The winners received their awards from celebrity guest, Olympian Rebecca Addlington. The awards ceremony was the culmination of a rigorous and thorough judging process carried out by a panel of industry experts who assessed initial entry submissions before conducting an extensive review of the entrants which included hundreds of telephone interviews and mystery shopping exercises. The whole judging process was overseen by The Property Ombudsman; Christopher Hamer. Now in its 10th year, these awards are firmly established as the most sought-after and difficult to win in estate agency. Over 5,000 offices were represented this year, but only the very best of the best were crowned as winners. House prices in both Harringay and Palmers Green have risen in the majority of roads since the highs of 2007.

Towards the end of 2012 the UK officially came out of recession and unemployment numbers, despite still being high, have been falling for some time with the number of jobs in the private sector at record levels.

A good example of this is a property recently sold by Anthony Pepe & Co in November 2012 on Burgoyne Road which achieved a record price of £651,500, beating the previous highest price of £595,000 in Sept 2007. This represents an increase of over 9.4 % . Similar sales have recently been agreed by us in Rutland Gardens, again beating previous highs by nearly 10%.

e enter 2013 with cautious optimism for the property market which, contrary to many predictions, held up strongly during 2012 despite challenging economic conditions, and particularly the effects of issues in the Eurozone.

In the property market, it is largely confidence that drives demand, coupled with an ability to transact through the availability of finance. The Council for Mortgage Lenders (CML) believes 2012 will have ended on circa 930,000 transactions compared to the 825,000 they had previously predicted, with £9 billion of net lending rather than the £8 billion predicted. In 2013 the CML’s central forecast is for 950,000 property transactions, £156 billion of gross lending and £12 billion of net lending. The CML has also stated that mortgage arrears have been lower than originally forecast for 2012, and the number of repossessions for 2012 will be circa 35,000, some 10,000 lower than forecast. The CML’s central forecast is for 35,000 repossessions in 2013. No one is pretending that there is going to be a huge increase in sale transactions in 2013 or that borrowing mortgage finance is going to get significantly easier but these figures do show that the market is active and improving. Over the last four years many first time buyers have found it difficult to buy due to tighter lending criteria. Many of these potential buyers have now been able to save larger deposits and are returning to the market. A recent survey from Rightmove showed around 25% of potential first time buyers expecting to buy in the next 12 months. National statistics are useful but it is local knowledge and information that is key and at Anthony Pepe & Co our experienced staff and high volume of transactions gives us the ability to advise homeowners accurately on property values and market trends.

In Palmers Green, Anthony Pepe & Co has seen higher gains in the premier locations such as Old Park Road, N13 where again we have achieved a record price in the road of £810,000 (December 2012). The lettings market has been buoyant and activity strong. Some of this has been caused by the inability of some to buy or sell but there is also an underlying requirement for more homes. 2012 will have seen less than 100,000 new homes constructed and this shortage of supply has helped ensure that prices have held up and that demand in the rental sector has grown. I expect the market in 2013 to continue to demonstrate the slow improvements of 2012 with a balanced market between sales and lettings. Private lettings now account for some 16% of households and the flexibility of tenancies is becoming an attraction to many. For landlords, yields are good and attractive compared with other investments. I also expect the economy to start to grow and this will, increase confidence and likely investment by both Government and the private sector. Undoubtedly, we remain in fairly austere times but with interest rates at record low levels, now is undoubtedly a good time to move if one is able. Having worked in Harringay for over five years, I have seen the market change significantly over the last year, with limited levels of stock and prices rising as demand increased. This was especially noticeable towards the end of 2012 and 2013 has already started very positively with a large amount of new applicants registering and records prices being achieved on sale transactions. Living and working in the area for some time has enabled me to get to know both the properties and the residents in the Harringay community well and I am delighted that the reputation and performance of Anthony Pepe & Co often leads to repeat business and referrals from people that we have successfully helped move home. I am also excited about the planned rejuvenation of Harringay’s Green Lanes. I believe this will greatly change the dynamic feel and presentation of the area and lead to positive growth across both the business and residential sectors. Of the £2,003,207 investment planned for the Green Lanes project, City Hall awarded the traders £1,778,507 from its Outer London Fund, with a further £224,700 coming from the public and private sector. City Hall also funded the recent food festival and Christmas lights.

