEXT The Market Building, which currently houses the Chinese Art Centre features three floors and a courtyard. which in the late 19th century was the Wholesale Fish Market.
LOCATION The Market Building is located on Thomas Street, in Manchester’s creative hub - the Northern Quarter. The location would be very suitable for my project as the main target is to attract creatives. HISTORICAL CONTEXT The building was erected in the early 1900s for John Shaw Furniture. The shop closed in 1985 and the building was acquired by the Greater Manchester Visual Arts Trust. What we know as the Cornerhouse now, was opened with the support of the Arts Council England and the British Film Institute.
LOCATION The Cornerhouse is located on 70 Oxford Road, the busiest bus route in Europe. The Oxford Road Train Station is also within a minute long walk.

SIZE The site consists a four floors and a basement. The ground and first floor feature large windows, offering an inviting peak from the busy street to what is happening inside.
SURROUNDINGS Situated on the busy Oxford Road between the University District and the city centre, the Cornerhouse is visited daily by both professionals and students.

FEASIBILITY
Once know as an industrial city, Manchester has become one of the major cultural hubs of the UK. With many artists’, design studios and exhibition spaces popping up in the disused factories. As Manchester School of Art is one of the oldest and well known art schools in the country, hundreds of talented students graduate each year. Many of whom enter the workforce by freelancing. To address this, I have chosen to create a co-working space, which could serve as an introduction to the industry, helping recent graduates and young professionals not only promote their work, but also socialise and network with like-minded individuals. The space would also be beneficial to already established professionals by offering them an alternative environment to work, create and collaborate. Co-working spaces have become a major worldwide trend in the recent years. Such spaces have started to appear in all the bigger cities of the world. Helping professionals overcome the disadvantages of working at home or at coffee shops and offering them a platform for sharing ideas and expanding their professional networks.

BRIEF We live in a digital age where technology offers nearly unlimited possibilities, a time where the notion of the physical workplace has slowly started to disappear. Nowadays, most people’s work is just a tap away on a single electronic device, no matter their location. They can be anywhere in the world, all that is needed is an internet connection and a laptop, or even just a smart phone. While this offers great opportunities and flexibility, it also puts people in isolation, with no real social interaction in their workplace. PLAYSPACE addresses these issues by providing a work environment suited to the needs of people with no access to a traditional workplace. Located on Oxford Road, the busiest bus route in Europe and a major cycling route on the way from the University District to the city centre, and near a major train station, PLAYSPACE is accessible by anyone interested in taking advantage of an alternative work environment. PLAYSPACE offers an exhibition area where people using the space could promote their work and attract potential clients; cafe, open to both the workers and the public; a range of working areas to accommodate everyone’s preferences; meeting spaces and conference rooms, printing facilities; lockers for safe storage of personal items.

Way finding is the organization and communication of our dynamic relationship to space and the environment. Analysing the plans in terms of circulation helped me identify the decision points within the building, where orientation signs should be placed. Due to it being mostly open plan, they will only be needed near the entrance, stairs and lifts.

Taking into account the rounded aesthetic of the typeface, I developed a series of pictograms, which are to serve an integral part of the way finding system. They are used as a destination identification and in the orientation signage.

ORIENTATION SIGN I designed the orientation sign taking into account the angle of vision, to maximise the legibility and effectiveness of the sign. Orientation signs are to be placed near the information point, stairs and on the walls besides the lifts, as i have identified those as the main decision points within the building.

The exhibition structures feature pegboard internal sides where the artwork will be attached to. Due to the shape of the structures the artwork may not be in enough light to be enjoyed to their full extend, for that reason, LED lighting is fitted into the top part of the structures.

ELECTRIC Use of timed motion activated censors for the lighting, to minimise electricity usage. LED light bulbs to be used throughout the building, as opposed to incandescent or fluorescent light bulbs, which use a lot more electricity and need more frequent maintenance. LEDs also generate less heat.
