ata released the Real Estate Institute of New Zealand (REINZ) on 24 October shows there were 96 less lifestyle property sales (-5.6%) for the three months ended September 2018 than for the three months ended August 2018.
“Lovely early spring conditions have prevailed around much of the country, apart from late dumps of snow which benefited the winter sport tourism sector, with one of the stand out features being the spectacular showings of blossoms on cherry trees in many districts and cities.
Overall, there were 1,604 lifestyle property sales in the three months ended September 2018, compared to 1,716 lifestyle property sales for the three months ended September 2017 (-6.5%), and 1,700 lifestyle property sales for the three months ended August 2018.
“Quality properties remain well-sought after and in relatively short supply, as reflected in the median price referred to above,” he says.
7,135 lifestyle properties were sold in the year to September 2018, 860 (-10.8%) fewer than were sold in the year to September 2017. The value of lifestyle properties sold was $5.73 billion for the year to September 2018. The median price for all lifestyle properties sold in the three months to September 2018 was $643,500 and was $48,500 higher compared to the three months ended September 2017 (+8.2%).

Brian Peacocke, Rural Spokesman, at REINZ says: “Whilst sales of lifestyle blocks for the 3 month period ending 30 September 2018 show a reduction in numbers to the lowest level since September 2016, the median sale price has held steady, being very similar to values recorded during the most recent three month period.
Activity included: • a dramatic upturn of activity in the Manawatu district, boosted in part by numerous sales of sections within a subdivision close to Halcombe, reinforced by solid results in the Horowhenua locality • the remaining regions in the North Island, from Northland to Wellington, recorded reductions in sales figures.
Horticulture Farms
For the three months ended September 2018, the median sales price per hectare for horticulture farms was $193,517 (43 properties) compared to $255,351 (39 properties) for the three months ended August 2018 and $189,044 (35 properties) for the three months ended September 2017. The median price per hectare for horticulture farms has risen 2.4% over the past 12 months. The median horticulture farm size for the three months ended September 2018 was nine hectares.

n Hawke’s Bay, when you turn on the tap, you would expect beautiful fresh artesian water to flow. For people dependent on local municipal supplies the water now tastes of Chlorine. The Havelock North water crisis has left a bitter taste in the mouths of many people and will change the way we think about water for many years to come. Poor water quality can be a problem and is just as common in rural water supplies. As the human body is 60% water, we are rather dependent on H2O for good health, but water is also good at carrying soluble minerals, chemicals and other matter, such as the substances that contaminated the Havelock North water supply. One of the most effective means of protecting municipal supplies from bacterial contamination is to Chlorinate the water where a residual of disinfectant maintains some safety across a large network. The disadvantage being that we are left with the taste of Chlorine and in some cases some reaction to this chemical in the water.

As not all water is created equal we use IANZ Accredited Laboratories to identify the contaminants in a supply and design the water treatment to suit your application; so when you turn on the tap, all you are getting is pure, clean water. The water in our region most commonly comes from bores, rainwater or springs. The quality of the water from each varies widely. Bore water is generally safe in Hawkes Bay but the quality is variable, from being some of the best water available to issues of water hardness, staining and taste and odour. Springs in Hawkes Bay generally yield ‘hard water’ and can often be contaminated by ground water runoff. When considering rainwater just look at which way the birds perch when sitting on your gutter. Rainwater is one of the best sources of pure water, but once it runs down your roof it becomes contaminated with bird excrement, rotting tree matter and any number of other hazards, such as lead on older roofs, however these issues are easily addressed by appropriate water treatment. While water quality sounds like a murky subject, any contamination in your water supply is easy to fix. Lime can be removed from water with a softener, making it good for drinking, washing and gentler on your plumbing and appliances. Water Softeners are very effective at not only eliminating water hardness but also great at removing Iron and Manganese, the two elements that most often cause staining in your house. Harmful elements such as arsenic can often be removed from water with Reverse Osmosis using easily installed point of use systems. E.coli is easily combatted with an ultra violet steriliser, which kills harmful bacteria with light, not nasty tasting chlorine and cysts easily filtered out with the correct filtration. And as for that chlorine, we have carbon filters to get rid of that too.
