County changes code to residential lot size By ALDO NAHED aldo@forsythherald.com FORSYTH COUNTY, Ga. — Forsyth County Commissioners have changed the county’s Unified Development Code as it relates to lot space of residential homes. Residents have been complaining to county leaders that the rapid growth, especially in south Forsyth County and the high density under current zoning standards for Residential 3 are too lax and allow for rampant growth. The zoning issue was first heard during a public hearing by the Planning Commission on July 29 and the Board of Commissioners was asked at their Oct. 2 public hearing to revert to the residential standards used prior to July 2013.
At that time, the Residential 3 lots standards were lowered to 10,000 squarefeet. Commissioners voted unanimously to change the Residential 3 zoning performance standards that include modifications of lot sizes to be a minimum of 14,750-squarefeet, 2.2 units to the acre maximum density, 15 percent of open space and a minimum lot width of 70 feet.
