n June, the Manawatu-Wanganui market saw a record high median price of $370,000, up 23.3% when compared to the same time last year. The Manawatu-Wanganui region also had three record median highs in the Palmerston North City District ($460,000), the Whanganui District ($295,000) and the Ruapehu District ($300,000 - 9 years since prior record). The number of properties sold under $250,000 decreased from 35% to 18% year-on-year, while the number of listings sold between $250,000 - $750,000 increased by 17% year-on-year. As interest rates fall and the availability of finance increases more first home buyers are active in the market, however, they are hampered by the lack of available properties and lower priced properties on the market. New listings have decreased this month by 2.2% compared to June 2018 with fewer median days to sell, down 5 days year-on-year from 35 days in June 2018 to 30 days in June 2019. The Manawatu/Wanganui region was among two other regions, Otago and Gisborne, with the third lowest median days to sell a property. The REINZ House Price Index in this region also reached a new high with an increase of 18.3% year-on-year to 3089, reflecting the strength of the region.” Bindi Norwell REINZ CEO

• Days to Sell decreased 1 day. Our seasonally adjusted results tell us that, compared to what we expect when moving from May to June, the observed increase in median price was larger than expected and the observed decrease in sales count was
smaller than expected. The current Days to Sell of 30 days is much less than the 10-year average for June which is 49 days. The level of inventory available for sale currently sits at 10 weeks, one week more than in June 2018.

The days to sell trend has been improving over the past six months. The House Price Index has had the second strongest increase over the past three and 12 months of all the regions.

Middle of North Island & bottom of South Island strongest price growth in June
M
edian house prices across New Zealand increased by 4.5% in June to $585,000, up from $560,000 in June 2018, an equal record with the price set in March this year. These results are relatively consistent with the REINZ House Price Index (HPI) which saw property values increase 1.7% annually.
Median price increases for New Zealand excluding Auckland were even stronger, increasing by 5.4% to $485,000, up from $460,000 in June last year. Median house prices in Auckland remained at at $850,000 exactly the same price as last month and as the same time last year. In contrast, the REINZ HPI showed property values in Auckland falling by -3.5% indicating
that parts of Auckland have experienced some moderate cooling.

“The Manawatu/Wanganui region saw the strongest growth in median price in June with a 23.3% increase to a new record median price of $370,000. This was the result of a 17.8 percentage point decrease in the number of properties sold below the $250,000 mark and a 17.5 percentage point increase in the number of properties sold in the $250,000 to $750,000 mark. “It was a similar picture for the Tasman region, with the record median price of $642,000 the result of no properties being sold below the $250,000 mark in the region, and a 9.4 percentage point increase in the number of properties sold in the $750,000$999,999 price bracket,” continues Norwell.

“Predictably, Auckland’s median price hit the $850,000 mark – again; with no move in the median price as we’ve seen for some time now. Looking across the region, median prices varied significantly – for example the Waitemata and Gulf Ward saw a median price increase of 16.3% year-on-year, yet the Orakei Ward saw a decrease of -11.9% annually,” says Norwell. “Median prices have continued to hold up across the country in June with a record equal seen for New Zealand at $585,000. Looking at the country as a whole, median prices increased annually in 12 out of 16 regions, were flat in 3 regions (Auckland, Waikato and West Coast) and fell in Marlborough,” continues Norwell.

enerally, trees can withstand abnormal weather conditions providing the trees are healthy and in good sound condition.

The Bright-Line Test – 2 Or 5 Years? By Jennifer Cameron Registered Legal Executive

uyers and sellers of residential properties (or residential land) need to be aware of the brightline test to escape unnecessary tax. The bright-line test was implemented in 2015 and updated on 29 March 2018.
Previously, proďŹ ts on the sale of a property could be taxable if the property was bought and sold within a 2-year timeframe. This has now been increased to 5 years, meaning that a seller must hold the property for 5 years, otherwise any proďŹ t on the sale is taxable income. A property purchased between 1 October 2015 to 28 March 2018 is subject to the 2-year rule, and a purchase from 29 March 2018 subject to the 5-year rule.
This test does not apply to your main home, farmland, business or commercial premises, if the property is transferred to you in a relationship property settlement, or where you inherited the property. Retrofitted blown-in insulation
W
hy Wall Insulation? A typical 100 square metre home has about 80 square meters of exterior wall. So, it’s no surprise that walls lose about 20% – 30% of the heat lost from the home with no insulation. Once the ceiling and floor are insulated the percentage heat loss through the walls increases dramatically. All homes built since 1974 have been built with some level of wall insulation so we’ve been aware of the benefits for decades. When your older home is completely insulated, including outside walls, your home will be more energy efficient and so a lot warmer and mold growth won’t be supported, because it’s drier. Heating bills will be less and your home will be quieter. You will have the warm wall feel of a newer home with the charm and character of an older home!

1. Know your budget. Have a clear idea of your budget for the renovation, this is important to know at the outset! Your budget can be influenced by so many things, so if you’re wondering what a realistic budget is and what you need to include in it, check out a few of our Room Reno videos on our YouTube page. Winter Maintenance Tips
I
t’s always a good idea to make sure your property is ready for winter. Here are some tips for maintaining and adding value to your property during the winter months.
Pipes, Plumbing & Guttering
With winter comes rain, and that can mean overflowing gutters and water coming into the property from leaks and exterior damage. • Check that your gutters, downpipes and drains are free from leaves and other potential blockages, and that nothing needs cleaning or repairing. • Check flashings and the roof to ensure there are no leaks or worn tiles. This is to prevent water leaking into the property. • Consider installing leaf guards on the gutters and extensions on the downspouts to direct water away from the property, and to prevent overflow.
Heating
A home with effective heating options is always a plus for tenants and home buyers alike. • Good heating sources include modern wood or wood pellet burners, heat pumps, and flued gas heaters. Avoid unflued gas heaters as they can increase condensation. Carbon dioxide, carbon monoxide and nitrogen oxide can form when gas is burned in an unvented heater.
• Thick, thermal-backed curtains are a great way to keep the heat in and the cold out, helping to reduce your tenants’ or your own heating bills. • If you already have a heat pump, ensure you get the filter changed and ensure the exterior unit is free from excess leaves, debris, etc. If your property has a fireplace, it’s important to have it cleaned every year.

• Most insurance policies include a condition that fireplaces must be cleaned annually. If you do not comply, your policy may be deemed to be invalid in the event of a fire. • If the fireplace doesn’t get used, consider blocking it off as this will reduce warm air escaping the house.
