Having a new home built to specification is a tremendous opportunity to bring your vision to reality. It requires plenty of planning and patience and a reputable builder. Look for builders who are members of the Master Builders Association so you can enjoy the benefits of the Master Build 10-year Guarantee that provides those building a new home or undertaking a significant renovation, with the best peace of mind that exists in the market. The Master Build 10-year Guarantee provides the most comprehensive cover in the market, including cover if your builder goes into liquidation. The guarantee provides cover for loss of deposit, non-completion and for structural defects, workmanship and materials. Generally, but not always, you will buy the section and then select a builder to work with. Take the time to explore several builders as this is a huge investment and needs to be right. The design process isn’t easy so you will need experts who can help you navigate the process. In this respect it’s important that you have open communication and establish a good rapport with your builder. The design process can, and should be, time consuming as it’s a huge undertaking You can expect to see your house design presented in 3D concept which makes it so much easier than trying to understand builders plans. You should also expect your builder to deal with all “red tape” such as consents and permits and who take care of the total building process. They will use trusted subbies and tradespeople and naturally will set high standards.
Your research might include looking at finalists in the competitions held in your area. There were several stunning local designs in the awards that will now compete in the national awards ceremony on 25 November. There are also numerous companies and franchises that offer full house and land packages and/or home build services only. They will have a selection of home designs that can be adapted to suit your needs or design something especially for you. There are plenty of designs to peruse on websites. There are many showhomes in Hawke’s Bay and Tararua that are great for allowing a good look at the design and quality of the build and chat to sales personnel.

The construction industry has never been so busy and builders are booked up months ahead, some are booked up well into 2024. Fist establish exactly what it is you want building as there are many specialists who excel at their speciality but might not be the right person for your job. For example, if you are building or renovating a new home you’d select from new home builders. Others may offer standard plans and then work with you to modify them. These are more likely to be turn-key houses sold by national or local franchises. When embarking on a building project ask around for references and recommendations from friends and colleagues and physically talk to others who have used their services.

Under the Building Amendment Act, if the work you intend to do includes work to the primary structure of your house or its weather tightness, it is called Restricted Building Work. This work can only be done or supervised by tradespeople who are Licensed Building Practitioners (LBPs). If you want to undertake any building work to your home, you should first assume that it will require a building consent. More specifically, if the work will affect the home’s primary structure, weather tightness or design of fire safety systems (all more complex than you imagine), it is definitely RBW and requires a building consent. If this is so, you need to consider whether to put the chainsaw away and use a Licensed Building Practitioner (LBP) to do, or to supervise the work. The LBP website is very helpful in this regard. www.lbp.govt.nz. If the work is relatively simple, you may wish to engage the services of an LBP to undertake the work for you, however, if your job is more complex, it may be best to employ a site

Their license shows that they: Are competent to meet all the rules (which helps keep you out of trouble). Have technical knowledge of construction methods and practices. Can manage personnel and provide technical supervision and are more likely to help resolve disputes quickly and fairly.

Choose the right professional for the job
People often rely on word-of-mouth, but it’s also important to make sure you take into account builders’ training, skills and experience. If you are new to an area ask friends and neighbours for recommendations. If there’s a trade body such as Master Painters or Master Joiners look at their web sites for members. Check references and ask to look at their work if you feel it necessary. Check any guarantees on offer, the terms, and if there is any additional cost involved. Be very clear about what you want and seek the advice and guidance of your builder who often can suggest alternatives. Be very specific about your requirements so that you will receive an accurate quote and minimise the chance for misunderstandings. Get a number of quotes (not estimates), at least two or three, and take time to make sure you are comparing like with like. Agree to the job in writing: what is to be done, how long it will take, labour and materials to be used for the job and the final cost including GST. Consumers can have confidence in engaging a builder that is a member of New Zealand Certified Builders Association (NZCB). In order to be eligible for membership builders must be trade-qualified. Tradequalification means that a builder or tradesperson has robust minimum standards of training and skill.

