Painting and wallpapering isn’t everyone’s idea of fun and it is a skilled job calling for those who have experience and provide quality workmanship. Workmanship can vary greatly which is why it’s recommended you check references so you can compare what each company offers. You also need trades people who you can communicate with to make sure you both understand what you want and when you want. The breadth of service is expanding, especially for painting and decorating and there’s no shortage of colour advice. New house builds often offer the services of an interior designer and there are several excellent web sites that allow you to use virtual painting software to ‘paint’ rooms to get an idea of what the final result will look like. Resene EzyPaint is an example. Simply upload a photo of the room you plan on decorating or use standard photos from their files and paint away! The Master Painters Association committed to highest standards for its members, recommend you choose a painter who is a member. When comparing quotes make sure the scope of work and materials used are similar. Differences in costs can often be attributed to inferior materials. If the price is too good to be true then it probably is. A benefit of using a professional also brings with it their knowledge of service providers who might be required on the same job, such as plasterers. Technology has also changed the way we browse and shop for products such as wallpaper. Virtually every major supplier has the full range of samples on line so you can whittle down your choice to a few that you can then inspect in person at the decorating shop. DIY video clips make everything look easy but the reality is a little different. Plastering for example, the experts make it look easy but that’s because they have been trained and are highly skilled at what they do. They have the knowledge, they have the tools, and they have access to the right products for a particular job. They’ll also get the job done quickly and clean up after themselves.

Who should do the work? It is illegal to carry out restricted sanitary plumbing, gas fitting or drain laying work without authorisation. Sanitary plumbing is any work involved in fixing or unfixing any pipe, plumbing fixture or appliance including; any trap, waste or soil pipe, ventilation pipe, or overflow pipe and any pipe that supplies or is intended to supply water. All sanitary plumbing must comply with the Building Code and, where a building consent is required the work must be checked by the building inspector from the building control authority in your area (your local council). A code compliance certificate cannot be issued until the work has been signed off by the building inspector. A certifying plumber is responsible for the testing, verification and the supervision of licensed plumbers, limited certificate (trainee plumbers) and exempted persons. Sanitary plumbing does not include the installation of appliances such as dishwashers and washing machines; the replacement or repair of taps, ball valves and plugs. All Master Plumbers members have a certifying tradesperson on the team. These people have the highest qualification available and are responsible for making sure the company’s work is done competently.

So how do you choose the right builder? People often rely on word-of-mouth, but it’s also important to make sure you take into account builders’ training, skills and experience. Other tradespeople- ask friends and neighbours for recommendations. Social media and web sites are also a good way of finding people and reading comments about their work. If there’s a trade body such as Master Painters or Master Joiners, ask them for a recommendation. Follow up references and ask to look at their work if you feel it necessary. Check any guarantees on offer, the terms and if there is any additional cost involved. Be very clear about what you want and seek the advice and guidance of your builder who often can suggest alternatives. Firm up on your ideas and be specific because the more specific you are the greater chance of getting an accurate quote and minimising the chance for misunderstandings.

Get a number of quotes (not estimates), at least two or three and take time to make sure you are comparing like with like. Agree to the job in writing-what is to be done, how long it will take, labour and materials to be used for the job and the final cost including GST. A small deposit may be required, or you may be able to pay in stages if it’s a larger job. If you have any issues with quality don’t pay until the work is finished to your satisfaction. Consumers can have confidence in engaging a builder that is a member of New Zealand Certified Builders Association (NZCB) for a number of reasons. Key among these is the fact that in order to be eligible for membership, builders must be trade-qualified. Housing companies provide benefits of economy of scale and will cost less than a registered architect for the design and plans. Working with an independent architectural designer, who is not tied to a specific construction company, provides an opportunity for clients to seek tenders for the construction. Most will assist with the consent application process. Independent architectural designers are also more likely to become involved in alteration projects where a client wants to make changes to their existing home. We spend plenty of time outdoors during summer and many people don’t really want to be a slave to a labour intensive garden when they can be relaxing. Our roof works for us day in and day out, protecting us and our belongings from the elements, so it’s important that we take the time to give it the attention it deserves. Inspect your roof on a regular basis for leaves and other debris on the roof and in the gutters. Clean the gutters. Check for breaks or gaps in the seams and make certain that the brackets holding the gutters against the house are securely attached. Flashing is a prime target for leaks simply because it’s covering a hole in the roof. Check the flashing around vents, exhaust pipes and chimneys. Make certain it isn’t bent or

punctured and that the sealant isn’t dried out or loose. Trees that are growing too close to the house can be a hazard to your roof. There’s not only the risk of broken limbs falling on the roof but if they overhang or rest on the shingles, they can abrade the protective stone coating over time. General maintenance should include hosing down every six months any unwashed areas of the roof not exposed to natural rainfall, including fascia and spouting systems. It’s also important to remove any organic growth-lichen or moss build up-as it can damage the surface of the roofing material if left. Use a recognised moss treatment product.