I have over 14 years Estate Agency experience within the London Borough of Enfield, working in Palmers Green and the surrounding area since 2003 and as a manager since 2005. Over the last decade I have seen significant change within the local housing market and prices steadily increased to record levels between 2003 and 2007. Following the financial crisis in 2007, property values fell back to figures similar to those in 2003 and the volume of sales transactions also reduced significantly. However, the last two or three years have seen Palmers Green see a steady increase in house prices and the levels of sales transactions have also increased as confidence in the market improves in line with the slow improvements in the wider economy. Palmers Green property prices are now generally back to 2007 levels or higher and on many occasions throughout 2012 prices matched or even exceeded expectations. An example is a recent sale on a Semi Detached property on Old Park Road that achieved a record breaking £810,000. With the excellent transport facilities and exceptional schools available in the area, I anticipate an increase in the number of sales and some further increases in property values during 2013.

Having worked in and around Harringay for nearly 10 years I have seen the market change dramatically over that period. The current lettings market is very strong and there have been significant increases in the rental values being achieved, particularly over the last two years. 2012 saw us obtain some of the highest rents ever achieved in the area and I expect values to remain strong throughout 2013. There are various factors that I believe have contributed to this increase in transactions and rental values. Rents in Central London have increased due to greater demand from tenants and this has caused people to look further out for the property they require. Areas like Harringay, which are still within easy commuter reach of the City and West End have therefore become more and more popular. The on-going regeneration of Harringay has also successfully improved the area and quality of surroundings and we are finding greater numbers of young working professionals wanting to relocate to ‘trendy’ Harringay with particular emphasis on the ‘Ladder’ roads. Property is therefore in very high demand but it is vital to ensure the right quality of tenant in order to maximise the return on a landlord’s investment through strong and proactive management of the lettings process.

Harringay vs Haringey It’s amazing how many different names are used to describe the neighbourhood that’s situated on both sides of the stretch Green Lanes between Finsbury Park and Turnpike Lane. It’s variously called: • • • •

So which is right and how on earth did it get to be blessed with so many different names? To keep it simple Harringay is the neighbourhood, Haringey is the borough. But why? Harringay developed in the late Victorian era as London expanded into the countryside to the north of Islington. It took its name from Harringay House, the grounds of which occupied most of the area west of Green Lanes and east of the Great Northern Railway, between Finsbury Park and Turnpike Lane. The name Harringay came from the Saxon, Haering’s Hege — the enclosure of Haering’s people. During the following several hundred years, spellings were rarely fixed and the name went through 162 recorded variations. The Harringay variant was first recorded in 1569. The variant for the nearby area of Hornsey appeared in 1646. But oldest of all, Haringey, was first recorded in 1387. The choice of the Harringay spelling in 1792 by Edward Gray, the builder of Harringay House, led to this variant being bequeathed to the neighbourhood that developed in Victorian times and to its survival as the proper name for the area today. In 1965 local government in London was re-organised, and a new borough was created by combining Hornsey, Wood Green and Tottenham. (Harringay had been split between Hornsey and Tottenham). The new council

chose the name Haringey for the new borough. Whilst there’s no record about why they chose that spelling it’s likely that went for the oldest recorded form. As if the spelling issue wasn’t puzzling enough, even once people have that one straight in their minds, there’s still more confusion. There’s a split as to whether it should be called Harringay, Harringay Green Lanes or Green Lanes. The railway station on Green Lanes may be the chief culprit here. Rail and underground stations are key markers for people finding their way around London and people commonly (and reasonably) assume that a railway station bears the name of the area in which it’s based. The station in the west of Harringay isn’t really an issue in the Harringay confusion stakes. It started life in 1885 as Harringay and has kept the same name except for a twenty year period between 1951 and 1971 when it was called Harringay West. So far so good. But hold your horses; travel a few hundred yards to the east and confusion reigns. It comes courtesy of the station on Green Lanes. It has had no fewer than five names in its 130 year history. Starting life as Harringay Park, Green Lanes in 1883, it has been variously renamed as Harringay Park (1951), Harringay Stadium (1958), Harringay East (1990) and finally Harringay Green Lanes in 1991. The most recent change is probably responsible for both the Harringay Green Lanes and Green Lanes epithets used by some to refer to the neighbourhood. Despite all the confusion, a recent survey by local website Harringay Online showed that plain old Harringay is still the most popular name for the area, but there are still plenty of people who choose one of its other names.