Durable glass and aluminium Great strides are being made in New Zealand in bringing up older, damp homes up to habitable standards. There are several grants to help householders improve the warmth of their homes be it heating, reducing damp and conserving energy. With single glazing the heat loss through windows can be 50% of the heat loss with the remaining losses being through the walls, floor and roof. This loss can add substantially to heating bills during the winter. It makes sense to consider replacing single glazed windows with double glazed. While all new homes are fitted with double glazing older homes can be a problem as it is expensive to replace windows. That’s where retrofit double glazing could be a solution. These, when fitted, can reduce noise, reduce heat loss and therefore reduce your power bills. Each retrofit is tailor made for your home. The issue of glazing for a new home will probably fall to the builder to select but there is a wide range of choice these days and there are strict rules about thermal performance depending on the climatic zone you live in. The NZBC sets a minimum R window value that builders and installers will be familiar with. Aluminium doors are windows are very popular and can also help improve energy efficiency about the home. There’s a good selection of suppliers throughout the Bay, in the Manawatu and Tararua districts. Aluminium is often the product of choice when it comes to domestic and commercial joinery, especially windows and doors. Choose from stylish entrance doors, bi-fold doors and sliding doors. There’s plenty of choice when it comes to windows too. Select from sliding windows, casement windows, retrofit windows or louvre windows to name but a few. Car and vehicle windscreens often receive cracks or worse need totally replacing and that calls for specialists in automotive glazing. This is specialist work and with modern cars extra work will be required to recalibrate devices around the windscreen- sensors for example. Minor repairs such as chips are important too and should be attended to as soon as possible to prevent further damage. A small investment in time is well worth it in the long run.

Protection from the elements A roof is a vital part of the structure of a house which can often be taken for granted until there’s a problem like a leak and then it becomes an emergency. A roof protects your home against the weather be it rain, sun or snow. But like most features of a home they also need looking after and regular maintenance. A roof should look good and also be functional but checking over a roof is not the sort of job for amateurs. It’s dangerous and requires professionals to attend to issues whether maintenance, re-roofing, repairing or painting. Roofing contractors will also attend to cleaning, mending broken gutters, replacing eaves, gutters and downpipes. There’s a variety of roofing material in New Zealand including iron, Colorsteel and concrete tiles. There are plenty of options when it comes to selecting installers. Choose from dedicated kitchen installation experts who will design a kitchen to suit your every need. The timber look for worktops and benches, and cabinets, is back in vogue. While white has been popular for a long while we can expect to see colour, particularly darker colours, coming back both in cabinetry and decoration, along with matching accessories such as blinds and chairs. White subway style tiles are also showing signs of declining in popularity.

Flooring-so much choice When it comes to flooring there’s so much choice these days it can be totally overwhelming. While flooring trends don’t change that often you want to choose something that will withstand the test of time as much as possible. In hard flooring there’s been a massive trending away from ceramic tiles to real wood, such as oak, and plank flooring such as laminates that look like wood but don’t cost as much. Engineered timber floors have become extremely popular as there are no issues with buckling or warping and they are very durable, along with timber being a natural insulator. So the choice is between solid timber, engineered timber and laminate and all have strengths and weaknesses. Laminate flooring looks like timber yet is cost effective, easy to clean and low maintenance. Choose from finishes that look like oak, teak in a variety of colours including light grey, natural and varnished. Bamboo is an option for those looking for a hard wood that is incredibly hard wearing and extremely robust. It also has several advantages in that it is natural and sustainable and is therefore a great eco-friendly floor choice. Cork floors, considered old-fashioned until recently, are really making a comeback. Cork is a natural product – it’s the bark of a tree so it’s also sustainable. The advantages are that cork is hard wearing, warm and tough. It’s also very effective at retaining heat.
Sheet vinyl flooring is still a popular choice, especially in bathrooms and kitchens. It’s cost effective, water resistant and there’s a fantastic selection of colours, patterns and textures available. Polished concrete is also a popular option for homes as well as commercial buildings. There are several companies locally that offer grinding, polishing and application of anti-slip materials. Ceramic tiles still have a place in modern interiors, especially those that are being renovated and when the owners wish to retain a time sensitive, authentic look. For example, plain tiles that look like slate or stone, charcoal, white, beige, matt or polished. The choice of floor covering is ultimately dictated by your budget, the area to be covered and the type and frequency of traffic it will receive and don’t forget to factor pets into the equation.

