A restrained early spring market

D

ata released mid-October by the Real Estate Institute of New Zealand (REINZ) shows there were 20 more farm sales (+8.0%) for the three months ended September 2019 than for the three months ended September 2018. Overall, there were 270 farm sales in the three months ended September 2019, compared to 265 farm sales for the three months ended August 2019 (+1.9%), and 250 farm sales for the three months ended September 2018. 1,361 farms were sold in the year to September 2019, 6.7% fewer than were sold in the year to September 2018, with 37.0% less Dairy farms, 3.2% more Grazing farms, 7.8% less Finishing farms and 4.4% less Arable farms sold over the same period. The median price per hectare for all farms sold in the three months to September 2019 was $25,754 compared to $25,447 recorded for three months ended September 2018 (+1.2%). The median price per hectare increased 1.6% compared to August 2019.

“Spring conditions throughout the country are conducive to good levels of production, and blustery, unpleasant, equinox type conditions aside, rainfall to date should ensure a continuation of benevolent conditions for the mid spring period ahead,” he concludes. Points of Interest around New Zealand include: • Eastern North Island - sufficient activity to just register with a scattering of finishing and grazing property sales, most of which occurred in Central Hawke’s Bay; a cross-section of activity in the Wairarapa with a good sale of a versatile intensive arable/finishing unit and a strong price on a bare land block in the wine growing region of Martinborough. • Central Regions - Unsurprisingly, given farmers have been emerging from peak workload periods, no dairy farm sales in the Waikato and minimal activity within

the other categories; a better level of activity in the Bay of Plenty/Rotorua area albeit the two dairy farm sales reflect an intended conversion to kiwifruit, some good prices achieved on finishing units and a crosssection of smaller horticulture property sales • Western North Island - zero activity on dairy units throughout; very light activity on drystock properties in Taranaki, Wanganui, Manawatu and Horowhenua but a stirring of bones with several sales in the arable sector Grazing farms accounted for the largest number of sales with a 35% share of all sales over the three months to September 2019, Finishing farms accounted for 27%, Horticulture accounted for 17%, and Arable properties accounted for 8% of all sales. These four property types accounted for 87% of all sales during the three months ended September 2019.

The REINZ All Farm Price Index fell 4.3% in the three months to September 2019 compared to the three months to August 2019. Compared to September 2018 the REINZ All Farm Price Index fell 3.9%. The REINZ All Farm Price Index adjusts for differences in farm size, location and farming type, unlike the median price per hectare, which does not adjust for these factors. Eight of the 14 regions recorded an increase in the number of farm sales for the three months ended September 2019 compared to the three months ended September 2018 with the most notable being Bay of Plenty (+16) and Otago (+9). Southland recorded the most substantial decline in sales (-16 sales) followed by Auckland (-7 sales). Compared to the three months ended August 2019, six regions recorded an increase in sales with the biggest increase being in both Bay of Plenty and Otago (+4 sales). “Sales volumes for the 3 month period ending September 2019 reflect a small lift compared to 12 months ago, but are consistent with both last month and the equivalent period 2 years ago,” REINZ Rural Spokesman Brian Peacocke says. “As noted, prices remain steady currently on relatively light volumes, but reflect a gradual easing over the last 2 years. “That is a fair reflection on the current market and whilst the outlook remains good in terms of income for sheep, beef, horticulture and dairy, well supported by low interest rates and a benevolent exchange rate, as a result of the overwhelming raft of compliance and water quality issues, coupled with the continuing reports of a restrictive lending environment within the banking sector, a definable mood of caution remains within the rural sector. “That mood will be tested in the coming months as more properties come to the market.

Tikikino Young Farmer Wins Excellence Award A

Tikikino Young Farmer member has just landed back in the country and been announced as a winner of a prestigious national leadership award.

25 year old Kahlia Fryer is one of three people to win a Young Farmers Excellence Award. She convened the 2019 FMG Young Farmer of the Year Grand Final in Hawke’s Bay and is also on the governing board of Hawke’s Bay Netball. Taking out the award, she says it’s awesome to be recognised by her peers and Young Farmers. “It’s my fellow friends and peer group that put my name forward so it’s quite an honour really” she says.

“It’s a way of me expanding my governance skills and contributing as a youth and a woman in leadership.” Kahlia has just returned from overseas after travelling through Europe for ten weeks. She’s now relishing in the freedom of working casually as she looks for full time work in the agriculture sector.

Speaking of her fellow winners, Lisa Kendall and William Robertson, she says they have set a high standard.

Last week she was working on a full farm and then she was selling rams as she continues to help out those around her.

“We’re all doing things in our community and a lot of it is outside of Young Farmers so it shows we’re quite well rounded people.”

The other Excellence Award winners were Lisa Kendall and William Robertson.

To be recognised for convening the 2019 FMG Young Farmer of the Year Grand Final, she says was hard work that has paid off.

Lisa Kendall, Franklin Young Farmers Club, has been recognised for her outstanding leadership and contribution to the food and fibre sector.

“It’s not the reason why anyone ever does it, obviously volunteers are doing it because they want to contribute, but it’s nice to know when you are doing a good job it’s recognised.”

Lisa started Nurture farming in 2016 and uses her business to promote the food and fibre sector. She is at the forefront of on-farm innovation with sheep milking – developing sheep milk soap and hoping to expand into cheese and produce manufacturing next year.

