Patrignone…. home to Il Riposo ‘The Retreat’ • • • • • • •
Patrignone is a beautiful, historic 12th century medieval borgo (hamlet), 20 minutes from the coast and 30 minutes from the mountains in Le, Marche, Italy. Famous as an important cultural centre between the 15th and 17th centuries, it was home to well known painters, sculptors and historians. An enormous miracle is reported to have taken place here in 1260 as shown in the inscription on the ‘Porto del Borgo’. Walking around the cobbled alleyways you feel the aura of this special village. 256m above sea level, the village has stunning views and is built on a rock surrounded by two gorges. It is a frazione of the medieval town of Montalto delle Marche, 3 minutes drive away. A small supermarket, cafe bar and restaurant are an easy walk away. Montalto is a short drive up the hill and was the home of Pope Sisto V, elected in 1585 and he made Montalto a Papal state during his reign. The Cathedral in the main square is truly magnificent. There are a variety of shops, bars and restaurants and many beautiful historic buildings.

n! Arhabile THE TOP SCOTS DESIGNER SHARES HIS HOMES NEWS AND VIEWS
We're cdl set to share our The door into summer £8) Italian idyll
AS summer gives way to autumn, it's good to keep that happy sunny feeling in our homes — and we can keep our spirits up by using floral patterns and scented candles in our interiors, Even if our eyes are missing sun-drenched views outdoors we can at least keep that magical feeling alive indoors, Imagine getting home on a dark evening and opening the door to be greeted by bright flowers and beautiful scents — it's guaranteed to make you feel better. Prestigious Textiles do a range of wonderful floral patterns from opulent ferns to beautiful blooming roses, If you're not planning a full makeover, you can also use these as detailing in your existing decor. You can use your sense of smell to bring back a little of that summer feeling too — using aromatic candles. It's easy to pick them up at the local supermarket but my advice is to spend a little more because the effectiveness of your candle is all to do with the essential oils blended into the wax, Well established firm Shearer Candles (shearercandles, com) have for years kept my home looking and smelling good, Their range is well worth trying and, with the right fragrance, a dull, dark September evening can be given a 'spring' uplift, Black Vanilla blends the k luscious orchid flavour with sweet maple and a hint of nutty walnut, while Evergreen brings the fresh scent of the forest indoors, As we move into winter, you can bring on a festive feeling with the correct fragrances — a mix of festive spices, juniper berry and white heather is perfect for the run-up to Hogmanay, Meanwhile, The Gathering — an aromatic blend of fresh citrus, moss and green leaf — should prove popular for the Year of Homecoming Scotland 2014. Another great way of keeping nature alive is to look at fabrics, It's now very trendy to use floral and leaf patterns in your home decor, A floral window blind, for example, is great for cheering up a room, Or try new cushions in natural colours mixed with floral prints, Framed sunny scenes and a few well-chosen fake floral displays can keep our homes fresh till spring!

I WANT a feature light for my hall that will give an overall glow. I have no room for furniture and only one corner next to the kitchen door. Any ideas? Sharon James, Livingston. How about this unusual designer affair? The base glows and, while it's quite pricey, it's both a coat stand and light — ideal when space is tight. £295 from gomodern.co.uk