Before you begin renovating or doing work on your home or business, there’s a lot to decide before you get started. All work carried out at your property must meet the requirements of the Building Code, regardless of whether it requires a code of compliance certificate or not. You almost might need to notify your insurance company of renovations to keep within your policy. Landscaping Just as interior decoration is a matter of personal taste so too is the presentation of the external space you own or rent. 26 There are signs all over the country of massive construction
work including new commercial premises, renovations and new housing subdivisions. In addition there’s lots of work underway in out of the way places like farms and forests. Under the contractors heading come many experts that may be general and provide a wide range of services, while others might stick to servicing the agricultural and horticultural sectors. Such specialised work might involve baling, silage harvesting, mowing, buying and selling grass, cultivation and drilling. Then they may clear orchards and vineyards ready for new planting or build retaining walls, effluent systems or even dams. For those with a trusted mechanic you might be reminded when your vehicle is due for a service and/or WOF. Plenty of places even let you book online making the job just that bit easier. It’s also fairly standard to be offered a lift back to your place of work/home or be loaned a replacement car while your vehicle is being attended to. Then there are times when your vehicle just packs in, generally at a very inconvenient moment, and it might need to be towed away or attended by an organisation such as the AA. Ideally your vehicle should be regularly maintained and serviced to avoid breakdowns on the road. Mechanics and auto services are plentiful in the Bay and while some offer general services others are more specific to brands of vehicle or a range of products such as Suzuki or Honda. There are also plenty of businesses offering a more specific range of services like tyre fitting, muffler fitting, batteries, parts, accessories and audio systems to name but a few. Collison repairs and restorations are generally performed by specialists and repairs might be specified by your insurance company. Smaller jobs like windscreen and other auto glass repairs can generally be fixed very quickly by specialists. Hybrid cars and electric vehicles do need servicing, although less than petrol or diesel powered vehicles. As their popularity grows so does the number of mechanics/ technicians able to deal with regular servicing.

All MTA members are bound to strict criteria which mean that when you use an MTA member, you can expect to receive the highest quality service. Making sure you use an expert and not a cowboy when it comes to sign making. Sign makers are professionals who design, create, and install signs for businesses. When choosing a sign maker, it pays to ensure you have a credited trades professional conducting the work. Three factors when choosing a sign maker include the cost of service as a lower rate does not guarantee best results, the reputation of the sign business based on reviews from past clients, and the companies experience in sign making. Qualified sign makers will hold the NZ Certificate in Sign Making Level 4 which takes around 3.5 to 4 years to complete through an apprenticeship programme. The NZ Sign and Display Association (NZSDA) maintains a list of members on their website www.nzsda.org.nz where you can search for a sign maker. Members are part of a trusted network of signage/display professionals who meet regularly at a local and national level. Membership criteria ensures a high level of quality and includes being able to prove sound ethical and honest business practices, industry experience and knowledge, the willingness to share knowledge and network with other industry professionals and commitment to participate with Association meetings events and conferences.

Another mark of quality to look for when choosing a signage professional, is the Master Sign Maker Accreditation. This accreditation is awarded through the NZSDA and is conducted by an approved NZSDA auditor who assesses sign making systems and policies.

Don’t DIY with electricity There is some electrical work you can do in your own home. However, it is crucial you are appropriately skilled and understand exactly what the work you are carrying out will involve. WorkSafe does not recommend that you do any of your own electrical work unless you have the necessary skills and knowledge. However, as a member of the public, the law allows you to carry out some of your own electrical work. Before you do any work, make sure that you have the necessary knowledge and skills, the power is turned off and you are not working where conductors or terminals are live or could become live. What electrical work can I do? You must own and live in the property to do the following work on low voltage electrical installations when there is no payment or reward: • Remove and replace any of the following kinds of fittings, where the work does not involve work on any switchboard: • switches, socket outlets, permanent connection units, light fittings, batten holders, cord grip lamp holders, ceiling roses, flexible cords connected to any permanent connection unit, ceiling rose, or cord grip lamp holder, water heater switches, thermostats, elements. • remove and replace fuse links. • connect and disconnect fixed wired appliances. • relocate existing switches, socket outlets, and lighting outlets that are supplied with electricity by tough plastic- sheathed cables.
• Install, extend, and alter sub-circuits (including sub-mains), provided that you: • must not enter (whether personally, by holding any material or equipment, or otherwise) any enclosure where live active conductors are likely to be present. • cannot connect your work to the electricity supply yourself. • must get the finished work tested and connected by a licensed electrical inspector who will verify the safety of the completed work before connecting it.
