Market Update

ime flies and the longest day of the year is now behind us but there are currently some genuine signs of positive change occurring in the property market. These changes are seeing us often selling properties within days, sometimes before they even go live online! In the last couple of months, 80% of our new instructions have had an agreed sale within seven days. Record prices are being achieved for ground floor garden flats in Harringay with prices pushing towards the £400,000 mark and three and four bedroom houses on the Ladder regularly achieve just under the £700,000 mark. In Palmers Green prices are still rising and we are consistently selling 90% of our new instructions within 14 days. The majority of buyers are looking to spend up to £500,000 on a 3 or 4 bedroom house with some looking up to around £700,000 on the Lakes Estate. The plans announced by the Government to help buyers buy a new home and, from next year, to get a larger loan to value mortgage are being seen as catalysts for greater buyer activity particularly amongst that rarely seen species of the last few years, the first time buyer. The new homes market has undoubtedly been given a boost by Government intervention and, in the first two months of the scheme being implemented, it is reported that 2,000 buyers have registered and are buying under the helpful financial terms being applied. New home starts (registrations) were at their highest level in the first quarter of 2013 for five years, a sign that developers now feel they can not only sell but do so at prices that are economically viable. A recent report showed that new home prices have risen nationally by 12% over the last five years. So what does this mean for the second-hand market? Many would be first time buyers are currently renting but a recent report from leading UK property portal Rightmove indicates that many of these would look to buy if the circumstance were right. The “Help to Buy” scheme that is due to start next January is being seen as a possible launch pad for them to make a move from renting to buying. The market is always driven by the balance between supply and demand and, as I mentioned above, there are signs

of increasing demand, helped by slightly easier mortgage conditions. Supply has also increased but is behind the curve when balanced against this growing demand. There has been some downward movement in mortgage interest rates, particularly on schemes with low loan to value lending criteria. The Government’s Funding for Lending scheme, in which money has been made available to banks and building societies at advantageous interest rates on the basis that this is then lent to consumers, has not really impacted on higher loan to value lending but has helped bring average mortgage rates down towards 2% for those with significant equity and deposits. The lettings market in North London remains very buoyant, particularly for properties located near good schools and transport links. Rental values are strong but the days of rampaging rent increases are subsiding and landlords are becoming keener to secure a quality tenant who is capable of meeting their obligations for the length of the tenancy rather than just the highest possible rent. A typical two bedroom ground floor garden flat in Palmers Green is letting for around £1200pcm with a similar flat in Harringay going for around £1400pcm. Again we are renting these properties very quickly and having joined Relocation Agent Network we now have exclusive access to the best corporate tenants in our areas. These good quality tenants are becoming more choosey in the properties they rent, often looking for fully managed agreements due to the security of knowing that any issues will be handled swiftly and effectively by the managing agent. A simple case of, if you, as a tenant, are paying “top dollar”, you quite rightly, expect top quality accommodation and service. At the present time, many families are looking to secure a new home in readiness for the Autumn school intakes and that means buying or renting in the next few weeks in order to meet that timescale. My prognosis for the next few weeks is therefore one of heightened activity and an improving confidence in the market overall. Charlie Perdios Director