As the voice from Central Hawke’s Bay on the region’s netball governing board, she is also a player, umpire and coach. She has also formerly served as the President of the Lincoln University Students’ Association and national council chair of Student Job Search. She uses the knowledge she gains from being part of formal organisations, to help her with volunteer organisations.

He’s currently studying a Bachelor of AgriCommerce, majoring in international AgriBusiness under scholarships from DairyNZ, FMG and Massey University. NZ Young Farmers Chief Executive Lynda Coppersmith says the quality of nominees this year has been inspiring.

Meanwhile William Robertson, Massey Young Farmers Club, was nominated for his impressive ability to excel in anything he puts his mind to – particularly academically. He’s currently in China studying on a Prime Minister’s Scholarship for a semester.

“It was extremely hard for our judges to choose just three winners, the calibre of nominees was extremely impressive” she says.

The Massey University Young Farmer has notched up an impressive list of academic accolades.

Partnering to tackle climate change H

awke’s Bay Regional Council and 3R Group, with the support of Napier, Hastings, Central HB and Wairoa Councils, are teaming up to hold a business event bringing attention to the impact of accelerated climate change. The event, part of a wider initiative called Climate Action HB, will explore what business needs to do to transition Hawke’s Bay to a low emissions economy. Climate Action HB: Business CoLab on 25 November will focus on the business community, bringing it together to be more connected and focused on meeting the challenges and opportunities of accelerated climate change in our region. Regional Council Chief Executive James Palmer says the council’s role in managing the region’s environment and natural hazards demands that it also takes a leadership role in the region’s response to climate change. “Climate change affects everyone and must be addressed by all Hawke’s Bay communities facing it together. This event is the beginning of a long and

ongoing journey for the region. I’m excited to have all our councils working together and showing leadership to our communities on this issue.” 3R Group Chief Executive Adele Rose has recently returned from the Climate Reality Project Australia leadership training and is a signatory to Climate Leaders Coalition. She says whether you believe climate change is occurring in a natural cycle, or that it’s accelerating due to global carbon emissions from human impact, we cannot deny that Hawke’s Bay as a major food producer and exporter is already experiencing impacts of rapid changes in our environment. “Our people that are negatively impacted are typically those that are less empowered to adapt, therefore it lands at the feet of business owners in Hawke’s Bay to work alongside our councils to lead change,” she says. The Regional Council announced a climate emergency in June and this event is part of the organisational and region-focused work under action to address climate change. 3R Group is a member of the Climate Leaders’ Coalition, launched in July last year to promote business leadership and collective action on the issue of impact of accelerated climate change. The predicted impacts of climate change on Hawke’s Bay include a rise in temperature, fewer frosts, more frequent and more severe droughts with greater fire risk, increased rainfall and flooding intensity, drier winter and spring, and sea level rise resulting in coastal erosion. Kate Taylor has been named Rural Champion in the NZI Rural Women NZ Business Awards 2019.

The NZI Rural Women NZ Business Awards 2019 Join Rural Women New Zealand and Premier Partner NZI in celebrating the innovation, creativity and entrepreneurial excellence of New Zealand’s rural communities at the NZI Rural Women NZ Business Awards.

Kate has worked as a journalist and is the author of 50 Years Young: A History of the Young Farmer of the Year. Her passion for telling New Zealand’s rural story throughout her career has been unwaivering. She has been self-employed for almost 20 years and is thankful that her business meant she could be at home with her children when they were young and then later, be involved with their schooling, sports and her community.

The champion of rural champions The “champion of rural champions” is this year’s winner of the Rural Champion Award. Kate Taylor is the owner of CommuniKate which provides writing, journalism, event management, social media, consultancy and photography specialising in rural interests. Her mission is to make rural New Zealand a better and more sustainable place to live. Kate lives with husband, Thomas, in Hawke’s Bay.

Japanese expat rises to career challenge

F

umiaki Omae, widely known as Fumi, always had a passion for the great outdoors and dreamed of travelling and exploring the world. He grew up in a city close to Osaka in Japan and worked there as a retail manager. One day he had enough of it all and decided to hit the road with nothing else other than a backpack and the spirit of adventure. Destination – New Zealand.

To finance his trip Fumi took up a contractor job as a fruit picker and thinner at the orchard of Robyn and Leon Stallard in Hastings. He was living with other backpackers on the caravan and cabin site which was set up on the orchard. “It was such a friendly and nice work environment, similar to a summer camp. We were even allowed to use the Stallards’ tennis court.” In 2015 he attended an English Language programme at EIT and now, four years later, his English is impeccable. Fumi continued to travel and dropped anchor in Cromwell where he started to study fruit production at Otago Polytechnic. Later Fumi moved back to Hawke’s Bay where he gained a Diploma in Horticulture at EIT. “I was under quite some pressure as I had to pass the course to keep my visa. But the tutors were so supportive,” he says. With more expertise under his belt Fumi returned to the Stallards, this time ready to assume more work responsibility.

“We are only three full-time workers on the orchard, Leon included, and I can do and learn so much.” Other than pruning, thinning and picking, Fumi is responsible for apple quality and irrigation control. He also manages the fruit pickers. Meanwhile, the Stallards’ orchard has become his second home.

Fumi has plenty of reasons to smile as New Zealand has become his new home.

“It’s not easy for a foreigner like me but as the saying goes, you live and you learn. Everything that I do here in New Zealand is a new challenge,” Fumi says. Speaking of new challenges - Fumi is planning on taking the next step up the career ladder. “I want to enrol in the new Diploma in Horticulture – Fruit Production programme at EIT which I can study while still working.”