S an interior design expert, Dawn Cava nag hHobbs has an eye for things of beauty. And she admits she was instantly hooked by the delights of Italy during a visit there, Now Dawn and her husband Michael — who was brought up in Drymen, Stirlingshire — have followed up on their passion with a property project that's winning admirers, "The first time Michael and I went to Italy over a decade ago we completely fell in love with it," Dawn told The Sunday Post, " It was the food, the wine, the people and the design. "We pretty much made an instant decision that was where we wanted to be and create something, "We started looking in Tuscany but unfortunately I think that has been spoiled a bit by mass tourism. "A friend told us about a region we'd never heard of called Le Marche, It's in central Italy — near Tuscany, Umbria and Lazio — overlooking the Adriatic Sea, "It's full of lovely hilltop medieval towns with olive groves, lavender plantations and vineyards," Together Dawn and businessman Michael — who bought the Adams childrenswear chain from Sir Philip Green in an £87million buy out in 1999 — snapped a five-acre estate near the village of Montefiore dell'Aso, The stunning property boasts its own olive groves and vineyards, Then the couple began meeting holiday home owners in the area, " Most of them were only using their properties a few weeks a year,"
By Bill Gibb bgibb@sundaypost.com Dawn explained, "They spent most of their holiday time tidying the garden, dusting down the house and doing running repairs," An idea began to brew, After going to a "fractional ownership" seminar in San Francisco, the couple decided they could do an Italian job on it, Fractional ownership was originally developed in the world of corporate aviation — where businesses bought shares in jets rather than incur the expense and running costs of buying a plane outright, Dawn and Michael have imported that concept to their Italian dream, "I think fractional ownership is the wise man's way of owning a property abroad," explains 53-year-old Dawn, "You can buy into a property of a much higher value than you would by buying outright. "With timeshare you are buying time, here it's like buying a share in the company. "As the property prices go up your share price goes up," The pair have set up a company, Appassionato, to administer two properties on their Giacomo Leopardi estate, Each haslOowners who take five weeks share apiece, The first property has four bedrooms, the second, the original old farmhouse, has five, Current prices start from £105,000 with an annual service charge on top, "I did all the interiors and it was great working with local craftsmen," added Dawn. "An artisan created elegant handmade wall lights and the blacksmith made stair railings, So we helped local trades stay in business." • FOR more visit appassionata.com

What is Fractional Ownership at Appassionata? ‘Shared Freehold Ownership in Perpetuity’ •
Fractional Ownership is a simple way to buy a share in a luxury holiday home. It is a tried and tested formula and our legal structure has been created by specialist law firm Howard Kennedy, based in London.
•
Fractional Ownership is a growing market and now considered to be one of the most financially astute ways of purchasing overseas property.
•
Fractional Ownership allows a number of buyers to collectively own a property, which is professionally managed and maintained.
•
As a lifestyle investment, fractional ownership makes sense. Owners are investing in ‘bricks and mortar’ and an asset that can be passed on to family.
•
On average, a traditional holiday home owner only uses their property for 40 separate nights – but pays for the whole year, whereas fractional owners don’t have the financial burden of maintaining the property all year round, as the running costs are shared between owners making fractional ownership a truly affordable option.
•
IL Riposo is owned by it’s members, through a UK based non-trading limited company and are operated exclusively for owners enjoyment.
•
Italian title to the estate is held in this UK company. When owners wish to sell, gift or transfer their membership it is a simple and straight forward process and can be executed from overseas. It does not involve the complexity, or cost, of transferring property through the Italian legal and tax system, this has already been taken care of. We have successfully undertaken a number of resales on behalf of owners.

•
Want to buy the weeks you are actually going to use each year.
•
Want to align your costs with your usage.
•
Would love to make a lifestyle investment that you can share with family & friends.
•
Would like to own a more luxurious home than perhaps you could otherwise afford.
•
Are on a limited budget but would still like to own a home in Italy.
•
Don’t want to pay the annual costs of running a full freehold property.
•
Want a fully furnished luxurious property.
•
Would like your holiday home to be managed and serviced, your holiday starts the minute you arrive!
“ Seen through the prism of a global downturn, fractional ownership has become a strikingly attractive and popular option” Financial Times

The Residency Calendar is fair and equitable ensuring all owners have annual access to the peak months, it is simple to operate and provides flexibility for all owners. Using the annual reservation system owners will reserve 2 weeks over the peak period (May to the end of September) and then reserve their remaining 3 weeks during October to April, in any combination, on a rotating priority basis. There are 10 members in the priority system for each residence. Priority is established on who became an owner first, then second etc. Each year the priority changes by owners moving up the priority list, so if you are fifth one year you are fourth the next and so on..... To be even more equitable the owner who has first choice for the selection of peak weeks will have the tenth choice for non-peak weeks. This way the reservation process, for the two different periods of residency is fair and equitable. Weeks can be exchanged with co-owners, used by friends and family or rented to a third party. Appassionata holds two weeks for maintenance purposes that can also be exchanged when possible. The reservation process will take place during September each year for the following year.
